Common questions from Putney Vale clients

Can you cope with the access rules in a London building?

Yes. Inductions, permits and timed loading are routine for us in London. The building manager’s rules go straight into our method. The ULEZ covers the whole of Greater London, which we allow for

Is a hospital such as New Victoria Hospital somewhere you can work?

Yes, provided the work is planned with the site’s estates team. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

What if the joint edges are damaged?

Sealant needs sound faces to bond to, so we will tell you if the edges need repairing before sealing. We flag it at the quote stage where we can see it.

Can you work on car park ramps and decks?

Yes. Let us know the opening hours and which levels or bays have to stay available and we will plan around them.

Which product is best for expansion joints?

Movement capability matters most as set out in BS EN ISO 11600. Where two different materials meet, a hybrid sealant can be the better choice.

Do you offer coloured sealant?

It depends on the product. Some ranges are wide, others limited, so the available colours are confirmed with the quote.

Do you seal on top of existing sealant?

No, never. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.

How we handle expansion joint sealing in Putney Vale

Our movement joint work takes in walls, panels, decks and floors: brickwork and blockwork joints, precast and cladding panel joints, concrete joints, car park decks and ramps, podiums and floor movement joints. Every one calls for a sealant picked for its movement, exposure and traffic, and we will confirm the choice in the quote. We work on blockwork control joints, podiums and floor movement joints and precast concrete panel joints, and what we are called in for most is sealant peeling off one face of the joint and water dripping through deck or ramp joints. Most enquiries from Putney Vale start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Most London buildings can’t shut a car park, loading bay or warehouse floor for long. Joints are done in sections, with bays coned off one after another, so the site keeps operating, at times agreed with the building manager.

The 12-month guarantee is for workmanship rather than wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

When it isn’t the sealant

Being straight saves everyone time. Fresh joints won’t solve:

  • Broken or spalled joint edges, which need repairing before any sealant goes in
  • Joints too narrow for the movement, which need redesigning by the engineer
  • Damaged metal nosings or cover plates over a joint

If you are not sure, just ring 01277 525 020 or email the details over and we will give you a straight answer before you book.

Surfaces we seal

  • Podiums and floor movement joints
  • Precast concrete panel joints
  • Brickwork movement joints
  • Car park decks and ramps
  • Blockwork control joints
  • Cladding panel joints

Diagnose, treat, sign off

Where the site stays busy, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed before we move to the next. In Putney Vale, most buildings stay in use during the work, so we agree zones and timings with the building or facilities manager. Phased work keeps the rest of the building in use.

  1. First, the joints are inspected for width, movement and the type of failure.
  2. You get a fixed quote with the product and its movement capability stated.
  3. We strip out the old seal and prepare the faces, flagging any broken edges that need repair before sealing.
  4. Closed-cell backing rod is set to depth, or bond-breaker tape in shallow joints.
  5. Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
  6. We check every joint before sign-off, and the work carries our 12-month guarantee.

Preparing the site

  • Move anything stored against the joints
  • Arrange parking or a loading space
  • For older buildings, check the asbestos register before work

Building owners, agents and FMs in Putney Vale

Planned maintenance programmes are welcome: working through a building or an estate in stages that fit your budget. Sites in Putney Vale can sit alongside others in a wider programme across Greater London.

Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.

What the job involves on each surface

Car park decks and ramps

Failed deck joints often show as leaks on the level below. The old seal comes out, the edges are prepared and the joint resealed, and we will tell you if any edges need repairing first.

Concrete and precast panel joints

Concrete edges can be weak or carry release agents that stop adhesion. Proper cleaning and primer where specified give a sound bond and check the edges for soundness as we go.

Why act early in Putney Vale

Patching the worst lengths of a joint can make sense short term. But if the rest of the run is the same age and product, it’s typically not far behind. We can price a patch and a full reseal side by side. Getting scaffold, permits or access booked in Putney Vale takes effort, so it makes sense to deal with every failing joint while access is in place.

There’s no price list, because the scope varies so much from one building to the next. For a fixed figure, call for a quote and we’ll price your job on its own details.

Why appoint us

  • Fixed quotes based on photos, drawings or a visit
  • CHAS accredited contractor
  • Public liability insurance in place
  • Coloured sealants to suit the setting, where available

Doing it in-house

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

Where floor joints take the most wear near Putney Vale

London car parks, loading bays and podium decks often can’t close for long, which is why we work a few bays at a time. Less than 3 miles from Putney Vale there are at least three named estates and business parks. Their warehouses, yards and car parks are exactly where joints take the most punishment.

Campuses like Kingston University Roehampton Vale Campus, under half a mile north of Putney Vale, mix old and new buildings, with movement joints wherever they meet. If you manage units on an estate such as Rainbow Industrial Estate, which lies south of Putney Vale, the floor joints under forklifts and pallet trucks and the slab joints in the yard are the ones to watch. Another example is Shannon Commercial Centre, which lies south of Putney Vale, where floors and yards would be done in stages around the occupiers.
