Commercial sealant contractors in PO8: how it works
Mastic Doctor has been sealing joints for businesses and contractors since 2005: we are CHAS accredited and a Constructionline member, our applicators hold CSCS cards, and we carry five million pounds of public liability insurance. If your site needs RAMS, an insurance certificate or CSCS details, say so and we’ll confirm with the quote. We work on window and door perimeters, external facade joints and washrooms and tea points, and the usual reasons a site gets in touch are untidy joints in a reception, shop floor or lobby and black mould through washroom sealant that won’t clean off.
We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in.
- We begin with whatever information you have, whether that’s photographs, a drawing or a list of locations, and a site visit is booked where it helps.
- Next comes a diagnosis and a fixed quote.
- Site hours, access windows and the order of areas are agreed before we start.
- The failed bead is removed and the joint faces cleaned until they’re sound and dry.
- We fit backing to the right depth, prime where specified and lay the new bead.
- Finished joints are checked with you and handed over with our 12-month guarantee.
Pricing in PO8
Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

Shops, offices and hotels in PO8
The commercial stock in PO8 mixes older town-centre buildings with newer offices and units, in places such as Horndean, Waterlooville and Cowplain and beyond. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.
We work across Greater London and the South East counties, so jobs in PO8 are planned with access, loading and parking in mind.
Horndean: A business with units at Westfield Industrial Estate and Enterprise Industrial Estate needn’t use two contractors for its sealant. A unit on an estate like Westfield Industrial Estate (to the north-east of Horndean) normally has an office front, a trade counter and staff facilities with joints of their own.
Work for main contractors and building owners
When you manage a building on behalf of an owner, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end.
Whether you’re a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.
Signs you need commercial sealant contractors
External sealant takes a steady beating from the weather. UV hardens the surface while wind and rain work at the edges; in time the surface chalks, hardens and cracks. A hardened bead can’t follow the building any more.
Most enquiries start with something like this:
- Frame mastic that has hardened and come away from the wall
- Untidy joints in a reception, shop floor or lobby
- Expansion joints with the sealant torn out
- Greasy, split joints in a kitchen or tea point
What sets the cost
We price every job individually. The main factors are:
- Whether the work must be split into stages
- The site’s rules and procedures
- Specialist products, such as fire-rated or hygienic sealants
- The total length or number of joints
The price depends on how many linear metres there are, what has to come out first and how the joints are reached. Call for a fixed quote when you are ready.
What we need to price the job
The more we know, the firmer the quote. Helpful details to send:
- The product your specification calls for
- Whether an asbestos survey exists
- When you need the work done
- Where the site is, with the postcode
If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price the work to it. Smaller jobs need nothing more than photographs and a few notes.
What sealant work can’t fix
Part of a good diagnosis is knowing where sealant stops. We’ll tell you if the real problem is one of these:
- Removing asbestos-containing materials (a licensed or specialist contractor’s job)
- Walls or slabs moving more than any sealant can take
- A dripping trap, valve or pipe behind a fitting
Doing it in-house
A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
PO8: questions and answers
What about asbestos in old mastic?
We check the asbestos register or survey before any old sealant is disturbed. Managing asbestos is the dutyholder’s responsibility and removing it isn’t something we do.
How long does a typical visit take?
The duration is planned around your programme and the access we are given. We’ll give you an estimate of time on site when we quote.
How long will the new sealant last?
Nobody can honestly give a figure in years, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.
Is failed sealant stripped out, or sealed over?
Removal comes first, every time. After that come cleaning, primer where needed, backing and the new sealant.
Which site documents can you send us?
We confirm documents at quote stage: most clients ask for RAMS, our insurance certificate and CSCS details. Every applicator holds a CSCS card.
Are your applicators CSCS-carded?
Yes. We use CSCS-carded applicators.
Can you work to our specification?
Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it.
