Work for main contractors and building owners

We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. Foots Cray can form part of a wider programme across Greater London.

Main contractors use us as their sealant subcontractor. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.

About our expansion joint sealing in Foots Cray

We’ve been sealing expansion and movement joints for over 20 years. CHAS accredited, Constructionline member, CSCS-carded applicators and five million pounds of public liability insurance. Each job is backed by a 12-month guarantee on the workmanship. If you are dealing with chipped joint edges on forklift routes and water getting into the wall through a failed joint, we can put it right. Looking for mastic applicators who cover Foots Cray? We have been sealing commercial buildings since 2005.

Most London buildings can’t shut a car park, loading bay or warehouse floor for long. Joints are done in sections, with bays coned off one after another, so the site keeps operating.

We stand by our work with a 12-month guarantee. It covers how we prepared and applied the sealant, and we come back if anything isn’t right.

Your questions answered

Can you cope with the access rules in a London building?

Yes. Booked loading bays, goods lifts and permit-to-work systems are normal for London jobs. Share the building’s contractor rules and we will work to them. We allow for the ULEZ, which covers every borough

Do you cover business parks and estates near Foots Cray, such as Crayfields Business Park?

Yes. Estates, retail parks and business parks around Foots Cray, Crayfields Business Park among them, are all within reach. Send details of the unit and the work through our quote form for a quick quote.

Can you work on car park ramps and decks?

Yes. These joints take wheels, salt and water, so product choice matters, and we’ll tell you if any edges need repairing first.

Why do our movement joints keep failing?

Normally the joint is moving more than the sealant can take. We review the joint design as well as the sealant before pricing so the same failure isn’t repeated.

What happens if old sealant might contain asbestos?

Managing asbestos is the dutyholder’s responsibility, so we’ll ask for the register before work on an older building. Work pauses if suspect material is found, until it has been tested.

When is resealing likely to be due?

There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.

Can weather delay the job?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Internal work is far less affected.

Slabs, ramps and loading bays in Foots Cray

Foots Cray has at least three named business or industrial parks inside a 3-mile radius. Sites like these are full of saw-cut floor joints, yard slabs and car park joints. Basement car parks and service yards in London tend to be in use all working day, so we seal in sections and hand areas back as each cures.

For buildings at a park such as Crayfields Business Park (0.6 miles south of Foots Cray), brick and panel movement joints are easy to forget until one leaks. Another example is Crayfields Industrial Park, 0.8 miles to the south of Foots Cray, where floors and yards would be done in stages around the occupiers. Hospitals like Queen Mary's Hospital (0.5 miles west of Foots Cray) have multi-storey or surface car parks whose joints carry vehicles round the clock.

Aftercare for building managers

A few simple habits keep the new joints working:

  • Treat a small split as a warning, not a cosmetic issue
  • Sweep decks, ramps and floors so grit doesn’t collect in the joints
  • Include every elevation and deck joint in periodic inspections
  • Record the sealant used and the date in the O&M file

Debris does more harm to joint sealant than most people realise. Grit trodden or driven into the joint works at the surface until it tears, especially on car park decks and warehouse floors. Regular sweeping keeps joint lines clear.

Unsupported floor joint edges spall under forklift and pallet-truck wheels. Broken arrises jolt trucks, loads and drivers. Sealing early protects the edges.

When it isn’t the sealant

Not every problem is a sealant problem, and we are upfront when that’s the case. These need a different solution:

  • Joints too narrow for the movement, which need redesigning by the engineer
  • Movement on a scale no sealant is meant to absorb
  • Concrete or masonry repairs along the arrises

Not sure which it is? You can give us a call on 01277 525 020 or email us and we’ll tell you honestly before you book.

What we seal

  • Blockwork control joints
  • Car park decks and ramps
  • Precast concrete panel joints
  • Cladding panel joints
  • Podiums and floor movement joints
  • Brickwork movement joints

From enquiry to sign-off

We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish. Most London premises stay occupied while we’re on site, so we agree zones and timings with the building or facilities manager. Areas are handed back as each section is finished.

  1. We start with photographs, approximate lengths and any drawings, visiting where needed.
  2. Joint widths and expected movement are checked against what the sealant can take.
  3. Old sealant and debris are cut out of every joint.
  4. Any broken arrises or friable edges are flagged before work goes further.
  5. A sealant suited to the movement and traffic is laid to depth and tooled.
  6. Each area is handed back after its cure time, under our 12-month guarantee.

What we need from you

  • Agree which areas must stay open
  • Make sure the joints can be reached
  • Tell us your opening times and when work is allowed

Why it’s worth doing now in Foots Cray

Closing a car park for a reseal is rarely an option. Work can be planned so parts of the deck stay open, compared with a full closure. We agree phasing with you before work starts. Access in London is hard enough to arrange once, so it makes sense to deal with every failing joint while access is in place.

There’s no price list, because the scope varies so much from one building to the next. For a fixed figure, call for a quote and we’ll price your job on its own details.

Different surfaces, different methods

Internal floor movement joints

Floor joints include saw-cut joints and construction joints. A semi-rigid filler is common in trafficked industrial floors.

Podium joints

Podium decks are exposed and often trafficked. We choose a product that copes with feet, wheels and weather.
