After the work
After handover, a little attention goes a long way:
- Report split or peeling joint sealant early
- Look over external and deck joints after a hard winter
- Avoid parking heavy plant or pallets on joint lines
- Keep traffic off new joints until the cure time is up
Fresh joint sealant needs its full cure time before it takes traffic or water. How long that takes depends on the product, the temperature and the depth of the joint, and we confirm it for each area before we leave. Barriers left in place until then protect the finish.
An open joint fills with grit, and a joint full of grit can’t close. The arrises crack and break away under the load and the reseal becomes an edge repair as well. Keeping the seal sound avoids all of that.
Expansion joint sealing in Lampton
Width, depth and product all have to work together. Joint width must suit the movement and the movement class of the sealant. For wider joints, the width-to-depth ratio is often around 2:1, as the manufacturer advises and the bead bonds to the sides, never the back. We work on cladding panel joints, precast concrete panel joints and brickwork movement joints, and what we’re called in for most is movement joints with split or torn sealant and joints packed with grit and debris. London’s floor joints are concentrated in warehouses and trade units, car parks, podiums and decks. In Lampton, as everywhere in London, access, loading and the ULEZ all come into the plan.
The 12-month guarantee covers our workmanship: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Site staff or a sealant specialist?
Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
What we can’t put right
We check first that sealant really is the fix. It isn’t the answer for:
- Waterproofing layers buried beneath the sealant
- Joints too narrow for the movement, which need redesigning by the engineer
- Structural movement beyond what the joints were designed for (that needs a structural engineer)
Not sure which it is? You can call the office on 01277 525 020 or email drawings and photos and we will tell you honestly.

How a job runs
At the end of each section, we remove the tape, clean down and inspect every joint, ready for your sign-off. If an area should be left alone while the sealant cures, we say how long and put signs out. All of Greater London is in the ULEZ, and kerbside space in Lampton can be scarce. If there’s a loading bay, a car park or a permit we can use, tell us when you send details.
- The first job is to check each joint: how wide it is, how it moves and why the old seal let go.
- A fixed quote follows, naming the sealant and its movement class.
- The failed seal is removed and both faces are cleaned until sound and dry.
- Closed-cell backing rod is set to depth, or bond-breaker tape in shallow joints.
- After any primer the maker requires, the bead is applied and tooled so it grips two sides only.
- Each joint is inspected and handed over with our 12-month guarantee.
What we need from you
- Send asbestos survey details if the building is pre-2000
- Tell us what induction or permit system the site runs
- Tell staff and tenants when we will be in

Specifications, drawings and tender packages are welcome with any enquiry, and we will price the work to it. Smaller jobs need nothing more than photos and a few notes.

FAQs: Lampton
Can you cope with the access rules in a London building?
Yes. Inductions, permits and timed loading are routine for us in London. Send the building rules and access times with your enquiry. The ULEZ covers the whole of Greater London, which we allow for
Is hospital work, at somewhere like West Middlesex Hospital, something you do?
Yes. We work in healthcare settings as well as offices and schools. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.
When can you be on site?
Give us your site hours and any access windows in your enquiry, and we will plan around them. Our office runs Monday to Friday, 8am until 5pm.
When can the area be used after sealing?
The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, so we’ll confirm the curing time on the day.
What about RAMS and site documents?
Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm them with the quote.
Are you insured?
Yes. We are fully insured, and the certificate can go with your quote.
Can a joint be sealed if the edges are broken?
A bond is only as strong as the material behind it, so broken or crumbling edges have to be repaired first. We flag it at the quote stage where we can see it.

How the job changes by surface
Car park decks and ramps
Failed deck joints often show as leaks on the level below. We strip the old seal, prepare the edges and seal again flagging broken edges along the way.
Internal floor movement joints
Wheeled traffic chips floor joint edges that aren’t supported. The right filler or sealant for the traffic and movement protects them.

Signs you need expansion joint sealing in Lampton
Three-sided adhesion is a common cause of early failure. Sealant fixed to the base and sides can’t flex, so it tears.
These are often picked up first by site or facilities staff:
- Debris jammed in movement joints
- Chipped joint edges on forklift routes
- Sealant pulling off the joint face
- Weathered movement joint sealant that no longer flexes
Sites like West Middlesex Hospital, 1.5 miles east of Lampton, carry ambulances, deliveries and visitors’ cars over their road and deck joints.
What to look for in a quote
- Is the sealant right for the movement and the substrate?
- Whether primer will be used where the manufacturer specifies it
- How they’ll work around occupants
- Is depth set with backing rod, or bond-breaker tape in shallow joints?
