Expansion joint sealing for commercial buildings in Greenwich

Floor movement joints in warehouses, retail and public buildings carry wheeled traffic. Unsupported edges break up under wheels, so the right filler or sealant for the traffic and movement matters. If the arrises are already broken, we will say so before sealing, and phased work keeps areas in use. Site teams most often ask us about expansion joints split through the centre of the bead and water getting into the wall through a failed joint, on precast concrete panel joints, podiums and floor movement joints and cladding panel joints. Searching for sealant specialists in Greenwich? We’ve been sealing commercial buildings since 2005.

Distribution and trade units on London’s edges, and deck car parks across the city, hold most of its floor and slab joints. Planning a job in Greenwich means thinking about access, loading times and the ULEZ as well as the joints.

Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and we explain exactly what that covers when we quote.

Why act early in Greenwich

A failed joint seal doesn’t mean the slab, panel or wall needs replacing. Where the edges are sound, cutting out and resealing is enough. We’ll flag where edges need repair before sealing. In Greenwich, each extra visit means more notices, permits and disruption, so a proper job first time, with the old sealant fully removed, is worth it.

The price depends on how many linear metres there are, what has to come out first and the access. Call for a fixed quote when you are ready.

Honest limits

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Changing the joint layout or spacing of a structure
  • Concrete or masonry repairs along the arrises
  • Waterproofing layers buried beneath the sealant

If you are not sure, just speak to us on 01277 525 020 or email drawings and photos and we’ll give you a straight answer before you book.

Warehouse floors and decks around Greenwich

London car parks, loading bays and podium decks often can’t close for long, so the work is broken into short sections agreed with the building manager. The 3 miles around Greenwich take in at least three named trading estates, business parks or retail parks. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest.

Parks like Greenwich Centre Business Park (0.7 miles west of Greenwich) combine paved areas, car parks and building elevations, each with joints that move. A campus such as University of Greenwich, under half a mile north-west of Greenwich, has long runs of movement joint in its buildings, decks and paving.

Greenwich is about 4 miles east of London, in Greater London. We send applicators to Greenwich for movement joints. Greenwich is one of 764 places in Greater London on our list for movement joints.

Among the streets we cover are Cade Road, Webb Road and Creek Road, and sites on any of them can send details for a fixed quote. FAQs: Greenwich

Will you take on work at estates like Greenwich Centre Business Park, close to Greenwich?

Yes. We cover Greenwich and the area around it, including industrial estates, business parks and retail parks such as Greenwich Centre Business Park. Photos and a short description are enough for a first look.

Is a hospital such as Blackheath Hospital somewhere you can work?

Yes, healthcare and care buildings are part of our work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

What happens if old sealant might contain asbestos?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.

Do you work to architects’ specifications?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.

Do you reseal car park expansion joints?

Yes. Let us know the opening hours and which levels or bays have to stay available, and we will plan the phasing around it.

What guarantee do you give on joint sealing?

Our workmanship on movement joints carries a 12-month guarantee. The guarantee covers how we sealed, not damage caused afterwards.

Does weather matter for sealant work?

For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

From enquiry to sign-off

We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and the sealant is tooled off neatly. In Greenwich, most buildings stay in use during the work, so zones and timings are agreed with whoever manages the building. Phased work keeps the rest of the building in use.

  1. Photos, joint lengths and drawings come to us, or we visit.
  2. Joint widths and expected movement are checked against what the sealant can take.
  3. Every joint is cleared of the failed seal and any grit packed into it.
  4. Edges are checked, and we tell you if any need repairing before sealing.
  5. The right sealant goes in at the right depth, bonded to the two sides only.
  6. Each area is handed back after its cure time, under our 12-month guarantee.

What we need from you

  • Tell us what induction or permit system the site runs
  • Arrange parking or a loading space

Advice

What the job involves on each surface

Cladding panel joints

Metal and composite panels shift considerably as temperatures change. The joints need a low-modulus sealant with enough movement capability.

Joints between different materials

Junctions between brick and render, or concrete and cladding, move independently. We choose a sealant that grips both faces priming where the maker calls for it.

Common problems we fix in Greenwich

Weathering wears down sealant on exposed elevations and decks. UV hardens the surface, and the sealant loses its ability to stretch, so it can’t follow the movement any more.

Site and facilities staff are often the first to spot these:

  • Previous reseals laid over old sealant
  • Movement joints with split or torn sealant
  • Water dripping through deck or ramp joints
  • Sealant pulling off the joint face

Retail centres such as Peninsular Retail Park (1.1 miles north-east of Greenwich) have floors, service yards and car parks with joints under constant traffic.

Questions to ask before you book

  • Who will actually carry out the work
  • Whether primer will be used where the manufacturer specifies it
  • How joint depth will be controlled
  • Are they CHAS accredited or on Constructionline?

Questions to ask before you appoint anyone

Doing it in-house

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
