Commercial sealant contractors in SO22: how it works
Some sealants used before 2000 can contain asbestos, so older stock needs a check first. We ask to see the asbestos register or survey before old sealant is disturbed, because the duty to manage asbestos sits with the dutyholder. If a material is suspected, work stops until it’s tested (removing asbestos-containing materials isn’t something we do). Site teams most often ask us about weathered facade sealant that no longer flexes and sanitary sealant that has gone black and patchy, on window and door perimeters, movement joints in walls and floors and floor and threshold joints.
Occupied buildings need a little choreography. The work area is signed and kept contained, with routes through the building left open and move on in phases so staff and visitors can carry on around us.
- We begin with whatever information you have, whether that’s photos, a drawing or a list of locations, and a site visit is booked where it helps.
- Next comes a diagnosis and a fixed quote.
- Before anything is cut out, we agree access, timings and sequence.
- We strip the failed bead and prepare both faces of the joint.
- The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
- We walk the completed areas with you and sign them off under the 12-month guarantee.
What you’ll pay
What a job costs comes down to the quantity of joints, how much old material needs removing and how the joints are reached. Call for a fixed quote once you have the details.

What affects the price in SO22
Each job is priced on its own details. The things that drive the figure:
- The product specified
- Working within restricted access windows
- Location, for remote and island sites
- Joint width, depth and condition
No two sites price the same: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.
Before you send an enquiry
It doesn’t need to be a full survey. A few details are enough to get going:
- Rough lengths or quantities, or drawings if you have them
- Any specification or named product
- The postcode of the building
- Access details, including height
Pricing a project or setting a maintenance budget? Send the scope and any drawings, and we’ll return a fixed quote that you can work with. For a chat about it beforehand, call the office on 01277 525 020 or email a schedule or drawings.
Different surfaces, different methods
Facade and cladding joints
Panel joints on cladding and rendered facades open and close with the temperature. They need a sealant with the right movement capability, laid at the right depth. Access, such as scaffold already up, is agreed before the price is fixed.
Window and door perimeters
The perimeter joint between a frame and the structure keeps rain out of the reveal. We remove the old seal, prepare the faces, fit backing where needed and seal again with a product chosen for both the frame and the wall.
What we’re called out for in SO22
Resealing over the top is a false economy we come across often. New silicone has nothing to key into so it soon peels and traps moisture against the joint. By the time it shows, there can be two or three layers to cut out.
Common reasons buildings call us in:
- Untidy joints in a reception, shop floor or lobby
- Black mould through washroom sealant that won’t clean off
- External beads that have gone brittle and cracked
- Leaks that seem to come through a sealant line
Should maintenance staff do it?
For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
Redoing a failed joint typically costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
When something else is needed
A proper diagnosis includes knowing what sealant can’t do. We’ll tell you if the real problem is one of these:
- Suspect materials that need testing and specialist removal
- Roof leaks that only look like a joint problem
- Cracking that needs a structural engineer to look at it
Common questions from SO22 clients
Do you work in SO22?
Yes. We cover SO22, and the simplest way to start is to speak to us on 01277 525 020 or send details through our quote form.
Can areas stay open during the work?
Most of the buildings we work in stay occupied. We agree the order of areas, protect what’s nearby and close off only the section we are sealing, until its cure time has passed.
Which site documents can you send us?
Send your site requirements with the enquiry, and the paperwork is confirmed with the quote. From you, we will need the asbestos information for older buildings and any site rules.
Do you work to architects’ specifications?
Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.
Is the old sealant taken out first?
Removal comes first, every time. Then the joint is cleaned, primed where the maker specifies, backed to depth and resealed.
Do you hold CHAS accreditation?
Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
Who decides which product is used?
Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
