Expansion joint sealing for commercial buildings in World's End

Floor movement joints in warehouses, retail and public buildings carry wheeled traffic. Without a sound filler, joint edges chip and spall under load, so the right filler or sealant for the traffic and movement matters. If the arrises are already broken, we will say so before sealing, and phased work keeps areas in use. We work on car park decks and ramps, brickwork movement joints and blockwork control joints, and the usual reasons a site gets in touch are spalled or broken joint edges in floors and decks and debris jammed in movement joints. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in World's End, preparation and product choice get the time they need.

Most London buildings can’t shut a car park, loading bay or warehouse floor for long. Joints are done in sections, with bays coned off one after another, so the site keeps operating, at times agreed with the building manager.

A 12-month guarantee applies to all our work in Greater London. If an installation problem shows up, call 01277 525 020 or email a schedule or drawings and we will arrange a return visit.

Signs you need expansion joint sealing in World's End

On trafficked joints, wheels and salts do the damage. Tyres and wheels press on the edges and the sealant, while de-icing salts and grit attack the seal. The product has to be suited to the traffic.

Typical triggers for a call:

  • Weathered movement joint sealant that no longer flexes
  • Expansion joints filled with dirt and stones
  • Water dripping through deck or ramp joints
  • Joints where the bead has lost adhesion

Across sites such as Brompton Cross District Shopping Centre., 1 mile to the north-east of World's End, floor and movement joints can be sealed in phases so units keep working.

What to look for in a quote

  • Their approach to joint depth and backing
  • Are they CHAS accredited or on Constructionline?
  • Is the sealant right for the movement and the substrate?
  • What level of public liability insurance do they hold?

Our contractor checklist

For managing agents and facilities managers

Building owners and managing agents use us on sealant work across single buildings or whole portfolios. One quote can cover more than one site, so there’s one set of paperwork to deal with.

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

World's End: questions and answers

Can you work on a hospital site such as Chelsea and Westminster Hospital?

Yes, hospitals are one of the sectors we cover. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Can you work at a site such as Town Mead Business Centre, by World's End?

Yes. We cover World's End and the area around it, including industrial estates, business parks and retail parks such as Town Mead Business Centre. Photos and a short description are enough for a first look.

Can you send site paperwork?

Requirements differ from site to site, so list what you need, whether RAMS, insurance or CSCS details, and we’ll confirm with the quote.

How long does movement joint sealing take?

That depends on joint lengths, widths, access and how much old sealant or filler needs removing. As a guide, it normally takes anything from part of a day to a couple of weeks, depending on joint lengths, widths and access.

Does the weather affect the work?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Internal work is far less affected.

Do you hold CHAS accreditation?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

Do your applicators hold CSCS cards?

Yes. If you need card details for site access, let us know and we will send them with the quote.

What sets the cost

There’s no standard rate for sealant work, because every site is different. What we take into account:

  • Phasing around occupants
  • Which sealant the job calls for
  • Any access equipment needed
  • Joint width, depth and condition

Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote and we’ll put a fixed figure on it.

What we need to price the job

However big the job, the same details help:

  • Any specification or named product
  • Photos of the joints, close up and from further back
  • Rough lengths or quantities, or drawings if you have them
  • The site address and postcode

Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.

Aftercare for building managers

Regular inspection catches problems early. In particular:

  • Clear dirt from joint lines during routine cleaning
  • Look over external and deck joints after a hard winter
  • Leave barriers in place until fresh joint sealant has cured
  • Treat a small split as a warning, not a cosmetic issue

Fresh joint sealant needs its full cure time before it takes traffic or water. The time varies with product, conditions and joint depth. Keeping the area coned off until then avoids tyre marks and damage.

Rain gets into walls through torn brick and block movement joints. The first sign is often a damp patch indoors. Resealing promptly prevents internal damage.

What sealant work can’t fix

We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:

  • Damaged metal nosings or cover plates over a joint
  • Concrete or masonry repairs along the arrises
  • Leaks coming from the membrane rather than the joint seal

If you are not sure, just speak to us on 01277 525 020 or use the quote form and we’ll give you a straight answer before you book.

What we seal

  • Car park decks and ramps
  • Precast concrete panel joints
  • Blockwork control joints
  • Cladding panel joints
  • Podiums and floor movement joints
  • Brickwork movement joints

On site: what to expect

Where the site stays busy, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed before the next one starts. For a job in World's End, access comes first: booked loading, goods lifts, the building’s permit system and a spot to keep materials. Send the building rules and access times with your enquiry.

  1. First, the joints are inspected for width, movement and the type of failure.
  2. You get a fixed quote with the product and its movement capability stated.
  3. The failed seal is removed and both faces are cleaned until sound and dry, flagging any broken edges that need repair before sealing.
  4. We control the depth with backing rod or, in shallow joints, bond-breaker tape.
  5. Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
  6. We check every joint before sign-off, and the work carries our 12-month guarantee.

Getting the site ready

  • For older buildings, check the asbestos register before work
  • Tell us your opening times and when work is allowed
  • Move anything stored against the joints

Quotes

Specifications, drawings and tender packages are welcome with any enquiry, and we will price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.
