How facade sealing works in Hampshire

External joints face UV, rain, temperature swings and building movement all year, and they wear out over time. How long a joint lasts depends on the movement it takes, its exposure, the product and how well it was installed. When the time comes, we cut the old sealant out completely and start again. Site teams most often ask us about perimeter joints where frames meet the structure and discoloured or dirty facade joints, across window and door perimeters, stone and brick facade joints and coping and flashing joints.

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, primer goes on where the manufacturer specifies it, and the sealant is tooled off neatly.

  1. We plan access and the order of elevations with the client.
  2. We only seal when joints are dry and within the product’s temperature range.
  3. Each joint is cut out and the edges inspected.
  4. Faces are cleaned, primed where needed and backed.
  5. Sealant is gunned in and tooled hard onto both faces.
  6. We hand over with our 12-month workmanship guarantee.

Facade sealing across Hampshire: the area picture

Across Hampshire, including Basingstoke, Winchester and Gosport, construction ranges from housing and schools to offices, units and refurbishments. We seal perimeters, facade joints and internal sealant to the specification, on programme.

The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and we cover Hampshire along with the rest of the region. In the parts of Hampshire near the sea, the elevations facing the weather are where sealant gives up first, so they’re worth inspecting more often.

Basingstoke: On a healthcare site such as Basingstoke and North Hampshire Hospital (1.2 miles north of Basingstoke), new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully. Work at a hotel such as Great Western Hotel, 0.6 miles to the north-east of Basingstoke, tends to be programmed around bookings, mastic included.

Looking after the joints

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Keep the sealant details on the building file
  • Brief window cleaners about newly sealed joints
  • Keep sills, gutters and drainage paths clear
  • Confirm the survey covers external sealants in older buildings

Blocked sills and gutters push water at the joints. Good drainage keeps water moving off the facade rather than sitting against the joints.

Deal with sections that fail early as soon as they show. Small repairs stop small leaks becoming large ones.

Why it fails

Most facade joints fail through age and weathering. UV and weather harden the sealant until it can’t stretch with the building, and cracks or adhesion loss follow.

Any of the following is a good reason to get the joints checked over:

  • Old perimeter mastic that has dried out
  • Previous reseals run over old sealant
  • Air leaks through failed facade joints
  • Perimeter sealant that has split or peeled away

How the job changes by surface

Perimeter joints at frames and structure

The joint around a framed system, where it meets the structure, needs sealant. We seal those perimeter joints rather than the system it surrounds.

Precast concrete panels

Joints between precast panels carry real movement. A sealant of the right movement class goes in over backing rod with primer where the product requires it.

Commercial clients in Hampshire

As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.

When to bring in a specialist

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Common questions from Hampshire clients

Are you fully insured?

Yes. Our insurance certificate can be sent alongside the quote.

Is the work guaranteed?

Yes. Workmanship is guaranteed for 12 months on every job.

Can you work on upper floors?

Access is planned with you before we quote. Let us know what access is in place or planned, and we will price the work around it.

Is old mastic on our building likely to contain asbestos?

For older buildings, yes, check before work starts. The duty to manage asbestos sits with the dutyholder. Suspect material is left alone until it has been tested.

What type of sealant goes on window perimeters?

Low-modulus, neutral-cure silicone suits many facade and perimeter joints. Some joints call for hybrid, PU or polysulphide instead, as the specification or substrate requires.

Can you find out why a window is leaking?

Yes. We look at the perimeter sealant and tell you whether it has failed as part of pricing. If the water seems to come from a roof, sill or the glazing unit instead, we say so.

Do you take on small jobs?

Single areas, one-off repairs and whole buildings are all quoted the same way: details, then a fixed price, then sealing, then a 12-month guarantee.
