Photos, a specification or a quick description of the joints is enough to start a fixed quote.
How a job runs
Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself normally takes a short visit for a handful of joints, or several days or more for a car park deck or long runs of facade joints, and our waste is bagged and taken away as we go. Bigger buildings in London are normally done in phases agreed with the site or facilities manager, keeping disruption low. Send drawings or photos and we will set out a phasing plan with the quote.
- We assess the joints on site or from photographs, noting widths and how each has failed.
- You receive a fixed quote stating the product and the movement it is rated for.
- Phasing is agreed so decks, floors or entrances can stay in use where needed.
- We strip the old sealant or filler and prepare each face until it’s sound and dry.
- Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
- Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.
Preparing the site
- Tell staff and tenants when we’ll be in
- Point out parking and an unloading spot
- Tell us which areas need to stay in use

Advice
Expansion joint sealing for commercial buildings in London
A movement joint only works while its seal does. Once it fails, water, grit and debris get in. Resealing at the first signs of failure is far cheaper than repairing the material either side. We work on podiums and floor movement joints, brickwork movement joints and blockwork control joints, and the failures we’re asked to look at most are weathered movement joint sealant that no longer flexes and previous reseals laid over old sealant. A single leaking joint is often how a building in London first comes to us: we look at the rest while we’re there and tell you what we find.
Industrial estates, retail parks and multi-storey car parks are typical of a place the size of London. Every one has joints taking pallet trucks, forklifts or tyres, so the product has to suit the traffic and the movement at each joint.
We stand behind the joints we seal: 12 months, guaranteed. That covers our preparation and application, and we come back if anything isn’t right.

What affects the price in London
Your fixed quote is built from the real scope. It allows for:
- How much existing material needs removing
- The size and state of each joint
- Induction, permit and paperwork requirements
- Quantities, in metres or numbers
The price depends on the quantity of joints, how much old material needs removing and the access. Call for a quote once you have the details.
Before you send an enquiry
To price the job accurately, we need a clear picture of the site. Send us:
- The product your specification calls for
- Drawings or a marked-up plan, if available
- Anything awkward about access or site hours
- What the building is and how it’s used
Pricing a project or setting a maintenance budget? Send the scope and any drawings, and we will return a fixed quote that you can work with. For a chat about it beforehand, call 01277 525 020 or send photos by email.
Surface by surface
Brickwork and blockwork joints
Brick and block edges need careful preparation. Faces are prepared and primed wherever the sealant maker calls for it.
Car park decks and ramps
Failed deck joints often show as leaks on the level below. The old seal comes out, the edges are prepared and the joint resealed.
Should maintenance staff do it?
Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and we’ll confirm the paperwork you need with the quote.
What else we do in London
After the work
A few simple habits keep the new joints working:
- Plan racking layouts so feet don’t land on a joint
- Keep stones and debris out of open joint lines
- Report split or peeling joint sealant early
- Look over external and deck joints after a hard winter
Our workmanship on movement joints carries a 12-month guarantee. Record which product went into which joints in the building file.
Joints sealed at the same time generally fail around the same time. Inspecting the whole run is worth the effort, so the work can be planned rather than rushed. We can suggest an order, worst joints first.
Questions we’re asked in London
Is Southwark Bridge Business Centre, near London, within your area?
Yes. Estates, retail parks and business parks around London, Southwark Bridge Business Centre among them, are all within reach. To start, just call 01277 525 020 or send photos by email with the unit, the joints involved and your access times.
Must our site in London stop work while the joints are done?
In the majority of cases the site keeps working. Joints are done in phases, a bay, aisle or deck at a time. Tell us which hours and entrances we can use and we’ll plan from there.
Can you work on car park ramps and decks?
Yes. Let us know the opening hours and which levels or bays have to stay available and we will plan around them.
Is any job too small?
Whatever the size, the process is the same: send details, get a fixed quote, we seal, guaranteed.
What if there’s asbestos in the old mastic?
The duty to manage asbestos sits with the building’s dutyholder, so for older buildings we ask for the asbestos register first. If anything suspect turns up, we stop until it’s tested.
What about RAMS and site documents?
Requirements differ from site to site, so tell us what you need and we’ll confirm it when we quote.
Do you work in London?
Yes. We take on work across London.
Where floor joints take the most wear near London
At least three named trading, business or retail sites lie within about 3 miles of London. Sites like these are full of saw-cut floor joints, yard slabs and car park joints. Rainfall across the South East, London included, is lower than in many parts of the UK. External slab and deck joints still need a dry, clean joint to seal, and where de-icing salt is spread in winter, open joints let it in.
Across sites such as Grand Vitesse Industrial Estate, 0.5 miles to the north-west of London, floor and movement joints can be sealed in phases so units keep working. For buildings at a park such as Southwark Bridge Business Centre, which lies north of London, brick and panel movement joints are easy to forget until one leaks. Hospitals like Guy's Hospital (under half a mile north-east of London) have multi-storey or surface car parks whose joints carry vehicles round the clock.
