Commercial sealant contractors across GU32: what to expect

Most commercial buildings carry hundreds of metres of sealant that nobody thinks about until it fails, and in an occupied building failure typically announces itself as a stained ceiling or an unhappy tenant. Mastic Doctor works as a commercial sealant contractor for facilities managers, managing agents and main contractors with sites in GU32. Our job is to diagnose the failure, remove the old bead and seal again using a product chosen for the movement and exposure. We work on movement joints in walls and floors, external facade joints and floor and threshold joints, and the failures we’re asked to look at most are gaps behind commercial kitchen worktops and sinks and external beads that have gone brittle and cracked.

We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area.

  1. We begin with whatever information you have, whether that’s photographs, a drawing or a list of locations, and a site visit is booked where it helps.
  2. We work out why the joints have failed and fix a quote for the agreed scope.
  3. We plan around your site hours and access windows, phasing the work where areas have to stay in use.
  4. We strip the failed bead and prepare both faces of the joint.
  5. We fit backing to the right depth, prime where specified and lay the new bead.
  6. Finished joints are checked with you and handed over with our 12-month guarantee.

What you’ll pay

Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

What’s near East Meon

We work on buildings around East Meon Church of England Controlled Primary School, The George Inn and Church of All Saints, among other places. The nearest railway station is Petersfield station, about 4.1 miles east of the centre. A little further out are Clanfield Earthwork (3.9 miles south-east) and Petersfield Community Hospital (4 miles east). Not far away are Pidham Hill and Shutts Copse.

Commercial premises across GU32

From Petersfield, East Meon and Sheet outwards, GU32 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. Because we cover all of it, multi-site occupiers can bring every building under one quote, with colours matched site to site where the brand needs it.

All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, so jobs in GU32 are planned with access, loading and parking in mind.

East Meon: Shops and cafés around stations like Petersfield station (4.1 miles east of East Meon) trade from early, so work is timed around them. For any commercial premises in East Meon, a lasting joint depends on full removal of the old sealant and clean, dry faces.

Quoting for work in GU32

Before we quote, we look at:

  • Access and working height
  • The product specified
  • Induction, permit and paperwork requirements
  • How much existing material needs removing

What a job costs comes down to how many linear metres there are, how much old material needs removing and how the joints are reached. Call for a quote once you have the details.

What we need to price the job

A good diagnosis starts with the right details. Let us know:

  • Where the site is, with the postcode
  • The type of building and who uses it
  • A wide shot and a close-up of the area
  • How the joints are reached, and at what height

Let us know the site, the scope and your timescale, and we will put a fixed quote together. The easiest way is to give us a call on 01277 525 020 or send photos by email.

What sealant work can’t fix

Our job is the joint, not everything around it. Sealant alone won’t deal with:

  • Walls or slabs moving more than any sealant can take
  • Water from a services leak rather than a joint
  • Old mastic that tests positive for asbestos

Aftercare for building managers

Your facilities or cleaning team can help the joints last. Share these points with them:

  • Brief cleaning contractors to avoid scourers and blades on sealant
  • Make sure contractors see the asbestos survey before cutting out old mastic
  • Put external and wet-area joints on a regular inspection round
  • Log reseals in the O&M or maintenance records

Good ventilation keeps wet-area sealant in better condition. Extraction that isn’t working keeps the joints wet, and mould follows damp. It’s worth having fans checked while the sealant is fresh.

Each spell of wet weather pushes more water through an open joint. It can run into cavities, insulation and internal finishes long before anyone sees a stain. Resealing early keeps the problem in the sealant and out of the building.

Different surfaces, different methods

Washrooms and toilets

Washroom joints take water, cleaning chemicals and constant use. Old sealant comes out and a sanitary silicone with anti-mould additives goes in.

Facade and cladding joints

On a facade, a failed joint is often only visible close up. Photos from a closer viewpoint help us price, and we’ll confirm the colours available for the specified product.

When to bring in a specialist

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Common questions from GU32 clients

Does commercial sealant work come with a guarantee?

Our workmanship on each job is backed by a 12-month guarantee. We’re fully insured for public liability as well.

Do you check for asbestos before removing sealant?

It’s possible in older buildings, especially those built before 2000. Before cutting anything out, we ask for the asbestos register or survey, and if something is suspected, work stops until it’s tested.

Can one contractor look after sealant on all our buildings?

Yes. We regularly take on multi-site work and planned maintenance programmes, quoted per building or as a package.

Do you work in GU32?

Yes. GU32 falls within our area, and the simplest way to start is to speak to us on 01277 525 020 or use the quote form.

Does the weather affect the work?

For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.

Can you follow the specification on our project?

Yes. The specification and the manufacturer’s installation guidance are what we work to.

Will the building have to shut during the work?

It’s mostly about sequence: areas are phased, access windows agreed and enough washrooms or entrances left in use. Tell us what has to stay open and we’ll plan the job around it.
