Expansion joint sealing for Belvedere sites
Photos, a specification or a quick description of the joints is enough to start a fixed quote.
Why act early in Belvedere
Patching the worst lengths of a joint can make sense short term. The remaining sealant is often close to failing too, and a second visit means paying for access again. We can price a patch and a full reseal side by side. Repeat call-outs disrupt occupied London buildings, so cutting the old sealant out fully and doing it right once is the better route.
The specified product makes a difference, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.
Why us?

Expansion joint sealing in Belvedere, done properly
Floor movement joints in warehouses, retail and public buildings carry wheeled traffic. Unsupported edges break up under wheels so the product has to suit both the traffic and the movement. We’ll tell you if the edges need repairing before sealing. Most enquiries involve arrises breaking up along floor joints and expansion joints filled with dirt and stones, on podiums and floor movement joints, precast concrete panel joints and brickwork movement joints. Searching for sealant specialists in Belvedere? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.
Distribution and trade units on London’s edges, and deck car parks across the city, hold most of its floor and slab joints. Planning a job in Belvedere means thinking about access, loading times and the ULEZ as well as the joints.
Work we carry out in Greater London comes with a 12-month guarantee. Should something we installed fail, speak to us on 01277 525 020 or send photos by email and we’ll come back to it.

What else we do in Belvedere
Where floor joints take the most wear near Belvedere
Few London car parks or loading bays can be taken out of use for more than a short spell, so joints are sealed in sections with each area handed back once cured. Belvedere has at least three named business or industrial parks inside a 3-mile radius. Sites like these are full of saw-cut floor joints, yard slabs and car park joints.
At places like Madford Trade Park (0.7 miles south-east of Belvedere), joints are sealed a section at a time so operations carry on. For an occupier at a site such as Atlas Trade Park, 0.6 miles to the south-east of Belvedere, the joints at loading doors and dock levellers typically see the hardest wear. For estates staff at a university like University of East London (4.2 miles west of Belvedere), building and paving joints are part of the planned maintenance list.
Belvedere is about 3 miles east of Plumstead, in Greater London. Anywhere in DA17, it works the same way: send details, get a fixed quote, we seal, and the work is guaranteed. Our Greater London coverage takes in 764 places, large and small. Our London page has more on work in that area.
If you need expansion joint sealing in DA17, DA8 and DA18, the process matches everywhere else we work: details, then a fixed price, then sealing and a 12-month guarantee. If your site is on Cray Road, Adit Road and Clive Road or close by, we can quote for movement joints. If your building is just outside Belvedere, we cover Lessness Heath (1 mile west), Erith (1 mile south-east), Northumberland Heath (1 mile south-east), Bexley Riverside (1 mile south-east) and West Heath (1 mile south-west). Bigger towns within reach include London (11 miles west), City of Westminster (13 miles west), Marylebone (13 miles west), Kensington (15 miles west), St Pancras (12 miles west) and Shoreditch (10 miles west).

What sealant work can’t fix
Honesty saves time and money. Fresh joints won’t solve:
- Joints too narrow for the movement, which need redesigning by the engineer
- Cracking or settlement that calls for an engineer’s assessment
- Concrete or masonry repairs along the arrises
If in doubt, call the office on 01277 525 020 or send details through our quote form and we’ll say what we think.
What we seal
- Cladding panel joints
- Blockwork control joints
- Brickwork movement joints
- Precast concrete panel joints
- Podiums and floor movement joints
- Car park decks and ramps
Questions about Belvedere
Can you cope with the access rules in a London building?
Yes, we plan every London job around the building’s own access rules. Share the building’s contractor rules and we’ll work to them. All of Greater London is inside the ULEZ, and our planning allows for it
Is a hospital such as Erith and District Hospital somewhere you can work?
Yes, provided the work is planned with the site’s estates team. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.
What guarantee do you give on joint sealing?
The workmanship is guaranteed for 12 months from sign-off, and we are fully insured for public liability. Keeping joints clear of debris helps them last.
Is it fine to apply new sealant on top of old?
No. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.
Does the weather affect joint sealing?
Outside work depends on conditions: rain, frost and condensation all stop sealant bonding. Indoor joints can typically carry on regardless.
Can you quote from photographs?
Photos, drawings or a schedule are often enough to quote. Where they aren’t, we arrange a site visit.
Do you use silicone or polyurethane in movement joints?
Movement capability matters most, classified under BS EN ISO 11600. Where two different materials meet, a hybrid sealant can be the better choice.
Our process
The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it. In Belvedere, most buildings stay in use during the work, so zones and timings are agreed with whoever manages the building. Areas are handed back as each section is finished.
- We assess the joints on site or from photos, noting widths and how each has failed.
- A fixed quote names the sealant we propose and its movement class.
- Phasing is agreed so decks, floors or entrances can stay in use where needed.
- We strip the old sealant or filler and prepare each face until it’s sound and dry.
- Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
- We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.
What we need from you
- Point out any areas we must not close
- Arrange parking or a loading space
- Tell staff and tenants when we’ll be in

Looking after the joints
Your facilities or cleaning team can help the joints last. Share these points with them:
- Inspect exposed joints once the cold weather has passed
- Sweep decks, ramps and floors so grit doesn’t collect in the joints
- Include every elevation and deck joint in periodic inspections
- Treat a small split as a warning, not a cosmetic issue
On car parks, winter clearance can damage deck joint sealant. Raising blades over joints where possible protects the seal.
A failed deck joint lets water straight through to the level below. That water often carries de-icing salts with it, which is bad news for the concrete and the people parking below. Resealing early limits the damage.
Quoting for work in Belvedere
Sealant work doesn’t have a standard rate, because every site is different. What we look at:
- Distance, for remote addresses
- Joint width, depth and condition
- Any access equipment needed
- Whether old sealant has to be cut out first
Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.
What to include in your enquiry
The more we know, the firmer the quote. When you get in touch, include:
- How the joints are reached, and at what height
- Rough lengths or quantities, or drawings if you have them
- Whether the building will be occupied during the work
- Whether an asbestos survey exists
We quote a fixed sum against the scope you give us, so you know the figure before anyone is on site. To start the process, phone 01277 525 020 or use the quote form.
