Expansion joint sealing for commercial buildings in North End

Mastic Doctor has sealed movement joints since 2005. CHAS accredited, Constructionline member, CSCS-carded applicators and five million pounds of public liability insurance. Each job is backed by a 12-month guarantee on the workmanship. We work on cladding panel joints, precast concrete panel joints and blockwork control joints, and what we’re called in for most is brittle, chalky sealant on external joints and debris jammed in movement joints. Looking for mastic applicators who cover North End? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

Areas such as a loading bay or car park deck in North End normally have to stay in use. We work through joints a section at a time, closing small areas in turn, at times agreed with the building manager.

Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Slabs, ramps and loading bays in North End

At least three named trading, business or retail sites lie within about 3 miles of North End. Their warehouses, yards and car parks are exactly where joints take the most punishment. Few London car parks or loading bays can be taken out of use for more than a short spell, so we seal in sections and hand areas back as each cures.

Centres like Tower Retail Park, 1.2 miles to the south-west of North End, have mall floors and service decks whose joints carry steady traffic. Campuses like University of Greenwich (3.7 miles south-east of North End) mix old and new buildings, with movement joints wherever they meet.

North End is about 2 miles north-west of Dartford, in Greater London. Across the DA8 postcode area, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. Across Greater London, 764 places are covered, including North End. Sites around London have their own page, roughly 13 miles from North End.

We cover the DA8, DA1 and DA7 postcode districts for movement joints. Streets here include Oak Road, Elm Road and Moat Lane. Sites close to North End are covered too, including Slade Green (1 mile east), Barnes Cray (1 mile south), Bexley Riverside (1 mile west), Barnehurst (1 mile west) and Northumberland Heath (1 mile west). Further afield, our area takes in London (13 miles west), City of Westminster (15 miles west), Marylebone (15 miles west), St Pancras (14 miles west), Shoreditch (12 miles west) and Walthamstow (13 miles north-west).

Near you in North End

We work on buildings around Railway Tavern, Braeburn Park and Haberdashers' Aske's Crayford Academy. North End has its own railway station: Slade Green station. Well-known places in the area include Erith Museum (1.2 miles north-west) and Erith and District Hospital (1.4 miles north-west). For a walk, there’s Wansunt Pit.

Diagnose, treat, sign off

On arrival, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, with the work itself typically taking anything from part of a day to a couple of weeks, depending on joint lengths, widths and access. Planning a London job such as one in North End starts with access: booked loading, goods lifts, the building’s permit system and a spot to keep materials. Send the building rules and access times with your enquiry.

  1. The first job is to check each joint: how wide it is, how it moves and why the old seal let go.
  2. A fixed quote follows, naming the sealant and its movement class.
  3. We strip out the old seal and prepare the faces, flagging any broken edges that need repair before sealing.
  4. Closed-cell backing rod is set to depth, or bond-breaker tape in shallow joints.
  5. After any primer the maker requires, the bead is applied and tooled so it grips two sides only.
  6. Finished joints are checked and backed by our 12-month guarantee.

FAQs: North End

Can you cope with the access rules in a London building?

Yes. Booked loading bays, goods lifts and permit-to-work systems are normal for London jobs. Send the building rules and access times with your enquiry. All of Greater London is inside the ULEZ, and our planning allows for it

Is a hospital such as Erith and District Hospital somewhere you can work?

Yes, healthcare and care buildings are part of our work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

What guarantee do you give on joint sealing?

The 12-month guarantee applies to the workmanship. Tell us right away if a joint we sealed gives trouble in that time.

Are you CHAS accredited?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

Can you send site paperwork?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.

Do you work to architects’ specifications?

Yes. The specification and the manufacturer’s installation guidance are what we work to.

What happens if it’s left?

A failed joint seal doesn’t mean the slab, panel or wall needs replacing. Where the edges are sound, cutting out and resealing is enough. If the edges have broken up, we’ll tell you they need repairing first. Repeat call-outs disrupt occupied London buildings, so cutting the old sealant out fully and doing it right once is the better route.

Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a quote.

Why us?

  • One contact handling all your sites
  • CSCS-carded applicators
  • Standard and matched colours in many product ranges
  • Old sealant cut out, never sealed over

Quoting for work in North End

A fixed quote reflects the actual work. It allows for:

  • Whether old sealant has to be cut out first
  • Travel to remote or island sites
  • How accessible the joints are
  • Which sealant the job calls for

Pricing movement joints depends on how many there are, their condition and the access, plus any specification you are working to. Call for a quote.

Details that help us quote

However big the job, the same details help:

  • Asbestos survey details if the building is older
  • Any specification or named product
  • Where the site is, with the postcode
  • A wide shot and a close-up of the area

Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price the work to it. Smaller jobs need nothing more than photographs and a few notes.

How the job changes by surface

Internal floor movement joints

Floor joints include saw-cut joints and construction joints. Trafficked floor joints often get a semi-rigid filler.

Joints between different materials

Hybrid or MS polymer sealants bond to many substrates. We pick the product for the materials and the movement, and confirm it in the quote.

Signs you need expansion joint sealing in North End

When the movement exceeds the sealant’s capability, the bead tears. A joint that’s too narrow for the movement, or a product with the wrong movement class, will split through the middle. The same product in the same joint tends to fail again.

Any of the following is a good reason to get the joints checked over:

  • Water dripping through deck or ramp joints
  • Brittle, chalky sealant on external joints
  • Layers of sealant in a movement joint
  • Water getting into the wall through a failed joint

Across sites such as Swan Industrial Park, 1 mile south-east of North End, floor and movement joints can be sealed in phases so units keep working.

What to look for in a quote

  • Proof of insurance
  • Whether primer will be used where the manufacturer specifies it
  • What site paperwork they can supply
  • What the guarantee covers, and for how long

Questions to ask before you appoint anyone

What we can’t put right

Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:

  • Mechanical expansion joint covers, cover plates or proprietary joint systems (a specialist supplier’s job)
  • Leaks coming from the membrane rather than the joint seal
  • Structural movement beyond what the joints were designed for (that needs a structural engineer)

If you’re not sure, just give us a call on 01277 525 020 or email the details over and we’ll give you a straight answer.
