Facade sealing in Viables

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Common problems we fix in Viables

A frequent fault is a bead stuck to the joint’s rear face as well as its sides. Without rod or bond-breaker tape, the bead is held back and tears as the joint moves.

Most enquiries start with something like this:

  • Perimeter joints where frames meet the structure
  • Weathered facade joints that have lost their grip
  • Sealant pulling away from frames or panels
  • Patch repairs that keep failing

For a contractor working at a hospital such as Basingstoke and North Hampshire Hospital, 2.3 miles north-west of Viables, perimeter and facade sealing is planned around patients and deliveries.

What your quote should include

  • Will RAMS and insurance details be available?
  • The named product and why it was chosen
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Who will actually carry out the work

How to choose a sealant contractor

How we handle facade sealing in Viables

We are often asked to look at water coming in around frames. Failed perimeter sealant is a frequent cause, but not always. If the evidence points away from the sealant, we say so before quoting. The enquiries we see most involve cold air coming in at window perimeters and patch repairs that keep failing, on shopfront frames, cladding panel joints and window and door perimeters. A specialist sealant contractor works differently from a general builder: in Viables, that means joint design, primers and backing rod as standard.

In a smaller place such as Viables, construction tends to mean small housing schemes, conversions and extensions to community buildings. Even a small site needs its perimeter and facade joints sized, backed and sealed properly.

What our 12-month guarantee covers is the way we did the job: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

From enquiry to sign-off

We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish. For a site in Viables, we plan so the whole job is done in one go where possible. Photos with rough sizes let us arrive with everything needed.

  1. First we review photographs, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. The old bead is cut away completely, not overlaid.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Closed-cell rod fixes the depth, and the sealant grips two sides only.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

Before we start on site

  • Share the asbestos register for older buildings
  • Move anything stored against the joints
  • Have the specification and drawings to hand

Questions we’re asked in Viables

Can you take on a job at a hospital such as Basingstoke and North Hampshire Hospital?

Yes. Healthcare sites are among the places we work. We follow the site’s permits, sign-in and infection-control procedures in every area.

Is Viables too far out for you?

Not at all. Viables is within our area. London and every South East county are within our area. We plan jobs in smaller places so return trips are kept to a minimum.

Do you seal facades in winter?

Rain and frost can pause external sealing. We plan for weather and keep you updated.

Do you hold CHAS accreditation?

Yes. We’re CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.

Can one quote cover more than one building?

Yes. We take on portfolio and planned maintenance work, planned site by site to suit how each building is used.

Can you find out why a window is leaking?

Yes. We check the sealant joints and report what we find before quoting. If the water seems to come from a roof, sill or the glazing unit instead, we say so.

Is it okay to overlay old mastic?

No. Fresh silicone won’t grip cured silicone, so the existing bead is removed entirely. Nothing else gives a bond that lasts.

How the quote is worked out

These are the things that shape the price:

  • The product specified
  • Phasing around occupants
  • Induction, permit and paperwork requirements
  • Whether old sealant has to be cut out first

Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well.

What we need to price the job

There’s no need for a formal survey. A few details are enough to get going:

  • Specification clauses that apply
  • How the joints are reached, and at what height
  • Asbestos survey details if the building is older
  • The type of building and who uses it

For a fixed quote, speak to us on 01277 525 020 or email a schedule or drawings with the site address and an outline of the work. You can also send details through our quote form.

For managing agents and facilities managers

Hospitality, education, healthcare, office and retail clients come to us directly as well. The work is planned around how the building runs, so the building keeps working while we do.

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.

Leave it or put it right?

Failed joints let in more than water: draughts around frames add to heating costs and complaints. Resealing deals with the draught as well as the leak. Over time, UV, weather and movement wear any sealant out. Renewing it in good time keeps the building weathertight.

Pricing facade joints depends on how many there are, their condition and the access, and any specification that applies. Ask us for a fixed quote.

Why us?

  • Specification-led, product-correct work
  • Clear, fixed quotes
  • Constructionline member
  • Joints cleaned back to sound surfaces

Facades, frames and programmes in Viables

Viables lies roughly 46 miles out from central London. Commuter-belt towns tend to see a steady flow of new flats, offices and commercial schemes, and main contractors there need mastic that keeps to the programme. Viables sits in one of the drier corners of the country, the South East. Even so, frost and condensation on steel and glass are common on winter mornings, so the external programme keeps a little slack.

For contractors refurbishing units at places like Viables Industrial Estate, less than half a mile south-west of Viables, the mastic covers cladding panels, roller-door and window perimeters. Hotel extensions and refits, at places such as Audleys Wood Hotel, under half a mile south-east of Viables, typically run between busy periods, so the sealing is squeezed into short windows.

Viables is about 1 mile south-east of Basingstoke, in Hampshire. Viables sits inside our coverage and the rest of Hampshire, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. We work across 723 places in Hampshire. Our Reading page has more on work in that area, about 15 miles away.

We take on facade joints across the RG21, RG22 and RG25 postcode area. For a building on Grove Road, Porter Road and Morley Road or nearby, we can quote for facade joints. Close to Viables, our area also takes in Cliddesden (1 mile south), Eastrop (1 mile north), Oakridge (1 mile north), Lychpit (2 miles north-east) and Old Basing (2 miles north-east). A short drive away, we cover Farnborough (14 miles east), Fleet (11 miles east), Aldershot (14 miles east), Alton (8 miles south-east), Yateley (13 miles north-east) and Tadley (8 miles north).

What’s near Viables

For rail, the closest station is Basingstoke station, roughly 1.3 miles north. A little further out are Willis Museum (0.9 miles north) and Festival Place (1.1 miles north). Open spaces near Viables include The Mill Field and Farleigh Hill.

When to bring in a specialist

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
