Facade sealing for businesses in Southrope

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Do you need facade sealing in Southrope?

Sometimes the substrate is the problem: if the edge of the render, concrete or coating breaks away, the bead goes with it. We tell you when the edges need repairing before resealing.

Any of the following is a good reason to get the joints checked over:

  • Cladding panel joints that have opened up
  • Damp patches beside frames after rain
  • Old perimeter mastic that has dried out
  • Perimeter sealant that has split or peeled away

With historic properties like Hall Place (to the south of Southrope) in the area, refurbishment work often meets old masonry that needs compatible sealants.

How we handle facade sealing in Southrope

A good facade joint depends on design as much as product. Joint width needs to match how far the joint moves and how far the sealant can stretch, while rod fixes the depth and stops the bead sticking to the rear. Most enquiries involve cladding panel joints that have opened up and cold air coming in at window perimeters, across cladding panel joints, window and door perimeters and shopfront frames. Whoever orders the work in Southrope, the brief is typically the same: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

For a site near Southrope, the mastic visit is planned so the right sealants, primers and backing rod are on hand. Drawings, photos and the programme let us give a fixed quote.

Our workmanship is guaranteed for 12 months, wherever the site is. If a joint we sealed fails because of how it was installed, we come back and put it right.

Honest limits

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Cracked or spalling substrates that need repair before sealing
  • Replacing glass or failed glazing units
  • Joints too narrow for the movement they take, which need redesign

Not sure which it is? You can speak to us on 01277 525 020 or email a schedule or drawings and we will tell you honestly before you book.

What we seal

  • Coping and flashing joints
  • Perimeter joints where frames meet the structure
  • Shopfront frames
  • Stone and brick facade joints
  • Cladding panel joints
  • Window and door perimeters

Looking after the joints

After handover, a little attention goes a long way:

  • Share access with other external trades
  • Clear debris that holds water against joints
  • Walk the elevations once or twice a year
  • Never let anyone seal over old sealant

If new signage, brackets or services are fixed through a sealed joint, the seal needs making good. Make sure the joint is resealed afterwards using a matching sealant.

Get the joint design right when resealing: the right width, backing rod and a sealant with enough movement capability. A well-designed joint lasts longer than a like-for-like copy of a failed one.

Owners, agents and contractors

We work for building owners and managing agents on sealant work across single buildings or whole portfolios. One quote can cover more than one site, so there’s one set of paperwork to deal with.

Housing associations and managing agents often need work done across blocks and communal areas. We phase the work so people keep access, with each stage agreed with your site contact.

How a job runs

We follow your site rules from the start: signing in, inductions and any permit to work. Once we’re cleared to begin, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it. For work around Southrope, we aim to finish in one visit, so photos and measurements up front really help. Then the right materials arrive with us.

  1. Photos, drawings or a visit tell us about the joints and the access.
  2. Product choice follows the joint’s movement and substrate.
  3. Failed beads are removed in full and both faces cleaned back.
  4. Primer goes on where the product data asks for it.
  5. Rod goes in to fix the depth, then the joint is sealed and tooled.
  6. We go over the completed work with you before leaving.

Preparing the site

  • Share your working hours and any access restrictions
  • Tell us what induction or permit system the site runs
  • Send any specification or drawings in advance

Advice

Building and refurbishing in Southrope

Rainfall across the South East, Southrope included, is lower than in many parts of the UK. Winter mornings still bring frost and condensation on frames and panels, so the external programme keeps a little slack. At about 46 miles from central London, Southrope is within reach of the capital. Towns within reach of London tend to keep building, from flats to offices and schools, so mastic packages have to keep pace with busy programmes.

Extensions at sites like Alton Community Hospital (to the south-east of Southrope) normally sit beside working departments, and the mastic follows strict access rules.

Southrope is about 4 miles north-west of Alton, in Hampshire. Our applicators travel to Southrope for work on facade joints, handled exactly as we handle every other area. Southrope is one of 723 places we cover in Hampshire. Sites around Reading have their own page, roughly 17 miles from Southrope.

We take on facade joints across the RG25 postcode area, whatever the building. FAQs: Southrope

Is a hospital such as Alton Community Hospital somewhere you can work?

Yes, hospitals are one of the sectors we cover. Each area is agreed with the ward or department and the estates team in advance.

Can you keep pace with our programme in Southrope?

Yes, we work to the programme and the sequence the site sets. Let us know which documents your site asks for, and we will confirm them alongside the quote.

Can you work on upper floors?

That comes down to the access arranged for the job. Share what access exists or is planned when you send details, and we will agree the approach together.

Can you fit around our working hours?

We are in the office from 8am until 5pm, Monday to Friday. Let us know your site hours and access windows, and the work will be planned around them.

Are you insured?

Yes. Mastic Doctor is fully insured, public liability included.

Is colour matching possible?

Often, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We will confirm the colours available for the specified product.

Can you look at water coming in around a frame?

Yes. Photos help, and you can phone 01277 525 020 or email us to arrange a visit. Failed perimeter sealant is a common cause, but not the only one, and we will be honest about which it is.

Should maintenance staff do it?

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
