Washroom sealing across Hampshire: what to expect
Not every silicone belongs in a washroom. Sanitary grades carry anti-mould additives, and neutral-cure versions avoid the damage acetoxy types can do to some metals, stone and mirror backings. In food areas, hygienic or food-safe sealants are used where food contact is possible. The enquiries we see most involve split or peeling sealant at shower trays and failed joints along IPS and cubicle panels, across IPS panels and cubicles, vanity units and basins and urinals and WCs.
A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. On site, the work typically takes a few hours for one toilet block, with bigger buildings phased across a number of visits, and our waste is bagged and taken away as we go.
- We agree which washrooms close and when.
- Anything behind the joints that needs another trade is flagged.
- Failed sealant and residue are stripped out.
- The right sanitary or food-safe sealant is applied.
- We give you a reopening time for every room.
What you’ll pay
The specified product makes a difference, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site requirements come into it too.

What’s near Basingstoke
In Basingstoke, that means premises near King's Furlong Infant School and Nursery, Cranbourne and Eastrop Park, among other places. You will also find The Rising Sun pub (0.5 miles north-east), St Michael's Church (0.5 miles east) and The Costello School (1 mile east). The closest station to Basingstoke is Basingstoke station, about 0.6 miles east. Other landmarks nearby include Basing House (2.2 miles east) and The Malls (0.6 miles east). Not far away are Farleigh Hill and Daneshill Park Woods.
Washroom sealing across Hampshire: the area picture
Across Hampshire, hospitality kitchens and toilets need sealed joints that clean easily. We use hygienic sealants, with food-safe products where food contact is possible.
All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, so jobs in Hampshire are planned with access, loading and parking in mind. Along the coast in Hampshire, hospitality buildings tend to be busiest in the summer months, which makes the quieter months a good time for sealant work.
Basingstoke: For a hotel such as Great Western Hotel, which lies north-east of Basingstoke, resealing en suites a few rooms at a time keeps the rest available. In a centre such as The Malls (0.6 miles east of Basingstoke), public washrooms are resealed a block of facilities at a time.
Why it fails
Low-level joints get hit by mop buckets, cleaning trolleys and feet, especially at floor edges and around urinals and WC pans.
Things that normally lead to an enquiry:
- Sealant stained black around basins and showers
- Open joints at the base of cubicle panels
- Complaints from staff, guests or users about tired washrooms
- Sealant laid over old silicone and now peeling
Maintenance after handover
Cleaning and maintenance staff play a part too. Pass these on to them:
- Share your site rules when you send details
- Report faulty extraction promptly
- Inspect washroom sealant regularly
- Clear standing water from shower floors where possible
Add washroom sealant to routine inspections. Check for mould spots, splits, lifting edges and open joints at trays, basins and urinals and log what you find.
Boards behind panels and vanity tops can swell when water gets past a failed joint. After that, those parts need replacing rather than resealing.
What happens if it’s left?
A failed joint behind a basin or along a shower tray lets water run where it shouldn’t. In a commercial building that can mean damaged boards, stained ceilings on the floor below and odours, and fixing that takes far more work than resealing.
Questions to ask before you book
- What level of public liability insurance do they hold?
- The terms of the workmanship guarantee
- How joint depth will be controlled
- Is the sealant right for the movement and the substrate?
General trades versus a specialist
What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.
Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong typically costs more in the end than doing them right.
Building owners, agents and FMs in Hampshire
When you manage a building on behalf of an owner, you need clear quotes and clear reporting. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative, plus a 12-month guarantee.
Building owners and managing agents use us on sealant work across single buildings or whole portfolios. One quote can cover more than one site, so there’s one set of paperwork to deal with.
Hampshire: questions and answers
What sealant do you use in washrooms?
An anti-mould sanitary silicone in most cases. Neutral-cure grades are used where acetoxy types could mark metals, stone or mirror backings.
What guarantee comes with washroom resealing?
Our workmanship has a 12-month guarantee backed by public liability insurance.
Does weather matter for sealant work?
For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.
How long does a job like this take?
It depends on the scope, though a typical visit typically takes a few hours for one toilet block, with bigger buildings phased across a number of visits. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.
What if there’s asbestos in the old mastic?
Managing asbestos is the dutyholder’s responsibility, so we’ll ask for the register before work on an older building. Work pauses if suspect material is found, until it has been tested.
Will you quote for a small job?
Whatever the size, the process is the same: details, then a fixed price, then sealing, then a 12-month guarantee.
Do you work to architects’ specifications?
Yes. The specification and the manufacturer’s installation guidance are what we work to, and we raise anything unclear before work begins.
