Expansion joint sealing near Longlands

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Owners, agents and contractors

Building owners and managing agents use us on everything from one building to a spread of sites. One quote can cover more than one site, so there’s one set of paperwork to deal with.

For main contractors, we work as the sealant subcontractor. We work to your programme, your specification and your site rules.

Expansion joint sealing in Longlands

Our movement joint work takes in walls, panels, decks and floors: vertical joints in brick and block facades, joints between precast or cladding panels, concrete slab and deck joints, ramps, podiums and internal floors. The product depends on the movement, the weather and anything that runs over it, and we will confirm the choice in the quote. The enquiries we see most involve arrises breaking up along floor joints and water dripping through deck or ramp joints, across brickwork movement joints, blockwork control joints and cladding panel joints. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Longlands, that means joint design, primers and backing rod as standard.

London’s floor joints are concentrated in warehouses and trade units, car parks, podiums and decks. Planning a job in Longlands means thinking about access, loading times and the ULEZ as well as the joints.

Guaranteed is the last step of every job. You get a 12-month guarantee on our workmanship, and we explain exactly what that covers when we quote.

When to call us in Longlands

Weathering wears down sealant on exposed elevations and decks. UV hardens the surface, and the sealant loses its ability to stretch and opens at the next temperature swing.

These are often picked up first by site or facilities staff:

  • Weathered movement joint sealant that no longer flexes
  • Joints where the bead has lost adhesion
  • New sealant over old, now failing
  • Leaks through car park deck joints onto the level below

Hospital campuses such as Queen Mary's Hospital (to the south-east of Longlands) grow in stages, leaving movement joints wherever new blocks meet old.

Before you book anyone

  • How they handle RAMS and site documents
  • Will failed sealant be removed rather than covered?
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • What the guarantee covers, and for how long

Questions to ask before you appoint anyone

When to bring in a specialist

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Redoing a failed joint usually costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Aftercare for building managers

After handover, these steps help:

  • Inspect exposed joints once the cold weather has passed
  • Avoid parking heavy plant or pallets on joint lines
  • Sweep decks, ramps and floors so grit doesn’t collect in the joints
  • Put movement joints on the planned maintenance inspection round

Our workmanship on movement joints carries a 12-month guarantee. Record which product went into which joints in the building file, so the next reseal starts with the facts.

An open joint fills with grit, and a joint full of grit can’t close. The arrises crack and break away under the load, turning a sealant job into a repair job. A sound seal keeps the joint working.

What the job involves on each surface

Brickwork and blockwork joints

A brick movement joint full of old mortar or debris can’t close. We clear the joint fully before sealing and flag any joint that seems undersized.

Podium joints

Podium joints often sit within a waterproofing system. We reseal the joint where sealant is the specified fix.

In London, decks, bays and service yards usually have to keep running, so we seal in sections and hand areas back as each cures.

Questions about Longlands

Can you work in a London building with booked loading and goods-lift slots?

Yes. Booked loading bays, goods lifts and permit-to-work systems are normal for London jobs. Share the building’s contractor rules and we’ll work to them. The ULEZ covers the whole of Greater London, which we allow for

Is a hospital such as Queen Mary's Hospital somewhere you can work?

Yes, healthcare and care buildings are part of our work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.

What about RAMS and site documents?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.

Will you quote for a small job?

We quote for single jobs as well as large packages and programmes. Photos and a description are enough to start.

Will you come and look before quoting?

It depends on the job. Straightforward work can often be priced from photographs and measurements, while larger or less clear jobs get a site visit first.

Do you have public liability insurance?

Yes. We’re fully insured, including public liability cover.

On site: what to expect

Working in a building that stays open takes some planning. We sign and contain the area we are in, keep walkways clear and work section by section so the rest of the building stays in use. Most London premises stay occupied while we are on site, so we agree zones and timings with the building or facilities manager. Phased work keeps the rest of the building in use.

  1. The first job is to check each joint: how wide it is, how it moves and why the old seal let go.
  2. A fixed quote follows, naming the sealant and its movement class.
  3. The failed seal is removed and both faces are cleaned until sound and dry, flagging any broken edges that need repair before sealing.
  4. Closed-cell backing rod is set to depth, or bond-breaker tape in shallow joints.
  5. Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
  6. We check every joint before sign-off, and the work carries our 12-month guarantee.

What we need from you

  • Send asbestos survey details if the building is pre-2000
  • Make sure the joints can be reached
  • Arrange parking or a loading space
