Commercial sealant contractors in RG21: how it works
Pricing a commercial reseal is a short process. Our quote form takes photographs, drawings or a schedule of the areas. If the joints need seeing in person, a site visit comes first. We work on window and door perimeters, kitchen worktops and splashbacks and movement joints in walls and floors, and the failures we are asked to look at most are untidy joints in a reception, shop floor or lobby and leaks that seem to come through a sealant line.
Site rules come first: sign-in, induction and whatever permit system the building uses. With the paperwork done, we take the joints in the sequence agreed with you, and each area is checked before we leave it.
- First, details come to us: photos, drawings or a schedule of the areas, or we arrange a site visit.
- The failure is diagnosed and a fixed quote issued for the work agreed.
- Before anything is cut out, we agree access, timings and sequence.
- The failed bead is removed and the joint faces cleaned until they’re sound and dry.
- Backing and primer go in where needed, then the chosen sealant is applied and tooled.
- Finished joints are checked with you and handed over with our 12-month guarantee.
How we quote
The product called for affects the cost, as does the preparation each joint needs. Access, phasing and site rules also count.

Landmarks near Oakridge
In Oakridge, that means premises near The Costello School, Oakridge Junior School and Eastrop Park. Also close by are The Vyne Community School (under half a mile north), The Rising Sun pub (less than half a mile south-west) and Ruins Of Chapel Of The Holy Trinity (less than half a mile south). There’s a railway station in Oakridge itself: Basingstoke station. A little further out are Basing House (1.6 miles east) and Basingstoke and North Hampshire Hospital (1.1 miles north-west). Not far away are Farleigh Hill and Daneshill Park Woods.
Where commercial joints are in RG21
Shop fits, office refurbishments and hotel refits in towns such as Basingstoke, Popley and Oakridge all leave joints that need sealing. Where the joint is on show, a colour that suits the finish is part of the job.
Around the motorway corridors of the South East, business parks and industrial estates are common, and we cover RG21 along with the rest of the region.
Oakridge: Sites a few miles apart, such as Devonshire Business Park and Knight Trade Park, can share one programme and one point of contact. For premises near Basingstoke station, which lies south-east of Oakridge, footfall is part of the plan: work is phased so shops and offices keep trading.
When to bring in a specialist
Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.
What sealant work can’t fix
Honesty saves time and money. New sealant won’t cure:
- Walls or slabs moving more than any sealant can take
- Water from a services leak rather than a joint
- Broken glass or blown double-glazed units
For managing agents and facilities managers
Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.
FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.
Quoting for work in RG21
Each job is priced on its own details. The main factors are:
- Removal of failed or old sealant
- The size and state of each joint
- Location, for remote and island sites
- Induction, permit and paperwork requirements
Every site prices differently: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.
What to include in your enquiry
There’s no need for a formal survey. A few details are enough to get going:
- Anything awkward about access or site hours
- Any dates the work must fit around
- What the building is and how it’s used
- A wide shot and a close-up of the area
Send details, get a quote, we seal, guaranteed: that’s how every job runs. The first step is to speak to us on 01277 525 020 or email us with what you know.
Maintenance after handover
For the best life from the joints:
- Log reseals in the O&M or maintenance records
- Check joints after other trades have worked nearby
- Add sealant to the planned maintenance inspection list
- Keep washroom and kitchen extraction working
Brief your cleaning team on the joints that have been resealed. Scourers, blades and harsh products shorten a bead’s life; a mild cleaner is all most joints need.
An open joint in a food area or toilet collects dirt and moisture that cleaning can’t reach. Environmental health officers look at how cleanable surfaces are.
RG21: questions and answers
Will the building have to shut during the work?
We phase the work so parts of the building stay open. We plan around the site hours and access windows you give us.
Can you supply RAMS and insurance details?
The paperwork is agreed with the quote: RAMS, an insurance certificate and CSCS details are the usual requests. Our applicators are CSCS-carded.
Do you seal on top of existing sealant?
No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.
How long will the new sealant last?
There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.
Will your applicators have CSCS cards?
Yes. Should the site need card details in advance, tell us and we will confirm them with the quote.
Can one contractor look after sealant on all our buildings?
Yes. Give us the sites and the scope at each, and we’ll put together a fixed quote and a sensible order of work.
How long does a job like this take?
It depends on the scope, but the work usually takes a few hours to several days on most single sites, depending on joint lengths and access. For bigger or phased jobs, we will set out a timescale with the quote.
