Expansion joint sealing in Lambeth

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How the job changes by surface

Cladding panel joints

Metal and composite panels shift considerably as temperatures change. The joints need a low-modulus sealant with enough movement capability.

Joints between different materials

Different materials meeting at a joint rarely move in step. We choose a sealant that grips both faces.

About our expansion joint sealing in Lambeth

Every structure moves a little, all the time: they expand in the heat, shrink as they dry, and shift under load. Expansion and movement joints are built in so the structure can move without cracking. Mastic Doctor reseals movement joints in brickwork, blockwork, concrete, cladding and floors. Most enquiries involve new sealant over old, now failing and torn sealant in brick or block movement joints, on podiums and floor movement joints, blockwork control joints and cladding panel joints. A specialist sealant contractor works differently from a general builder: on jobs in Lambeth, preparation and product choice get the time they need.

Most London buildings can’t shut a car park, loading bay or warehouse floor for long. We work through joints a section at a time, closing small areas in turn.

Every job we finish is backed by a 12-month workmanship guarantee, in Lambeth as everywhere else we work. If our installation lets you down in that time, we return and fix it.

What sets the cost

The price varies from site to site. It mainly depends on:

  • Distance, for remote addresses
  • Induction, permit and paperwork requirements
  • Which sealant the job calls for
  • Access and working height

Pricing movement joints depends on how many there are, their condition and the access. Ask us for a fixed quote.

Before you send an enquiry

There’s no need for a formal survey. A few details are enough to get going:

  • Clear photos of the problem areas
  • Approximate linear metres or a joint schedule
  • Any specification or named product
  • The asbestos register, for older buildings

We quote a fixed sum against the scope you give us, so you know the figure before anyone is on site. To start the process, speak to us on 01277 525 020 or email us.

FAQs: Lambeth

Do you take on jobs in Lambeth where loading and access are tightly controlled?

Yes. Booked loading bays, goods lifts and permit-to-work systems are normal for London jobs. The building manager’s rules go straight into our method.

Is Handel Business Centre, near Lambeth, within your area?

Yes. Our area takes in Lambeth and its surroundings, with estates and business parks such as Handel Business Centre included. Photos and a short description are enough for a first look.

Do you work to architects’ specifications?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and we raise anything unclear before work begins.

What happens if old sealant might contain asbestos?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

How long will the joint resealing take?

It usually takes a short visit for a handful of joints, or several days or more for a car park deck or long runs of facade joints. Timings are set out in the quote.

Do you have public liability insurance?

Yes. We’re fully insured, and the certificate can go with your quote.

How do we ask for a quote?

The quote form is the simplest route, though you can also ring 01277 525 020 or email drawings and photos. Include photos or drawings if you have them.

What sealant work can’t fix

We check first that sealant really is the fix. It isn’t the answer for:

  • Mechanical expansion joint covers, cover plates or proprietary joint systems (a specialist supplier’s job)
  • Joints too narrow for the movement, which need redesigning by the engineer
  • Concrete or masonry repairs along the arrises

Not sure which it is? You can call 01277 525 020 or send details through our quote form and we’ll tell you honestly before you book.

What we seal

  • Blockwork control joints
  • Podiums and floor movement joints
  • Car park decks and ramps
  • Brickwork movement joints
  • Cladding panel joints
  • Precast concrete panel joints

After the work

Regular inspection catches problems early. In particular:

  • Note which joints were done, when, and with what
  • Include every elevation and deck joint in periodic inspections
  • Keep traffic off new joints until the cure time is up
  • Avoid parking heavy plant or pallets on joint lines

On car parks, winter clearance can damage deck joint sealant. Raising blades over joints where possible protects the seal and a look at the joints after winter catches any damage.

External wall joints that fail let rain into the masonry and cavity. It can surface inside as damp a long way from the joint. Catching it early keeps the water outside.

Why deal with it now?

A failed joint seal doesn’t mean the slab, panel or wall needs replacing. Where the edges are sound, cutting out and resealing is enough. If the edges have broken up, we’ll tell you they need repairing first. Failed sealant in a building in Lambeth can quickly affect neighbours, tenants or the floor below. Putting it right early is less disruptive than dealing with the consequences.

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

Why us?

  • Colour agreed before work starts
  • Fully insured
  • RAL and finish matching where the product range allows
  • Coloured sealants to suit the setting, where available

Diagnose, treat, sign off

Where the site stays busy, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed, then reopened once the sealant allows before the next one starts. Most London premises stay occupied while we’re on site, so zones and timings are agreed with whoever manages the building. Phased work keeps the rest of the building in use.

  1. The first job is to check each joint: how wide it is, how it moves and why the old seal let go.
  2. Next, we fix a price and confirm the sealant we propose for the movement.
  3. The failed seal is removed and both faces are cleaned until sound and dry, and we tell you if any edges need repairing first.
  4. We control the depth with backing rod or, in shallow joints, bond-breaker tape.
  5. After any primer the maker requires, the bead is applied and tooled so it grips two sides only.
  6. Finished joints are checked and backed by our 12-month guarantee.

Getting the site ready

  • Have the specification and drawings to hand
  • Send asbestos survey details if the building is pre-2000
  • Let building users know which areas are affected
