Expansion joint sealing for commercial buildings in Little Venice
We’ve been sealing expansion and movement joints for over 20 years. Our applicators are CSCS-carded, we are CHAS accredited and a Constructionline member, and we carry five million pounds of public liability insurance. Workmanship is backed by our 12-month guarantee. We work on cladding panel joints, precast concrete panel joints and brickwork movement joints, and what we’re called in for most is damp inside where a wall movement joint has failed and water dripping through deck or ramp joints. For commercial sealant work in Little Venice, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.
London’s floor joints are concentrated in warehouses and trade units, car parks, podiums and decks. In Little Venice, as everywhere in London, access, loading and the ULEZ all come into the plan.
The 12-month guarantee covers our workmanship: preparation, application and finish. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

Honest limits
Part of a good diagnosis is knowing where sealant stops. You will hear from us if the cause turns out to be one of these:
- Joints too narrow for the movement, which need redesigning by the engineer
- Broken or spalled joint edges, which need repairing before any sealant goes in
- Cracking or settlement that calls for an engineer’s assessment
If you are not sure, just ring 01277 525 020 or email drawings and photos and we’ll give you a straight answer.
What we seal
- Car park decks and ramps
- Brickwork movement joints
- Precast concrete panel joints
- Blockwork control joints
- Podiums and floor movement joints
- Cladding panel joints
Looking after the joints
Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:
- Reopen bays and walkways only after the stated cure time
- Avoid parking heavy plant or pallets on joint lines
- Clear dirt from joint lines during routine cleaning
- Note which joints were done, when, and with what
Our workmanship on movement joints carries a 12-month guarantee. Record which product went into which joints in the building file, so the next reseal starts with the facts.
Joints sealed at the same time generally fail around the same time. It pays to check every joint, not just the obvious one so you can prioritise and budget. We’ll tell you which movement joints need doing now and which can wait.
What the job involves on each surface
Cladding panel joints
Metal and composite panels shift considerably as temperatures change. A sealant with the right movement class is chosen, and we will confirm the colours available for the specified product.
Podium joints
On podiums, the joint can belong to a larger waterproofing detail. We reseal the joint where sealant is the specified fix and flag it if the membrane looks like the source.

FAQs: Little Venice
Do you take on work at healthcare sites like St Mary's Hospital?
Yes, healthcare and care buildings are part of our work. Work is phased so departments keep running, under the site’s own rules.
Does your area include sites such as The Quadrant Business Centre, near Little Venice?
Yes. We cover Little Venice and the area around it, including industrial estates, business parks and retail parks such as The Quadrant Business Centre. Photos and a short description are enough for a first look.
Will you just go over the old sealant?
No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.
What sealant do you use in movement joints?
The specification comes first, then the joint’s movement and exposure. The quote states the sealant and its movement class.
What hours do you work?
Mention the site’s hours and access windows in your enquiry, and we’ll plan around them. Our office runs Monday to Friday, 8am until 5pm.
Can you handle several sites?
Yes. We take on portfolio and planned maintenance work, with each site phased to suit its occupants.
Are you CHAS accredited and on Constructionline?
Yes. Mastic Doctor is CHAS accredited and a Constructionline member.
On site: what to expect
We schedule the visit to fit the site hours and access windows you give us. While we are working, the area stays contained and tidy, and your contact hears from us before we move to the next area. All of Greater London is in the ULEZ, and kerbside space in Little Venice can be scarce. Let us know about any on-site parking or loading arrangements when you send the job details.
- We look at the joints, their width and how they’ve failed.
- Next, we fix a price and confirm the sealant we propose for the movement.
- Old sealant and filler are cut out and the joint faces cleaned back to sound material.
- Backing rod goes in at the right depth, or bond-breaker tape where the joint is shallow.
- Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
- We check every joint before sign-off, and the work carries our 12-month guarantee.
Before we start on site
- For older buildings, check the asbestos register before work
- Confirm the product named in the specification
- Warn occupants and staff about the work

Advice
Why act early in Little Venice
Some quotes just add sealant over the old bead. A bead over the old seal can’t bond or flex and soon lets go. We cut out the old seal and prepare the faces every time. Repeat call-outs disrupt occupied London buildings, so cutting the old sealant out fully and doing it right once is the better route.
We don’t publish prices, because the scope varies so much from one building to the next. Call for a quote and we will price your job on its own details.
Why appoint us

What we are called out for in Little Venice
Sealant peeling cleanly off one side is an adhesion failure. Dusty, damp or contaminated faces, a missing primer and three-sided adhesion are the usual causes and it often shows on rushed work.
What tends to prompt an enquiry:
- Water getting into the wall through a failed joint
- Torn sealant in brick or block movement joints
- Joints packed with grit and debris
- Sealant pulling off the joint face
For an estate such as St Mary's Hospital, which lies south-east of Little Venice, the joints in ramps, decks and long building elevations all need attention over time.
What your quote should include
- Who will actually carry out the work
- How long is the guarantee, and what does it include?
- Proof of insurance
- Is the sealant right for the movement and the substrate?
