How we handle expansion joint sealing in Southall
Mastic Doctor has sealed movement joints since 2005 for contractors, facilities managers and owners. Our applicators are CSCS-carded, we are CHAS accredited and a Constructionline member, and we carry five million pounds of public liability insurance. Workmanship is backed by our 12-month guarantee. The enquiries we see most involve weathered movement joint sealant that no longer flexes and movement joints with split or torn sealant, on blockwork control joints, cladding panel joints and car park decks and ramps. One point of contact handles commercial sealant work in Southall from the first photographs to the final walk-round, for single jobs and planned programmes alike.
London’s floor joints are concentrated in warehouses and trade units, car parks, podiums and decks. Planning a job in Southall means thinking about access, loading times and the ULEZ as well as the joints.
The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we are clear about what is covered before work starts.

Joints that move: notes for Southall
In London, decks, bays and service yards usually have to keep running, which is why we work a few bays at a time. At least three named trading, business or retail sites lie within about 3 miles of Southall. Their warehouses, yards and car parks are exactly where joints take the most punishment.
Large sites such as Ealing Hospital, 1.4 miles to the east of Southall, have car parks, service roads and long elevations with movement joints in brick and panels. Campuses like University of London, 2.9 miles south-east of Southall, mix old and new buildings, with movement joints wherever they meet. For a centre such as Lombardy Retail Park, which lies north-west of Southall, the service yard and car park joints usually need attention first.
Southall is about 3 miles west of Ealing, in Greater London. We send applicators to Southall for movement joints. Southall is one of 764 places we cover in Greater London for movement joints. Our London page has more on work in that area, about 12 miles away.

Common questions from Southall clients
Is Middlesex Business Centre, near Southall, within your area?
Yes. Our area takes in Southall and its surroundings, with estates and business parks such as Middlesex Business Centre included. Send details of the unit and the work through our quote form for a quick quote.
Do you work in London buildings with loading restrictions?
Yes, most London buildings have access rules of some kind, and we plan around them. Send the building rules and access times with your enquiry.
How long does movement joint sealing take?
It usually takes anything from part of a day to a couple of weeks, depending on joint lengths, widths and access. We confirm the timescale with the quote.
Do your applicators hold CSCS cards?
Yes. We use CSCS-carded applicators, which many sites require.
Will you quote for a small job?
We quote for single jobs as well as large packages and programmes. Photos and a description are enough to start.
When is resealing likely to be due?
It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.
Does weather matter for sealant work?
For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.
Why act early in Southall
Re-sealing with the same product that failed is often a false economy. If the joint is too narrow or the product wrong for the movement, it needs a different approach. Repeat call-outs disrupt occupied London buildings, so a proper job first time, with the old sealant fully removed, is worth it.
Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.
Why appoint us
- Old sealant cut out, never sealed over
- Public liability insurance in place

What we can’t put right
Before quoting, we check that sealant is the right answer. It won’t put right:
- Mechanical expansion joint covers, cover plates or proprietary joint systems (a specialist supplier’s job)
- Cracking or settlement that calls for an engineer’s assessment
- A joint that has to be widened or re-detailed before it can work
If in doubt, phone 01277 525 020 or email drawings and photos and we will say what we think before you book.
Joints and surfaces we work on
- Brickwork movement joints
- Cladding panel joints
- Car park decks and ramps
- Blockwork control joints
- Precast concrete panel joints
- Podiums and floor movement joints
Looking after the joints
Keep the joints in good shape with a few simple steps:
- Sweep decks, ramps and floors so grit doesn’t collect in the joints
- Record the sealant used and the date in the O&M file
- Report split or peeling joint sealant early
- Inspect exposed joints once the cold weather has passed
Grit is the slow enemy of a joint seal. Stones pressed into the bead by wheels or feet can puncture it and decks and floors suffer most. A routine sweep is the simplest protection.
An open joint fills with grit, and a joint full of grit can’t close. The edges then take the pressure and start to spall and the reseal becomes an edge repair as well. A sound seal keeps the joint working.
Our process
Inspect, seal, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off. All of Greater London is in the ULEZ, and kerbside space in Southall can be scarce. Let us know about any on-site parking or loading arrangements when you send the job details.
- First, the joints are inspected for width, movement and the type of failure.
- Next, we fix a price and confirm the sealant we propose for the movement.
- The failed seal is removed and both faces are cleaned until sound and dry.
- Closed-cell backing rod is set to depth, or bond-breaker tape in shallow joints.
- Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
- We check every joint before sign-off, and the work carries our 12-month guarantee.
Preparing the site
- Have the specification and drawings to hand
- Flag any permit to work we will need
- Tell staff and tenants when we will be in

Site staff or a sealant specialist?
Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.
Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and we’ll confirm the paperwork you need with the quote.
