Expansion joint sealing across North Greenwich

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

What sealant work can’t fix

Being straight saves everyone time. Fresh joints won’t solve:

  • Changing the joint layout or spacing of a structure
  • Leaks coming from the membrane rather than the joint seal
  • Damaged metal nosings or cover plates over a joint

Not sure which it is? You can call the office on 01277 525 020 or email the details over and we’ll tell you honestly before you book.

About our expansion joint sealing in North Greenwich

We’ve been sealing expansion and movement joints for over 20 years. CHAS accredited, Constructionline member, CSCS-carded applicators and five million pounds of public liability insurance. Each job is backed by a 12-month guarantee on the workmanship. If you have rain penetration at brick or block movement joints and spalled or broken joint edges in floors and decks, we can put it right, whatever the surface. Looking for mastic applicators who cover North Greenwich? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Most London buildings can’t shut a car park, loading bay or warehouse floor for long. Joints are done in sections, with bays coned off one after another, so the site keeps operating.

We sign every job off with a 12-month guarantee. It’s a plain promise: if our work fails within that year, we put it right.

What sets the cost

Each job is priced on its own details. The things that drive the figure:

  • Site requirements such as inductions and permits
  • Phasing around occupants
  • Removal of failed or old sealant
  • How accessible the joints are

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote.

Sending details for a quote

A few photos plus some basic facts will normally do. Please tell us:

  • Photos of the joints, close up and from further back
  • Any specification or named product
  • Approximate linear metres or a joint schedule
  • Whether the building will be occupied during the work

Need a figure for a tender or a budget? We will quote against your scope and drawings you can plan around. If you have questions first, call the office on 01277 525 020 or email the details over.

General trades versus a specialist

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

What the job involves on each surface

Internal floor movement joints

Floor joints include saw-cut joints and construction joints. Trafficked floor joints often get a semi-rigid filler, with a flexible sealant where movement is larger.

Joints between different materials

Hybrid or MS polymer sealants bond to many substrates. The choice depends on the substrates and how much the joint moves.

Maintenance after handover

Once the work is signed off, a little attention goes a long way:

  • Keep product details with the building records for the next reseal
  • Put movement joints on the planned maintenance inspection round
  • Keep stones and debris out of open joint lines
  • Keep scrapers and ploughs from dragging across joint sealant

Grit is the slow enemy of a joint seal. Grit trodden or driven into the joint works at the surface until it tears. A routine sweep is the simplest protection.

External wall joints that fail let rain into the masonry and cavity. It can surface inside as damp a long way from the joint by which time the joint has been open for a while. Catching it early keeps the water outside.

From enquiry to sign-off

A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. The work itself normally takes a few hours to several weeks, depending on how many metres of joint there are and how much old sealant or filler needs removing, and we clear our waste as we work. For a job in North Greenwich, access comes first: booked loading, goods lifts, the building’s permit system and a spot to keep materials. Send the building rules and access times with your enquiry.

  1. We look at the joints, their width and how they’ve failed.
  2. You get a fixed quote with the product and its movement capability stated.
  3. The failed seal is removed and both faces are cleaned until sound and dry, and we tell you if any edges need repairing first.
  4. Closed-cell backing rod is set to depth, or bond-breaker tape in shallow joints.
  5. After any primer the maker requires, the bead is applied and tooled so it grips two sides only.
  6. Each joint is inspected and handed over with our 12-month guarantee.

Common questions from North Greenwich clients

Is hospital work, at somewhere like Blackheath Hospital, something you do?

Yes, hospitals are one of the sectors we cover. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Do you take on jobs in North Greenwich where loading and access are tightly controlled?

Yes. Inductions, permits and timed loading are routine for us in London. Say when the building is occupied and when it’s quiet, and we will plan accordingly. All of Greater London is inside the ULEZ, and our planning allows for it

What causes movement joint sealant to fail?

It depends on how the sealant has let go: a split through the middle points to over-stretching, while peeling from one face points to preparation or primer. Broken edges are a third possibility.

How soon can the area be used again?

We’ll confirm how long the chosen product needs to cure, and sign any area that should be left alone.

Can you fit around our working hours?

The office is staffed Monday to Friday, from 8am until 5pm. Let us know your site hours and access windows, and the work will be planned around them.

What do you charge?

Each job is quoted on its own details. To get one, ring 01277 525 020 or email drawings and photos with a description of the work.

Is movement joint sealing guaranteed?

The 12-month guarantee applies to the workmanship. Tell us straight away if a joint we sealed gives trouble in that time.
