Need expansion joint sealing in Chelsea?

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Expansion joint sealing in Chelsea

Few joints take as much punishment as those in a car park. Tyres load the edges, and de-icing salts and water work into any gap. A sealant suited to traffic and the expected movement goes in and the work can be phased so parts of the car park stay open. We work on podiums and floor movement joints, cladding panel joints and blockwork control joints, and the usual reasons a site gets in touch are previous reseals laid over old sealant and expansion joints split through the centre of the bead. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Chelsea is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Most London buildings can’t shut a car park, loading bay or warehouse floor for long. We work through joints a section at a time, closing small areas in turn.

We sign every job off with a 12-month guarantee. The promise is simple: if the work we did fails within twelve months, we return to fix it.

Our process

When we get to site, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before any cutting starts, and the work normally takes anything from part of a day to a couple of weeks, depending on joint lengths, widths and access. In Chelsea, most buildings stay in use during the work, so we agree zones and timings with the building or facilities manager. Areas are handed back as each section is finished.

  1. First, the joints are inspected for width, movement and the type of failure.
  2. Next, we fix a price and confirm the sealant we propose for the movement.
  3. Old sealant and filler are cut out and the joint faces cleaned back to sound material, flagging any broken edges that need repair before sealing.
  4. Backing rod goes in at the right depth, or bond-breaker tape where the joint is shallow.
  5. Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
  6. Finished joints are checked and backed by our 12-month guarantee.

What happens if old sealant might contain asbestos?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.

Do you cover Chelsea?

Yes. We take on work across Chelsea.

Can you handle several sites?

Yes. We take on portfolio and planned maintenance work, with each site phased to suit its occupants.

What causes movement joint sealant to fail?

Usually the joint is moving more than the sealant can take. We review the joint design as well as the sealant before pricing so the same failure isn’t repeated.

Does weather matter for sealant work?

Outside, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.

Site staff or a sealant specialist?

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we’ll confirm the paperwork you need with the quote.

Redoing a failed joint typically costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Joints that move: notes for Chelsea

In London, decks, bays and service yards usually have to keep running, so joints are sealed in sections with each area handed back once cured. The 3 miles around Chelsea take in at least three named trading estates, business parks or retail parks. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest.

Across sites such as Parkfield Industrial Estate (1.3 miles south of Chelsea), floor and movement joints can be sealed in phases so units keep working. Retail sites such as Brompton Cross District Shopping Centre. (to the north of Chelsea) have car park, service yard and shop floor joints under constant traffic. Maintenance after handover

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Record the sealant used and the date in the O&M file
  • Include every elevation and deck joint in periodic inspections
  • Avoid parking heavy plant or pallets on joint lines
  • Keep stones and debris out of open joint lines

Floor joints on main traffic routes need watching more closely than the rest. Keep racking feet and heavy point loads off joint lines, and report any chipped edges early.

Joints sealed at the same time generally fail around the same time. Inspecting the whole run is worth the effort. We can suggest an order, worst joints first.

What sets the cost

To price the job, we consider:

  • Access and working height
  • Working within restricted access windows
  • The site’s rules and procedures
  • The total length or number of joints

Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

What to include in your enquiry

A few photographs plus some basic facts will normally do. It helps to include:

  • The asbestos register, for older buildings
  • Drawings or a marked-up plan, if available
  • A wide shot and a close-up of the area
  • Whether the building will be occupied during the work

To get a fixed quote, call the office on 01277 525 020 or email a schedule or drawings, telling us the site location and the nature of the job. Our quote form is another easy route.

When it isn’t the sealant

Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:

  • Joints too narrow for the movement, which need redesigning by the engineer
  • Movement on a scale no sealant is meant to absorb
  • Proprietary pre-formed expansion joint systems

If you are not sure, just phone 01277 525 020 or email us and we’ll give you a straight answer before you book.
