How we handle expansion joint sealing in New Eltham

Few joints take as much punishment as those in a car park. Tyres load the edges, and de-icing salts and water work into any gap, so failed seals soon lead to leaks onto the level below and broken edges. A sealant suited to traffic and the expected movement goes in and the work can be phased so parts of the car park stay open. We work on blockwork control joints, car park decks and ramps and cladding panel joints, and the failures we’re asked to look at most are expansion joints filled with dirt and stones and joints where the bead has lost adhesion. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in New Eltham, preparation and product choice get the time they need.

London’s floor joints are concentrated in warehouses and trade units, car parks, podiums and decks. In New Eltham, as everywhere in London, access, loading and the ULEZ all come into the plan.

Work we carry out comes with a 12-month guarantee. Should something we installed fail, give us a call on 01277 525 020 or email us and we’ll come back to it.

Do you need expansion joint sealing in New Eltham?

When a bead pulls away from one face, it has lost adhesion. Dusty, damp or contaminated faces, a missing primer and three-sided adhesion are the usual causes and it often shows on rushed work.

Look out for the following:

  • Water dripping through deck or ramp joints
  • Layers of sealant in a movement joint
  • Joints where the bead has lost adhesion
  • Water getting into the wall through a failed joint

Another example is Chiltonian Industrial Estate, 2.8 miles west of New Eltham, where floors and yards would be done in stages around the occupiers.

Honest limits

Honesty saves time and money. Fresh joints won’t solve:

  • Waterproofing layers buried beneath the sealant
  • Joints too narrow for the movement, which need redesigning by the engineer
  • Proprietary pre-formed expansion joint systems

If in doubt, phone 01277 525 020 or email us and we will say what we think before you book.

On site: what to expect

In a busy building, the work is phased so only one area is out of use at a time. Each area is protected, prepared and sealed before we move to the next. All of Greater London is in the ULEZ, and kerbside space in New Eltham can be scarce. Let us know about any on-site parking or loading arrangements when you send the job details.

  1. First the joints are inspected, widths measured and the type of failure noted.
  2. You receive a fixed quote stating the product and the movement it is rated for.
  3. Phasing is agreed so decks, floors or entrances can stay in use where needed.
  4. The failed seal is cut out and both joint faces cleaned back to sound material.
  5. Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
  6. We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.

What we need from you

  • Flag any permit to work we’ll need
  • Arrange parking or a loading space
  • Tell staff and tenants when we will be in

What the job involves on each surface

Podium joints

Podiums take foot traffic, planters and weather. A sealant suited to both traffic and exposure is used.

Brickwork and blockwork joints

Vertical movement joints in brick and block walls let the masonry grow and shrink. We use a sealant rated for the movement, typically low-modulus.

FAQs: New Eltham

Can you take on a job at a hospital such as Eltham Community Hospital?

Yes, provided the work is planned with the site’s estates team. We follow the site’s permits, sign-in and infection-control procedures in every area.

Is Green Lane Business Park, near New Eltham, within your area?

Yes. We cover New Eltham and the area around it, including industrial estates, business parks and retail parks such as Green Lane Business Park. To start, just give us a call on 01277 525 020 or email drawings and photos with the unit, the joints involved and your access times.

Why do our movement joints keep failing?

Most often the movement is too much for the product or the joint width. We review the joint design as well as the sealant before pricing.

Do the joint edges need to be sound before sealing?

Broken arrises have to be put right before resealing, and we will point out where that’s the case. Sealing over them leads to early failure.

When can you be on site?

We’re in the office from 8am until 5pm, Monday to Friday. Let us know your site hours and access windows, and the work will be planned around them.

How long does movement joint sealing take?

Allow anything from part of a day to a couple of weeks, depending on joint lengths, widths and access. We confirm the timescale with the quote along with the phasing plan.

Will your applicators have CSCS cards?

Yes. Our applicators hold CSCS cards, which many sites require.

Maintenance after handover

Problems stay small when the joints are checked regularly. In particular:

  • Keep racking legs and heavy point loads off floor joints
  • Check joints after long freezing spells
  • Inspect movement joints alongside other routine building checks
  • Record the sealant used and the date in the O&M file

Movement joints belong on the planned maintenance inspection list. Early splits and edges starting to lift show up on a routine check. If anything looks wrong, call the office on 01277 525 020 or email us with photos.

On a multi-storey car park, a failed joint normally shows up as a leak onto the deck underneath. Salty water dripping through stains soffits and lands on parked vehicles, which is bad news for the concrete and the people parking below. Resealing early limits the damage.
