Expansion joint sealing for Fulwell sites

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

When to bring in a specialist

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Expansion joint sealing in Fulwell

Brickwork and blockwork walls have vertical movement joints at intervals that most people only notice when the sealant has gone. Once the seal fails, rain reaches the cavity and the joint can no longer close. The old seal comes out, backing goes in and a sealant with the right movement class is applied, primed where the manufacturer specifies. Most enquiries involve water getting into the wall through a failed joint and previous reseals laid over old sealant, on podiums and floor movement joints, brickwork movement joints and blockwork control joints. Searching for sealant specialists in Fulwell? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

Around Fulwell, as across London, joints are under constant load, from basement car parks and loading bays to podium decks and busy mall floors. A failed joint lets water and debris in, and the edges soon spall.

The 12-month guarantee covers our workmanship: the preparation, the sealing and the tooling. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

How the job changes by surface

Joints between different materials

Junctions between brick and render, or concrete and cladding, move independently. The product must bond to both substrates and cope with the movement, with primer where specified.

Car park decks and ramps

Failed deck joints often show as leaks on the level below. We strip the old seal, prepare the edges and seal again.

What sealant work can’t fix

Being straight saves everyone time. New sealant won’t cure:

  • Damaged metal nosings or cover plates over a joint
  • A joint that has to be widened or re-detailed before it can work
  • Waterproofing layers buried beneath the sealant

If you are not sure, just ring 01277 525 020 or send details through our quote form and we’ll give you a straight answer before you book.

Joints and surfaces we work on

  • Brickwork movement joints
  • Precast concrete panel joints
  • Blockwork control joints
  • Car park decks and ramps
  • Podiums and floor movement joints
  • Cladding panel joints

How a job runs

Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. The work itself normally takes a few hours to several weeks, depending on how many metres of joint there are and how much old sealant or filler needs removing, and we clear our waste as we work. Most London premises stay occupied while we’re on site, so we agree zones and timings with the building or facilities manager. Phased work keeps the rest of the building in use.

  1. Photos, joint lengths and drawings come to us, or we visit.
  2. We compare each joint’s width with the movement and the sealant’s capability, and flag anything that needs an engineer.
  3. Every joint is cleared of the failed seal and any grit packed into it.
  4. Any broken arrises or friable edges are flagged before work goes further.
  5. A sealant suited to the movement and traffic is laid to depth and tooled.
  6. Each area is handed back after its cure time, under our 12-month guarantee.

What we need from you

  • Flag any permit to work we’ll need

Expansion joint sealing in Fulwell: the local picture

That puts plenty of warehouse floors, service yards and car parks close by, all with joints under traffic.

Office parks like Hampton Hill Business Park, 0.5 miles to the south-west of Fulwell, have decks, ramps and clad elevations whose joints take movement every day. After the work

Once the work is signed off, a little attention goes a long way:

  • Keep traffic off new joints until the cure time is up
  • Sweep decks, ramps and floors so grit doesn’t collect in the joints
  • Look over external and deck joints after a hard winter
  • Treat a small split as a warning, not a cosmetic issue

Snow ploughs and scrapers catch on joint lines. Raising blades over joints where possible protects the seal and a look at the joints after winter catches any damage.

A failed deck joint lets water straight through to the level below. Salty water dripping through stains soffits and lands on parked vehicles. Resealing early limits the damage.

Questions we are asked in Fulwell

Do you take on work at healthcare sites like Teddington Memorial Hospital?

Yes, healthcare and care buildings are part of our work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Do you take on jobs in Fulwell where loading and access are tightly controlled?

Yes, most London buildings have access rules of some kind, and we plan around them. Say when the building is occupied and when it’s quiet, and we’ll plan accordingly. All of Greater London is inside the ULEZ, and our planning allows for it

Are expansion joints and movement joints the same thing?

Put simply, it’s a planned break in a wall, slab or deck so the materials can move. Many people call it an expansion joint, and either way it needs a sound seal.

Do you seal on top of existing sealant?

No, never. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.

What’s the quickest route to a quote?

You can use the quote form on this site; alternatively, call 01277 525 020 or send photos by email. Include photographs or drawings if you have them.

What site paperwork can you supply?

Each site asks for different documents, so tell us what you need and we’ll confirm it when we quote.

Do you reseal car park expansion joints?

Yes. Tyre loads, grit and de-icing salts make these some of the hardest joints to keep sealed.
