Facade sealing for Rooksdown sites

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Facade sealing for commercial buildings in Rooksdown

We don’t install glazing systems or replace glass. We handle the sealant joints that surround those elements: the frame-to-structure perimeter, panel-to-panel joints and window and door surrounds, using sealants classified for facade or glazing use. If you are dealing with hard, chalky sealant that no longer flexes and perimeter sealant that has split or peeled away, we can put it right. Whoever orders the work in Rooksdown, the brief is typically the same: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

Building work in places the size of Rooksdown is usually small-scale: a handful of new houses, barn conversions, a school or hall extension. Small schemes still need window perimeters, facade joints and internal sealant done to the specification.

We stand by our work: 12 months, guaranteed. That covers our preparation and application, and if something we did falls short, we return to it.

What we can’t put right

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:

  • Specialist high-level access methods
  • Installing or repairing glazing systems
  • Movement beyond what any sealant can handle

If in doubt, call 01277 525 020 or send photos by email and we will say what we think.

What we seal

  • Shopfront frames
  • Window and door perimeters
  • Cladding panel joints
  • Coping and flashing joints
  • Perimeter joints where frames meet the structure
  • Stone and brick facade joints

Our process

When we get to site, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before any cutting starts, with the work itself normally taking a day or two for a few elevations, and longer where access has to be moved around the building. Work in places the size of Rooksdown is planned as a single visit where we can. Clear photographs and measurements help us bring the right products.

  1. First we review photographs, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. The old bead is cut away completely, not overlaid.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Closed-cell rod fixes the depth, and the sealant grips two sides only.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

Getting the site ready

  • Make sure the joints can be reached
  • Let building users know which areas are affected
  • Explain the parking and delivery arrangements

Advice

Your questions answered

Could you schedule work at a campus like Basingstoke College of Technology for the vacation?

Yes. We plan campus work around teaching, exams and residence turnarounds. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

Is Rooksdown off your patch?

No. Small places get the same service as large ones. We cover Greater London and the counties of the South East. Good photos up front let us bring everything on the first visit.

Can staff carry on working while you are here?

Yes, as long as we plan it. We agree a sequence with your contact so just one area at a time is disrupted.

Can weather delay the job?

It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.

Do your applicators hold CSCS cards?

Yes. If you need card details for site access, tell us and we will confirm them with the quote.

Is it fine to apply new sealant on top of old?

No. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.

Is the work guaranteed?

Yes, for 12 months. If a joint fails because of how we installed it, we come back and put it right.

Building owners, agents and FMs in Rooksdown

We take on planned maintenance as well as one-off repairs: resealing failed joints building by building, on a schedule that suits your budget. Sites in Rooksdown can sit alongside others in a wider programme across Hampshire.

Building owners and managing agents use us on sealant work across single buildings or whole portfolios. Several sites can go on one quote, which keeps the paperwork simple.

Signs you need facade sealing in Rooksdown

Most facade joints fail through age and weathering. UV and weather harden the sealant until it can’t stretch with the building.

Typical triggers for a call:

  • Facade joints cracked through the middle
  • Discoloured or dirty facade joints
  • Water coming in around window frames
  • Air leaks through failed facade joints

For a contractor working at a hospital such as Parklands Hospital (under half a mile east of Rooksdown), perimeter and facade sealing is planned around patients and deliveries.

Questions to ask before you appoint anyone

After the work

Cleaning and maintenance staff play a part too. Share these points with them:

  • Insist on a full cut-out when joints are renewed
  • Avoid harsh cleaners on facade sealant
  • Confirm the survey covers external sealants in older buildings
  • Report water ingress at frames as soon as it shows

Keep gutters, sills and drainage paths clear. Sealant copes better when water runs off the facade as designed.

Get the joint design right when resealing: correct depth, proper backing and a sealant that can take the movement. Repeating a faulty detail just repeats the failure.

Building and refurbishing in Rooksdown

Rainfall across the South East, Rooksdown included, is lower than in many parts of the UK. Even so, frost and condensation on steel and glass are common on winter mornings, so external mastic is timed for workable conditions and agreed with the site manager. A 2-mile radius around Rooksdown takes in several hotels. Hotel schemes tend to have fixed reopening dates, so the mastic is programmed tightly with the other trades.

Recladding or extending a unit at a site like Knight Trade Park, 0.9 miles to the south-east of Rooksdown, brings panel joints and frame perimeters into the programme. Hotels like Apollo Hotel (0.8 miles east of Rooksdown) rarely close for long, so refurbishment mastic is phased floor by floor.

Site staff or a sealant specialist?

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
