Common problems we fix in Canary Wharf

When a bead pulls away from one face, it has lost adhesion. Poor preparation, a skipped primer, or sealant bonded to the back of the joint are typical reasons and it often shows on rushed work.

Clients usually get in touch after noticing something like this:

  • Hardened, cracked sealant on exposed facades
  • Chipped joint edges on forklift routes
  • Damp inside where a wall movement joint has failed
  • Sealant pulling off the joint face

Another example is Thomas Road Industrial Estate, 0.8 miles to the north of Canary Wharf, where floors and yards would be done in stages around the occupiers.

What to look for in a quote

  • Will failed sealant be removed rather than covered?
  • Health and safety accreditation such as CHAS
  • How long is the guarantee, and what does it include?
  • Whether primer will be used where the manufacturer specifies it

How we handle expansion joint sealing in Canary Wharf

We have been sealing expansion and movement joints for over 20 years. CHAS accredited, Constructionline member, CSCS-carded applicators and five million pounds of public liability insurance. Each job is backed by a 12-month guarantee on the workmanship. If you’re dealing with car park joints leaking onto vehicles below and layers of sealant in a movement joint, we can put it right, whatever the surface. For commercial sealant work in Canary Wharf, you deal with one contact from quote to sign-off, whether it’s one building or several.

London’s floor joints are concentrated in warehouses and trade units, car parks, podiums and decks. In Canary Wharf, as everywhere in London, access, loading and the ULEZ all come into the plan.

We stand behind the joints we seal: 12 months, guaranteed. It covers how we prepared and applied the sealant, and if something we did falls short, we return to it.

Diagnose, treat, sign off

We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, primer goes on where the manufacturer specifies it, and the sealant is tooled off neatly. Most London premises stay occupied while we are on site, so we agree zones and timings with the building or facilities manager. Areas are handed back as each section is finished.

  1. We assess the joints on site or from photos, noting widths and how each has failed.
  2. A fixed quote names the sealant we propose and its movement class.
  3. Phasing is agreed so decks, floors or entrances can stay in use where needed.
  4. We strip the old sealant or filler and prepare each face until it’s sound and dry.
  5. Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
  6. We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.

Advice

Keeping the joints sound

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Clear dirt from joint lines during routine cleaning
  • Put movement joints on the planned maintenance inspection round
  • Avoid parking heavy plant or pallets on joint lines
  • Act on the first tear or lifting edge rather than waiting

Snow ploughs and scrapers catch on joint lines. Raising blades over joints where possible protects the seal and a look at the joints after winter catches any damage.

Floor joints with failed fillers break up quickly under wheels. Damaged edges make the floor rough and wear wheels faster, and the damage spreads along the joint. Keeping the filler or sealant sound protects the floor.

Owners, agents and contractors

Main contractors use us as their sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first, and our applicators hold CSCS cards.

As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

Joints that move: notes for Canary Wharf

In London, decks, bays and service yards typically have to keep running, so we seal in sections and hand areas back as each cures. The 3 miles around Canary Wharf take in at least three named trading estates, business parks or retail parks. That puts plenty of warehouse floors, service yards and car parks close by, all with joints under traffic.

Large sites such as The London Independent Hospital, 1.6 miles north-west of Canary Wharf, have car parks, service roads and long elevations with movement joints in brick and panels. Retail centres such as Surrey Quays Shopping Centre, 1.4 miles south-west of Canary Wharf, have floors, service yards and car parks with joints under constant traffic.

Canary Wharf is about 2 miles north-west of Greenwich, in Greater London. Across the E14 postcode area, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. 764 places across Greater London fall within our area, Canary Wharf among them.

Postcode districts covered here: E14, SE16 and E22 for movement joints. Among the streets we cover are Castor Lane, Cassilis Road and Dockyard Lane, and sites on any of them can send details for a fixed quote. Being close to the A1261, Canary Wharf is straightforward for us to reach. Close to Canary Wharf, our area also takes in London Docklands (1 mile east), Poplar (1 mile north-east), Heron Quays (1 mile south-west), Coldharbour (1 mile east) and Blackwall (1 mile east). Nearby towns on our patch include London (3 miles west), City of Westminster (6 miles west), Marylebone (6 miles west), Kensington (8 miles west), St Pancras (4 miles west) and Shoreditch (3 miles north-west).

Around Canary Wharf

Recent enquiries here include premises near Tower Hamlets College, Sir John McDougall Gardens and The Ledger Building pub and the streets around them. Canary Wharf has its own railway station: Canary Wharf station. Other landmarks nearby include The Pumphouse Educational Museum (0.8 miles west) and Surrey Quays Shopping Centre (1.4 miles south-west). Not far away are St. James's Park Lake and Tower Hill.

When to bring in a specialist

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Common questions from Canary Wharf clients

Is hospital work, at somewhere like The London Independent Hospital, something you do?

Yes, provided the work is planned with the site’s estates team. Work is phased so departments keep running, under the site’s own rules.

Do you cover business parks and estates near Canary Wharf, such as Poplar Business Park?

Yes. We cover Canary Wharf and the area around it, including industrial estates, business parks and retail parks such as Poplar Business Park. To start, just phone 01277 525 020 or use the quote form with the unit, the joints involved and your access times.

Can you quote from photos?

That depends on the size and complexity of the job. Simple work can often be priced from photos, while larger or less clear jobs get a site visit first.

How long does movement joint sealing take?

Expect anything from part of a day to a couple of weeks, depending on joint lengths, widths and access, with phasing where areas must stay open. Cure time before reopening is confirmed on the day.

What guarantee do you give on joint sealing?

Each job is backed by a 12-month guarantee on the workmanship. Damage from later works or traffic loads outside the joint’s design isn’t a workmanship fault.

Does the weather affect joint sealing?

The joint has to be dry, and the air and surface temperature inside the product’s limits. Frost, rain and condensation on steel or concrete can hold up external work, so we plan with the forecast in mind.

How do we ask for a quote?

The quote form is the simplest route, though you can also give us a call on 01277 525 020 or email the details over. Include photographs or drawings if you have them.

Honest limits

We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:

  • Joints too narrow for the movement, which need redesigning by the engineer
  • Damaged metal nosings or cover plates over a joint
  • Structural movement beyond what the joints were designed for (that needs a structural engineer)

Not sure which it is? You can call 01277 525 020 or email drawings and photos and we will tell you honestly before you book.

What we seal

  • Car park decks and ramps
  • Blockwork control joints
  • Precast concrete panel joints
  • Podiums and floor movement joints
  • Cladding panel joints
  • Brickwork movement joints
