Expansion joint sealing for commercial buildings in Victoria

Buildings and slabs are never completely still: temperature, moisture, shrinkage and loading all make materials grow and shrink. Movement joints are where that movement is absorbed. We seal and reseal movement joints in walls, panels, decks and floors. We work on car park decks and ramps, cladding panel joints and podiums and floor movement joints, and what we’re called in for most is torn sealant in brick or block movement joints and brittle, chalky sealant on external joints. Looking for mastic applicators who cover Victoria? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

Areas such as a loading bay or car park deck in Victoria typically have to stay in use. Joints are done in sections, with bays coned off one after another, so the site keeps operating.

The 12-month guarantee is for workmanship rather than wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

General trades versus a specialist

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Redoing a failed joint usually costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.

Expansion joint sealing in Victoria: the local picture

Few London car parks or loading bays can be taken out of use for more than a short spell, so the work is broken into short sections agreed with the building manager. At least three named trading, business or retail sites lie within about 3 miles of Victoria. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest.

Across sites such as Handel Business Centre, 1.2 miles south-east of Victoria, floor and movement joints can be sealed in phases so units keep working. Schools such as St Peter's Eaton Square CofE Primary School have movement joints in their walls and floors that are easy to overlook. For an estate such as Gordon Hospital, less than half a mile south-east of Victoria, the joints in ramps, decks and long building elevations all need attention over time.

Victoria is about 1 mile south of City of Westminster, in Greater London. Victoria sits inside our coverage and the rest of Greater London, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. Our Greater London coverage takes in 764 places.

Postcode districts covered here: SW1V, SW1P and SW1X. Buildings on Eaton Lane, Gerald Road and Wilton Road are within our area for movement joints. Main routes into Victoria include the A202 and A302, which helps when planning parking and deliveries for the job. We also cover Belgravia (1 mile north-west), Pimlico (1 mile south-east), Westminster (1 mile north-east), Millbank (1 mile north-east) and Brompton (1 mile west) for movement joints. Bigger towns within reach include Shoreditch (4 miles north-east), Walthamstow (8 miles north-east), Hoxton (4 miles north-east), Whitechapel (4 miles north-east), Hampstead (4 miles north) and Ruislip (13 miles north-west).

What’s near Victoria

We work on buildings around Westminster Cathedral Choir School, Wetherspoons pub and Green Park. Other local landmarks include Westminster City School (less than half a mile north-east) and London Library (0.9 miles north). There’s a railway station in Victoria itself: London Victoria station. A little further out are Baynard's Castle (2.2 miles north-east) and Harrods (0.9 miles west). Not far away are Ludgate Hill and St. James's Park Lake.

Common questions from Victoria clients

Do you take on jobs in Victoria where loading and access are tightly controlled?

Yes, most London buildings have access rules of some kind, and we plan around them. Share the building’s contractor rules and we’ll work to them. The ULEZ covers the whole of Greater London, which we allow for

Would you work within a site like Gordon Hospital?

Yes. We work in healthcare settings as well as offices and schools. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Do you offer coloured sealant?

In many cases, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We’ll confirm the colours available for the specified product.

What happens if it rains on the day?

Weather matters for any external joint because a damp or frozen joint won’t take a proper bond. Internal floor joints are far less affected.

What about RAMS and site documents?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote.

What do you charge?

We don’t publish prices, because every site is different. Send photographs or drawings and we’ll price it at a fixed figure.

Can you handle several sites?

Yes. Several buildings can share a single quote, and you deal with one contact throughout across South East England, Greater London and Scotland.

Why act early in Victoria

Resealing is normally the answer, not replacing the element. If the material either side is sound, a properly prepared reseal restores the joint. We’ll flag where edges need repair before sealing. Access in London is hard enough to arrange once, so while access is arranged it pays to renew all failing joints, not just the worst.

We don’t publish prices, since every building and every scope is different. Call for a quote and we will price your job on its own details.

How the quote is worked out

Quotes vary with the job. It mainly depends on:

  • Backing rod, priming and other preparation
  • Removal of failed or old sealant
  • How accessible the joints are
  • Whether the work must be split into stages

Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

What we need to price the job

To price the job accurately, we need a clear picture of the site. Send us:

  • The type of building and who uses it
  • Your programme or deadline
  • The product your specification calls for
  • The postcode of the building

To get a fixed quote, give us a call on 01277 525 020 or email drawings and photos. Our quote form is another easy route.

Our process

Before we leave any area, the masking comes off, the area is cleaned and every joint is checked. Where the sealant needs time to cure before use, we tell you and sign the area. Most London premises stay occupied while we are on site, so zones and timings are agreed with whoever manages the building. Phased work keeps the rest of the building in use.

  1. First the joints are inspected, widths measured and the type of failure noted.
  2. A fixed quote names the sealant we propose and its movement class.
  3. Phasing is agreed so decks, floors or entrances can stay in use where needed.
  4. We strip the old sealant or filler and prepare each face until it’s sound and dry.
  5. Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
  6. Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.

Getting the site ready

  • Send asbestos survey details if the building is pre-2000
  • Agree which areas must stay open
  • Flag any permit to work we will need

Related advice

Surface by surface

Car park decks and ramps

Car park joints are some of the hardest-working joints in any building. We use a sealant made for wheel loads and the expected movement.

Concrete and precast panel joints

Precast and concrete panel joints move daily. We use a sealant classed for the movement, laid over backing to depth.

For managing agents and facilities managers

We work for building owners and managing agents on sealant work across single buildings or whole portfolios around Victoria. One quote can cover more than one site, which keeps the paperwork simple.

Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.
