Expansion joint sealing for Wembley Park sites

Wembley Park: questions and answers

Can you cope with the access rules in a London building?

Yes. Inductions, permits and timed loading are routine for us in London. Say when the building is occupied and when it’s quiet, and we will plan accordingly. The ULEZ covers the whole of Greater London, which we allow for

Do you cover business parks and estates near Wembley Park, such as Stadium Retail Park?

Yes. Our area takes in Wembley Park and its surroundings, with estates and business parks such as Stadium Retail Park included. A few photos and the unit address let us price the work.

What happens if old sealant might contain asbestos?

The duty to manage asbestos sits with the building’s dutyholder, so for older buildings we ask for the asbestos register first. If anything suspect turns up, we stop until it’s tested.

Can weather delay the job?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.

Do your applicators hold CSCS cards?

Yes. Should the site need card details in advance, let us know and we’ll send them with the quote.

Do you reseal car park expansion joints?

Yes. Deck and ramp joints are resealed with a trafficable sealant chosen for the movement with bays phased so the car park keeps operating.

Are you fully insured?

Yes. We’re fully insured, including public liability cover.

Expansion joint sealing for commercial buildings in Wembley Park

Internal floor joints take trolleys, pallet trucks and forklifts. Without a sound filler, joint edges chip and spall under load so the product has to suit both the traffic and the movement. We will tell you if the edges need repairing before sealing and phasing can keep areas working. We work on precast concrete panel joints, brickwork movement joints and blockwork control joints, and the failures we’re asked to look at most are expansion joints split through the centre of the bead and chipped joint edges on forklift routes. Facilities teams, main contractors and managing agents in Wembley Park tend to want the same three things: a clear scope, tidy work and joints that don’t fail again.

Most London buildings can’t shut a car park, loading bay or warehouse floor for long. Joints are done in sections, with bays coned off one after another, so the site keeps operating.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

How the quote is worked out

What shapes the price:

  • How accessible the joints are
  • How much existing material needs removing
  • Location, for remote and island sites
  • The product specified

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

Sending details for a quote

There’s no need for a formal survey. These details are enough to start:

  • Approximate linear metres or a joint schedule
  • What the building is and how it’s used
  • Where the site is, with the postcode
  • Your programme or deadline

For a fixed quote, give us a call on 01277 525 020 or email drawings and photos, telling us the site location and the nature of the job. Our quote form is another easy route.

General trades versus a specialist

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Work for main contractors and building owners

CHAS accredited and a Constructionline member, we’re straightforward to vet for your supplier list. We’re fully insured, and our insurance certificate can go with the quote.

Hotels, schools, healthcare sites, offices and retail units book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

Our process

A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. On site, the work normally takes a day or so for a modest run of joints, and longer where decks, ramps or floors are done in phases, and we clear our waste as we work. The ULEZ covers the whole of Greater London, and parking near a job is rarely simple. Let us know about any on-site parking or loading arrangements when you send the job details.

  1. The first job is to check each joint: how wide it is, how it moves and why the old seal let go.
  2. Next, we fix a price and confirm the sealant we propose for the movement.
  3. The failed seal is removed and both faces are cleaned until sound and dry, flagging any broken edges that need repair before sealing.
  4. We control the depth with backing rod or, in shallow joints, bond-breaker tape.
  5. Where the maker calls for primer, it’s applied first, then the bead goes in and is tooled to a concave finish.
  6. Each joint is inspected and handed over with our 12-month guarantee.

Advice

Keeping the joints sound

A few simple habits keep the new joints working:

  • Treat a small split as a warning, not a cosmetic issue
  • Clear dirt from joint lines during routine cleaning
  • Raise snow-clearing blades over deck joints where possible
  • Keep product details with the building records for the next reseal

Grit is the slow enemy of a joint seal. Grit trodden or driven into the joint works at the surface until it tears and decks and floors suffer most. Regular sweeping keeps joint lines clear.

Once debris packs a failed joint, the structure has nowhere to expand. The edges then take the pressure and start to spall, turning a sealant job into a repair job. A sound seal keeps the joint working.

Honest limits

A proper diagnosis includes knowing what sealant can’t do. We will tell you if the real problem is any of the following:

  • Proprietary pre-formed expansion joint systems
  • Crumbling edges that would give a new bead nothing sound to grip
  • Waterproofing layers buried beneath the sealant

If you are not sure, just speak to us on 01277 525 020 or use the quote form and we’ll give you a straight answer before you book.

Campuses like Westminster University, 2.1 miles north-west of Wembley Park, mix old and new buildings, with movement joints wherever they meet.
