Expansion joint sealing in Kensal Town

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Should maintenance staff do it?

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

Expansion joint sealing in Kensal Town

Mastic Doctor has sealed movement joints since 2005, for main contractors, FMs, managing agents and building owners. Our applicators are CSCS-carded, we’re CHAS accredited and a Constructionline member, and we carry five million pounds of public liability insurance. Each job is backed by a 12-month guarantee on the workmanship. We work on blockwork control joints, precast concrete panel joints and brickwork movement joints, and the failures we’re asked to look at most are arrises breaking up along floor joints and weathered movement joint sealant that no longer flexes. Searching for sealant specialists in Kensal Town? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

Distribution and trade units on London’s edges, and deck car parks across the city, hold most of its floor and slab joints. Planning a job in Kensal Town means thinking about access, loading times and the ULEZ as well as the joints.

Our 12-month guarantee is about workmanship, not wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we spell out the cover before we begin.

FAQs: Kensal Town

Can you work on a hospital site such as St Charles' Hospital?

Yes, hospitals are one of the sectors we cover. Each area is agreed with the ward or department and the estates team in advance.

Can you work in a London building with booked loading and goods-lift slots?

Yes. Inductions, permits and timed loading are routine for us in London. The building manager’s rules go straight into our method. The ULEZ covers the whole of Greater London, which we allow for

Can the sealant be colour-matched?

It depends on the product specified. Some ranges are wide, others limited, so we’ll confirm the colours available for the specified product with the quote.

What will the job cost?

It depends on the job: quantities, access, the product and any phasing. Call for a quote and we will price it properly.

How do you deal with asbestos in old sealant?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Do you use silicone or polyurethane in movement joints?

The right product depends on the joint. Low-modulus neutral-cure silicone suits many facade joints, while polyurethane is common in trafficked floor and deck joints, and the specification has the final say.

Do you hold CHAS accreditation?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

Signs you need expansion joint sealing in Kensal Town

When a bead pulls away from one face, it has lost adhesion. Poor preparation, a skipped primer, or sealant bonded to the back of the joint are typical reasons, and it’s common on joints sealed in a hurry.

Most enquiries start with something like this:

  • Arrises breaking up along floor joints
  • Movement joints with split or torn sealant
  • Debris jammed in movement joints
  • Damp inside where a wall movement joint has failed

Sites like St Charles' Hospital (to the west of Kensal Town) carry ambulances, deliveries and visitors’ cars over their road and deck joints.

What we can’t put right

Honesty saves time and money. New sealant won’t cure:

  • Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
  • Proprietary pre-formed expansion joint systems
  • Joints too narrow for the movement, which need redesigning by the engineer

If in doubt, call the office on 01277 525 020 or use the quote form and we’ll say what we think.

Where we work in Kensal Town

  • Podiums and floor movement joints
  • Brickwork movement joints
  • Cladding panel joints
  • Precast concrete panel joints
  • Car park decks and ramps
  • Blockwork control joints

Looking after the joints

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Reopen bays and walkways only after the stated cure time
  • Plan racking layouts so feet don’t land on a joint
  • Look over external and deck joints after a hard winter
  • Report split or peeling joint sealant early

Movement joints belong on the planned maintenance inspection list. Early splits and edges starting to lift show up on a routine check and long before edges start to break. If anything looks wrong, phone 01277 525 020 or email a schedule or drawings with photographs.

Floor joints with failed fillers break up quickly under wheels. Damaged edges make the floor rough and wear wheels faster and the broken length grows with every pass. Keeping the filler or sealant sound protects the floor.

On site: what to expect

We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish. The ULEZ covers the whole of Greater London, and parking near a job is rarely simple. If there’s a loading bay, a car park or a permit we can use, tell us when you send details.

  1. Photos, joint lengths and drawings come to us, or we visit.
  2. Joint widths and expected movement are checked against what the sealant can take.
  3. Old sealant and debris are cut out of every joint.
  4. Any broken arrises or friable edges are flagged before work goes further.
  5. A sealant suited to the movement and traffic is laid to depth and tooled.
  6. Each area is handed back after its cure time, under our 12-month guarantee.

Before we start on site

  • For older buildings, check the asbestos register before work
  • Point out any areas we must not close
  • Let us know about inductions and permits

Advice

Leave it or put it right?

A failed joint seal doesn’t mean the slab, panel or wall needs replacing. If the material either side is sound, a properly prepared reseal restores the joint. If the edges have broken up, we will tell you they need repairing first. Access in London is hard enough to arrange once, so while access is arranged it pays to renew all failing joints, not just the worst.

The specified product makes a difference, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site rules also count.
