How commercial sealant contractors works in RG20
A reseal stands or falls on the preparation underneath it. Silicone has no grip on cured silicone, so the failed bead is cut out completely. Primer is used wherever the manufacturer calls for it on that surface and the joint depth is controlled with backing rod. We work on washrooms and tea points, window and door perimeters and kitchen worktops and splashbacks, and the usual reasons a site gets in touch are sanitary sealant that has gone black and patchy and hardened, chalky sealant on south-facing or exposed elevations.
Site rules come first: signing in, inductions and any permit to work. With the paperwork done, we take the joints in the sequence agreed with you, and each area is checked before we leave it.
- Site photos, drawings or a visit tell us what’s there and how it has failed.
- A fixed quote follows, with removal and preparation included.
- Sequence, access and working times are settled before the first joint is touched.
- The failed sealant comes out and the faces are prepared, with primer where required.
- Depth is set with backing, then the sealant is applied, tooled and the area tidied.
- Completed areas are signed off with you under our 12-month guarantee.
What affects the price in RG20

Getting a fixed quote
Every job follows the same four steps: send details, get a quote, we seal, guaranteed. To take the first step, call 01277 525 020 or email us.
Around Kingsclere
We work on buildings around Church of St Mary, Kingsclere Church of England Primary School and George And Horne Public House, among other places. For rail, the closest station is Thatcham station, about 4.8 miles north. Other landmarks nearby include West Berkshire Community Hospital (6 miles north) and Old Chapel Textile Centre (3.7 miles north-west). Green spaces nearby include Ladle Hill.
Shops, offices and hotels in RG20
Shop fits, office refurbishments and hotel refits in towns such as Newbury, Speenhamland and Kingsclere all leave joints that need sealing. Where the joint is on show, a colour that suits the finish is part of the job.
The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and we cover RG20 along with the rest of the region.
Kingsclere: Offices and shops close to stations such as Thatcham station (4.8 miles north of Kingsclere) tend to be busy all day, so sealant work is planned around opening hours. For a hotel such as Swan Hotel, less than half a mile west of Kingsclere, the colour of a joint at the bar or the bath matters to the look of the room.
Commercial clients in RG20
We work for building owners and managing agents on everything from one building to a spread of sites around RG20. Several sites can go on one quote, so there’s one set of paperwork to deal with.
For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.
Different surfaces, different methods
Facade and cladding joints
Facade sealant failures can be hard to spot from the ground. Photos from a closer viewpoint help us price, and we will confirm the colours available for the specified product.
Washrooms and toilets
Mould that has grown into washroom sealant can’t normally be cleaned out. Replacement is the fix: strip, clean, dry and reseal, planned so the building keeps enough facilities in use.
Honest limits
Part of a good diagnosis is knowing where sealant stops. You will hear from us if the cause turns out to be any of the following:
- Faulty windows rather than failed perimeter sealant
- Old mastic that tests positive for asbestos
- Roof leaks that only look like a joint problem
Why act early?
Some low prices are low because nothing gets cut out. Sealing over looks tidy at handover, then lifts once the joint starts moving. Our prices always include removal of the failed bead and full joint preparation, which is where the lasting value is.
Questions to ask before you book
- What the guarantee covers, and for how long
- What site paperwork they can supply
- What level of public liability insurance do they hold?
- Can the work be phased to keep areas open?
Keeping the joints sound
Problems stay small when the joints are checked regularly. In particular:
- Ask cleaners to use a soft cloth and mild cleaner on sealant
- Keep a record of which joints were resealed and when
- Keep barriers up until the new sealant has cured
- Put external and wet-area joints on a regular inspection round
Our workmanship on each job is backed by a 12-month guarantee. File the handover note with the building records so it’s easy to find if a joint we sealed gives trouble inside the 12 months.
Movement joints that fill with debris stop working. The joint can no longer close, so its edges crack or spall. That turns a sealant job into something bigger.
Questions about RG20
Do you seal on top of existing sealant?
No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.
Do you check for asbestos before removing sealant?
It’s possible in older buildings, especially those built before 2000. Before cutting anything out, we ask for the asbestos register or survey, and if something is suspected, work stops until it’s tested.
Does weather matter for sealant work?
Outside, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.
How do we get a quote?
Price depends on joint lengths and widths, how much removal is involved, the product, access and phasing. For a fixed quote, send details through our quote form.
How do you keep disruption to occupiers down?
It’s normal for us to work in occupied buildings. Only the area being sealed is closed, and the sequence is agreed in advance.
Do you work directly for building managers?
Yes, and through main contractors too. You send the details, we return a fixed quote, and the job is done and signed off, with a 12-month guarantee on the workmanship.
Are you CHAS accredited and on Constructionline?
Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
