Expansion joint sealing in Forestdale, done properly

The seal is what lets a movement joint do its job. When the sealant splits or lets go, the gap fills with dirt and water; the joint jams, its edges take the load and the arrises spall. Resealing at the first signs of failure is far cheaper than repairing the material either side. If you’re dealing with arrises breaking up along floor joints and layers of sealant in a movement joint, we can put it right, whatever the surface. Whether you call it commercial sealant work, mastic application or joint sealing, in Forestdale it comes down to the same thing: the right product in a properly prepared joint.

Distribution and trade units on London’s edges, and deck car parks across the city, hold most of its floor and slab joints. Planning a job in Forestdale means thinking about access, loading times and the ULEZ as well as the joints.

Every job is signed off with a 12-month guarantee. It’s a plain promise: if our work fails within that year, we put it right.

Cost factors for movement joints

There’s no standard rate for sealant work, since sites vary so much. What we take into account:

  • Working within restricted access windows
  • How much there is to seal
  • The size and state of each joint
  • The site’s rules and procedures

We don’t publish prices, because the scope varies so much from one building to the next. Call for a quote.

Before you send an enquiry

Diagnosis starts before we arrive. Tell us:

  • Where the site is, with the postcode
  • The product your specification calls for
  • Drawings or a marked-up plan, if available
  • Whether an asbestos survey exists

For a fixed quote, give us a call on 01277 525 020 or email us with the site address and an outline of the work. You can also send details through our quote form.

When it isn’t the sealant

Being straight saves everyone time. Fresh joints won’t solve:

  • Damaged metal nosings or cover plates over a joint
  • Waterproofing layers buried beneath the sealant
  • Movement on a scale no sealant is meant to absorb

If you are not sure, just call 01277 525 020 or use the quote form and we’ll give you a straight answer.

Joints and surfaces we work on

  • Precast concrete panel joints
  • Car park decks and ramps
  • Podiums and floor movement joints
  • Brickwork movement joints
  • Blockwork control joints
  • Cladding panel joints

Maintenance after handover

Problems stay small when the joints are checked regularly. Specifically:

  • Leave barriers in place until fresh joint sealant has cured
  • Clear dirt from joint lines during routine cleaning
  • Look over external and deck joints after a hard winter
  • Act on the first tear or lifting edge rather than waiting

Keep wheels, feet and water off new joints until the sealant has cured. How long that takes depends on the product, the temperature and the depth of the joint and we’ll tell you when each bay or area can reopen. Barriers left in place until then protect the finish.

On a multi-storey car park, a failed joint normally shows up as a leak onto the deck underneath. That water often carries de-icing salts with it, which is bad news for the concrete and the people parking below. Sealing the joint promptly stops it at source.

Why it’s worth doing now in Forestdale

Closing a car park for a reseal is rarely an option. Phased work by bay or zone lets the rest stay in use. Tell us what has to stay open and we will plan around it. Failed sealant in a building in Forestdale can quickly affect neighbours, tenants or the floor below: water travels through shared structures, and a small leak becomes a dispute between occupiers. Putting it right early is less disruptive than dealing with the consequences.

Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote and we will explain how it’s made up.

Slabs, ramps and loading bays in Forestdale

Basement car parks and service yards in London tend to be in use all working day, which is why we work a few bays at a time. Less than 3 miles from Forestdale there are at least three named estates and business parks. That puts plenty of warehouse floors, service yards and car parks close by, all with joints under traffic.

At places like Capital Business Centre, 2.5 miles west of Forestdale, joints are sealed a section at a time so operations carry on. Schools like Courtwood Primary School often have long brick elevations with movement joints that age quietly.

How a job runs

In a busy building, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed before we move to the next. The ULEZ covers the whole of Greater London, and parking near a job is rarely simple. If there’s a loading bay, a car park or a permit we can use, tell us when you send details.

  1. We assess the joints on site or from photographs, noting widths and how each has failed.
  2. A fixed quote names the sealant we propose and its movement class.
  3. Phasing is agreed so decks, floors or entrances can stay in use where needed.
  4. We strip the old sealant or filler and prepare each face until it’s sound and dry.
  5. Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
  6. We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.

Before we start on site

  • Share your working hours and any access restrictions

Advice

Do you need expansion joint sealing in Forestdale?

Most movement joint failures come down to the joint stretching further than the sealant can take. A joint that’s too narrow for the movement, or a product with the wrong movement class, will split through the middle. The same product in the same joint tends to fail again, so we check width and movement before quoting.

Any of the following is a good reason to get the joints checked over:

  • Water dripping through deck or ramp joints
  • Torn sealant in brick or block movement joints
  • New sealant over old, now failing
  • Weathered movement joint sealant that no longer flexes

Forestdale is inside London’s ULEZ, as is the rest of Greater London; tell us about loading bays, goods lifts and parking when you send details.

Before you book anyone

  • Is the sealant right for the movement and the substrate?
  • How they’ll work around occupants
  • What level of public liability insurance do they hold?
  • Their pre-qualification and accreditations

Questions about Forestdale

Is Vulcan Way Industrial Estate, near Forestdale, within your area?

Yes. Our area takes in Forestdale and its surroundings, with estates and business parks such as Vulcan Way Industrial Estate included. A few photos and the unit address let us price the work.

Can you cope with the access rules in a London building?

Yes, we plan every London job around the building’s own access rules. The building manager’s rules go straight into our method. The ULEZ covers the whole of Greater London, which we allow for

Can you send site paperwork?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote.

Do you guarantee expansion joint work?

It’s backed by our 12-month guarantee. Tell us right away if a joint we sealed gives trouble in that time.

How long does movement joint sealing take?

Allow a day or so for a modest run of joints, and longer where decks, ramps or floors are done in phases. We confirm the timescale with the quote, including any phasing.

What happens if old sealant might contain asbestos?

Managing asbestos is the dutyholder’s responsibility, so for older buildings we ask for the asbestos register first. If anything suspect turns up, we stop until it’s tested.

When can you be on site?
