Aftercare for building managers

Problems stay small when the joints are checked regularly. Specifically:

  • Report split or peeling joint sealant early
  • Sweep decks, ramps and floors so grit doesn’t collect in the joints
  • Keep scrapers and ploughs from dragging across joint sealant
  • Avoid parking heavy plant or pallets on joint lines

Our workmanship on movement joints carries a 12-month guarantee. Keep the handover details, product and date with your O&M records so future maintenance isn’t guesswork.

Unsupported floor joint edges spall under forklift and pallet-truck wheels. Damaged edges make the floor rough and wear wheels faster, and the damage spreads along the joint. Sealing early protects the edges.

About our expansion joint sealing in Seven Sisters

Joint design counts for as much as the sealant itself. Joint width must suit the movement and the movement class of the sealant. For wider joints, many sealant makers recommend a width-to-depth ratio, often around 2:1. We work on cladding panel joints, precast concrete panel joints and brickwork movement joints, and the failures we’re asked to look at most are sealant pulling off the joint face and expansion joints split through the centre of the bead. Whether you call it commercial sealant work, mastic application or joint sealing, in Seven Sisters it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Floor and movement joints in London take heavy use: car park decks, loading bays, shopping centre malls and podiums over occupied space. A failed joint lets water and debris in, and the edges soon spall.

Every job we finish is backed by a 12-month workmanship guarantee, in Seven Sisters as everywhere else we work. If a joint we sealed fails because of how it was installed, we come back and put it right.

Seven Sisters: questions and answers

Does your area include sites such as Tottenham Hale Retail Park, near Seven Sisters?

Yes. We cover Seven Sisters and the area around it, including industrial estates, business parks and retail parks such as Tottenham Hale Retail Park. To start, just phone 01277 525 020 or use the quote form with the unit, the joints involved and your access times.

Can you take on a job at a hospital such as St Ann's Hospital?

Yes, hospitals are one of the sectors we cover. Each area is agreed with the ward or department and the estates team in advance.

How do you deal with asbestos in old sealant?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Are you CHAS accredited?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

Is it fine to apply new sealant on top of old?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

How long do sealant joints last?

There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.

Do you guarantee expansion joint work?

The workmanship is guaranteed for 12 months from sign-off, and we are fully insured for public liability. Keeping joints clear of debris helps them last.

Diagnose, treat, sign off

At the end of each section, we remove the tape, clean down and inspect every joint with your site contact. Where the sealant needs time to cure before use, we tell you and sign the area. All of Greater London is in the ULEZ, and kerbside space in Seven Sisters can be scarce. If there’s a loading bay, a car park or a permit we can use, tell us when you send details.

  1. First the joints are inspected, widths measured and the type of failure noted.
  2. You receive a fixed quote stating the product and the movement it is rated for.
  3. Phasing is agreed so decks, floors or entrances can stay in use where needed.
  4. We strip the old sealant or filler and prepare each face until it’s sound and dry.
  5. Depth is controlled with backing, the faces are primed where the maker calls for it, then the bead is laid and tooled.
  6. Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.

What we need from you

  • Tell us what induction or permit system the site runs
  • Share the asbestos register for older buildings

Why deal with it now?

Leaving a failed movement joint rarely stays a small problem. Water and debris get in, the joint jams and the edges spall. Resealing early keeps the work to sealant. In a London building, a failed joint rarely affects only one party: water travels through shared structures, and a small leak becomes a dispute between occupiers. Putting it right early is less disruptive than dealing with the consequences.

A quote for movement joints depends on how many there are, their condition and the access. Call for a quote.

What sealant work can’t fix

Being straight saves everyone time. Fresh joints won’t solve:

  • A joint that has to be widened or re-detailed before it can work
  • Waterproofing layers buried beneath the sealant
  • Cracking or settlement that calls for an engineer’s assessment

If in doubt, call the office on 01277 525 020 or send details through our quote form and we will say what we think.

Quoting for work in Seven Sisters

A fixed quote reflects the actual work. It allows for:

  • Induction, permit and paperwork requirements
  • The product specified
  • Travel to remote or island sites
  • Whether the work must be split into stages

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

What we need to price the job

A few photographs plus some basic facts will normally do. It helps to include:

  • What the building is and how it’s used
  • Clear photos of the problem areas
  • Specification clauses that apply
  • Asbestos survey details if the building is older

Send details, get a quote, we seal, guaranteed: that’s how every job runs. The first step is to call the office on 01277 525 020 or email us with what you know.

Expansion joint sealing in Seven Sisters: the local picture

Seven Sisters has at least three named business or industrial parks inside a 3-mile radius. Their warehouses, yards and car parks are exactly where joints take the most punishment. Basement car parks and service yards in London tend to be in use all working day, which is why we work a few bays at a time.

At a retail site such as Tottenham Hale Retail Park, 0.6 miles north-east of Seven Sisters, joints in car parks, service yards and sales floors carry cars, cages and trolleys every day. A campus such as American University in London (to the south-west of Seven Sisters) has long runs of movement joint in its buildings, decks and paving. Another example is Crusader Industrial Park, 0.8 miles to the south-west of Seven Sisters, where floors and yards would be done in stages around the occupiers.

Cladding panel joints

Access to cladding joints is agreed before the price is fixed. Close-up photos help us judge the joints or a site visit fills the gaps.

Internal floor movement joints

Warehouse and retail floors have saw-cut induced joints and construction joints. Trafficked floor joints often get a semi-rigid filler and a flexible sealant where the joint moves more.
