Facade sealing across Canada

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Why deal with it now?

Leaving failed perimeter sealant also makes the eventual job bigger: wet edges break down, so repairs may be needed before resealing. Early action keeps it simple. Converted and older buildings near places like Canada tend to move, and aged sealant cracks. A sealant with the right movement capability, correctly sized, lasts far better.

The price depends on how many linear metres there are, how much old material needs removing and the access. Call for a fixed quote when you’re ready.

About our facade sealing in Canada

We don’t install glazing systems or replace glass. We handle the sealant joints that surround those elements: perimeter joints where frames meet the structure, panel joints and window perimeters with products suited to facade or glazing perimeter joints. We work on coping and flashing joints, cladding panel joints and stone and brick facade joints, and the usual reasons a site gets in touch are failed sealant on precast panel joints and weathered facade joints that have lost their grip. Facilities teams, main contractors and managing agents in Canada tend to want the same three things: a clear scope, tidy work and joints that don’t fail again.

Sites around smaller places like Canada can be a fair drive from suppliers, so we come with everything the package needs, timed to the stage the job has reached. Send drawings or photos and the programme and we’ll quote to suit.

We stand behind the joints we seal: 12 months, guaranteed. It covers how we prepared and applied the sealant.

What we can’t put right

Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:

  • Cracked or spalling substrates that need repair before sealing
  • Replacing glass or failed glazing units
  • Water getting in through cracked render or porous masonry

Not sure which it is? You can call 01277 525 020 or send details through our quote form and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Coping and flashing joints
  • Window and door perimeters
  • Cladding panel joints
  • Perimeter joints where frames meet the structure
  • Shopfront frames
  • Stone and brick facade joints

On site: what to expect

Inspect, seal, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and we finish with a walk round so the work can be signed off. For work around Canada, we aim to finish in one visit, so we ask for photos and rough sizes first. That way the right products come on the day.

  1. We start with photographs, drawings or a visit to see the joints and agree access.
  2. Product choice follows the joint’s movement and substrate.
  3. The existing bead comes out in full.
  4. Primer goes on where the product data asks for it.
  5. Backing rod is fitted and the new sealant gunned in and tooled.
  6. The finished joints are checked with you.

Preparing the site

  • Move anything stored against the joints
  • Agree which areas must stay open
  • Explain the parking and delivery arrangements

Sites and facades in and around Canada

Canada is in the South East, one of the UK’s drier regions. Still, external mastic needs dry faces within the maker’s temperature limits, which isn’t every day, so we time external mastic for dry faces and agree it with the site team.

For contractors at a school such as Wellow School, sealing has to be finished before term starts. New wings at hospitals like Tatchbury Mount Hospital (3.5 miles south-east of Canada) bring long runs of window and panel joints to seal.

Canada is about 5 miles north-west of Totton, in Hampshire. Looking for facade sealing in Canada? We can help, as we do across Hampshire. 723 places across Hampshire fall within our area, including Canada. Our Southampton page has more on work in that area (9 miles or so).

Postcode districts covered here: SO51. Nearby places we also cover include West Wellow (1 mile north), Blackhill (1 mile east), East Wellow (1 mile east), Newbridge (2 miles south) and Plaitford Green (2 miles north). Further afield, our area takes in Winchester (14 miles north-east), Eastleigh (11 miles east), Totton (5 miles south-east), Chandler's Ford (9 miles east), Hedge End (13 miles east) and Lymington (14 miles south).

Around Canada

Locally, jobs take us to sites close to Rockingham Arms, among other places. Canada’s nearest station is Romsey station, about 4.6 miles north-east of the centre. Well-known places in the area include Tatchbury Mount Hospital (3.5 miles south-east). Open spaces near Canada include Copythorne Common.

How the job changes by surface

Window and door perimeters

Window and door perimeters make up most facade sealing work. A low-modulus, neutral-cure product suits most frame-to-wall joints finished to throw water off the joint.

Precast concrete panels

Precast panel joints have to absorb thermal and structural movement. A sealant of the right movement class goes in over backing rod with primer where the product requires it.

Your questions answered

Would you work within a site like Tatchbury Mount Hospital?

Yes. Healthcare sites are among the places we work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Is Giles Lane Industrial Estate, near Canada, within your area?

Yes. Our area takes in Canada and its surroundings, with estates and business parks such as Giles Lane Industrial Estate included. A few photos and the unit address let us price the work.

Is the work guaranteed?

Yes. Our workmanship is backed for 12 months on every job.

When can the area be used after sealing?

We will confirm how long the chosen product needs to cure.

Will you check whether the sealant is causing the leak?

Yes. Photos are often enough to start, followed by a visit if needed. Failed perimeter sealant is a common cause, but not the only one.

Are you CHAS accredited?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.

Will you come and look before quoting?

That depends on the size and complexity of the job. Straightforward work can often be priced from photographs and measurements, while larger or less clear jobs get a site visit first.

Work for main contractors and building owners

We work for building owners and managing agents on sealant work across single buildings or whole portfolios. One quote can cover more than one site, which keeps the paperwork simple.

If you look after buildings for someone else, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end.

What we’re called out for in Canada

Cohesive failure, a split through the middle of the bead, points to an over-stretched joint. The joint may be too narrow, the bead too thin or the sealant the wrong movement class.

Clients normally get in touch after noticing something like this:

  • Hard, chalky sealant that no longer flexes
  • Failed seals around shopfront and entrance frames
  • Patch repairs that keep failing
  • Sealant pulling away from frames or panels

When units on a site such as Giles Lane Industrial Estate, 1.5 miles to the north-west of Canada, are refurbished or reclad, the panel joints and window perimeters are part of the mastic package.

Questions to ask before you book

  • Proof of insurance
  • Do they follow the manufacturer’s priming guidance?
  • Can the work be phased to keep areas open?
  • How long is the guarantee, and what does it include?
