Maintenance after handover

After handover, these steps help:

  • Check joints after long freezing spells
  • Include every elevation and deck joint in periodic inspections
  • Note which joints were done, when, and with what
  • Keep scrapers and ploughs from dragging across joint sealant

Our workmanship on movement joints carries a 12-month guarantee. Record which product went into which joints in the building file, so the next reseal starts with the facts.

Once debris packs a failed joint, the structure has nowhere to expand. The edges then take the pressure and start to spall. Keeping the seal sound avoids all of that.

Expansion joint sealing for commercial buildings in Temple Bar

Few joints take as much punishment as those in a car park. Tyres load the edges, and de-icing salts and water work into any gap, so failed seals soon lead to leaks onto the level below and broken edges. A sealant suited to traffic and the expected movement goes in, phasing bays so the car park can stay in use. The enquiries we see most involve joints where the bead has lost adhesion and brittle, chalky sealant on external joints, across precast concrete panel joints, car park decks and ramps and podiums and floor movement joints. One point of contact handles commercial sealant work in Temple Bar from the first photographs to the final walk-round, for single jobs and planned programmes alike.

Most London buildings can’t shut a car park, loading bay or warehouse floor for long. Joints are done in sections, with bays coned off one after another, so the site keeps operating.

Work we carry out comes with a 12-month guarantee. Should something we installed fail, call the office on 01277 525 020 or email drawings and photos and we will come back to it.

Honest limits

Honesty saves time and money. Fresh joints won’t solve:

  • Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
  • A joint that has to be widened or re-detailed before it can work
  • Movement on a scale no sealant is meant to absorb

If in doubt, give us a call on 01277 525 020 or send photos by email and we’ll say what we think.

What we seal

  • Podiums and floor movement joints
  • Cladding panel joints
  • Blockwork control joints
  • Brickwork movement joints
  • Precast concrete panel joints
  • Car park decks and ramps

How a job runs

In a busy building, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed, then reopened once the sealant allows before we move to the next. In Temple Bar, most buildings stay in use during the work, so we agree zones and timings with the building or facilities manager. Areas are handed back as each section is finished.

  1. We start with photos, approximate lengths and any drawings, visiting where needed.
  2. Joint widths and expected movement are checked against what the sealant can take, and flag anything that needs an engineer.
  3. Old sealant and debris are cut out of every joint.
  4. Any broken arrises or friable edges are flagged before work goes further.
  5. A sealant suited to the movement and traffic is laid to depth and tooled.
  6. Areas reopen once cured, and the work carries our 12-month guarantee.

Advice

Doing it in-house

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Work for main contractors and building owners

FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.

CHAS accredited and a Constructionline member, we’re straightforward to vet for your supplier list. We’re fully insured, and our insurance certificate can go with the quote.

Common questions from Temple Bar clients

Do you take on jobs in Temple Bar where loading and access are tightly controlled?

Yes. Inductions, permits and timed loading are routine for us in London. Share the building’s contractor rules and we’ll work to them. The ULEZ covers the whole of Greater London, which we allow for

Do you take on work at healthcare sites like St Bartholomew's Hospital?

Yes, hospitals are one of the sectors we cover. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Can you follow the specification on our project?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.

Will you come and look before quoting?

Photos, drawings or a schedule are often enough to quote. If the job needs a look first, we’ll arrange a visit.

What site paperwork can you supply?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote.

Why do our movement joints keep failing?

Adhesion failure, cohesive failure, edge breakdown and UV ageing account for most cases. Working out the cause comes first since each needs a different fix.

Is movement joint sealing guaranteed?

Our workmanship on movement joints carries a 12-month guarantee. Damage from later works or traffic loads outside the joint’s design isn’t a workmanship fault.

Different surfaces, different methods

Podium joints

Podiums take foot traffic, planters and weather. We choose a product that copes with feet, wheels and weather.

Joints between different materials

Different materials meeting at a joint rarely move in step. The product must bond to both substrates and cope with the movement, with primer where specified.
