Expansion joint sealing in Acton Green

Brickwork and blockwork walls have vertical movement joints at intervals that most people only notice when the sealant has gone. Once the seal fails, rain reaches the cavity and the joint can no longer close. The old seal is cut away, backing rod goes in at depth, and a low-modulus masonry sealant is gunned and tooled. We work on car park decks and ramps, podiums and floor movement joints and blockwork control joints, and the failures we’re asked to look at most are rain penetration at brick or block movement joints and joints packed with grit and debris. For commercial sealant work in Acton Green, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.

London’s floor joints are concentrated in warehouses and trade units, car parks, podiums and decks. Planning a job in Acton Green means thinking about access, loading times and the ULEZ as well as the joints.

We stand by our work with a 12-month guarantee. It covers how we prepared and applied the sealant, and we come back if anything isn’t right.

Owners, agents and contractors

Main contractors use us as their sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.

Planned maintenance programmes are welcome: working through a building or an estate in stages that fit your budget. Acton Green can form part of a wider programme across Greater London.

Why deal with it now?

Some quotes just add sealant over the old bead. A bead over the old seal can’t bond or flex, so it fails quickly. Full removal and preparation is in every quote. Getting scaffold, permits or access booked in Acton Green takes effort, so it makes sense to deal with every failing joint while access is in place.

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

Why choose Mastic Doctor in Acton Green

What sealant work can’t fix

A few problems need another trade or a different fix, and we say so rather than covering them up:

  • Joints too narrow for the movement, which need redesigning by the engineer
  • Crumbling edges that would give a new bead nothing sound to grip
  • Mechanical expansion joint covers, cover plates or proprietary joint systems (a specialist supplier’s job)

If you’re not sure, just call 01277 525 020 or email drawings and photos and we will give you a straight answer before you book.

Surfaces we seal

  • Cladding panel joints
  • Podiums and floor movement joints
  • Precast concrete panel joints
  • Car park decks and ramps
  • Blockwork control joints
  • Brickwork movement joints

Our process

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish. Most London premises stay occupied while we’re on site, so zones and timings are agreed with whoever manages the building. Areas are handed back as each section is finished.

  1. We assess the joints on site or from photographs, noting widths and how each has failed.
  2. A fixed quote names the sealant we propose and its movement class.
  3. Phasing is agreed so decks, floors or entrances can stay in use where needed.
  4. We strip the old sealant or filler and prepare each face until it’s sound and dry.
  5. Depth is controlled with backing, the faces are primed where the maker calls for it, then the bead is laid and tooled.
  6. Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.

When to bring in a specialist

Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.

Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.

After the work

Regular inspection catches problems early. Specifically:

  • Brief car park operatives to protect joint lines during winter clearance
  • Record the sealant used and the date in the O&M file
  • Check joints after long freezing spells
  • Act on the first tear or lifting edge rather than waiting

Floor joints on main traffic routes need watching more closely than the rest. Avoid standing heavy loads or racking legs on the joints.

An open joint fills with grit, and a joint full of grit can’t close. The arrises crack and break away under the load. A sound seal keeps the joint working.

At least three named trading, business or retail sites lie within about 3 miles of Acton Green. Their warehouses, yards and car parks are exactly where joints take the most punishment. In London, decks, bays and service yards usually have to keep running, so the work is broken into short sections agreed with the building manager.

Acton Green: questions and answers

Does your area include sites such as Victoria Industrial Estate, near Acton Green?

Yes, sites like Victoria Industrial Estate are within our area, along with the rest of Acton Green. To start, just call 01277 525 020 or email a schedule or drawings with the unit, the joints involved and your access times.

Do you work in London buildings with loading restrictions?

Yes. Inductions, permits and timed loading are routine for us in London. The building manager’s rules go straight into our method. All of Greater London is inside the ULEZ, and our planning allows for it

Can staff carry on working while you’re here?

Yes, with some planning. Tell us your site hours and access windows and we will plan around them.

Who decides which product is used?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

What exactly is a movement joint?

It’s a deliberate gap that lets the structure move without cracking. Many people call it an expansion joint.

Do you take on multi-site work?

Yes. A group of buildings can go on one quote, with one point of contact.

Can a joint be sealed if the edges are broken?

The edges have to be sound. Where they’ve broken up, we’ll tell you they need repairing first, so the new seal has something to grip.
