About commercial sealant contractors in RG25

Failed sealant isn’t always the whole story. Water at a window perimeter might be coming from the frame, the cill or the wall behind while a movement joint that keeps tearing may simply be too narrow for the job. Part of the job is telling you when the fix is something other than sealant, so nobody pays for a reseal that can’t hold. We work on floor and threshold joints, washrooms and tea points and kitchen worktops and splashbacks, and the failures we’re asked to look at most are smeared sealant across finishes from a rushed job and gaps behind commercial kitchen worktops and sinks.

We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area.

  1. We start with the evidence: photos, drawings or a look on site.
  2. You get a fixed quote covering removal, preparation and the new sealant.
  3. We agree the order of work, access windows and site hours with you.
  4. Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
  5. Backing goes in, the new sealant is laid and tooled, and the area is left neat.
  6. We hand back each area with its cure time and our 12-month guarantee.

How we quote

The product called for affects the cost, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we will fill any gaps with a visit.

Where commercial joints are in RG25

Shop fits, office refurbishments and hotel refits in towns such as Overton, Viables and Hatch Warren all leave joints that need sealing. Visible joints call for a matched colour and a clean tooled finish.

We work across Greater London and the South East counties, so jobs in RG25 are planned with access, loading and parking in mind.

Overton: Shops and cafés around stations like Overton station, 0.8 miles north of Overton, trade from early, so work is timed around them. For any commercial premises in Overton, a lasting joint depends on full removal of the old sealant and clean, dry faces.

How the job changes by surface

Shop fronts and retail fit-outs

Most shops can’t close for a reseal. Tell us your trading hours and access windows and we will plan around them.

Window and door perimeters

Where frames meet the surrounding wall, sealant is the weather line. We remove the old seal, prepare the faces, fit backing where needed and seal again with a product chosen for both the frame and the wall.

Building owners, agents and FMs in RG25

Hospitality, education, healthcare, office and retail clients come to us directly as well. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.

Whether you are a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.

What sealant work can’t fix

We check first that sealant really is the fix. It won’t put right:

  • Cracking that needs a structural engineer to look at it
  • Broken glass or blown double-glazed units
  • Leaks from pipework, wastes or valves (that’s plumbing)

What we’re called out for in RG25

If only one face has lost its grip, that’s an adhesion failure. The usual causes are poor preparation, a missed primer, contamination on the joint face or sealant bonded to the base of the joint. We see it often where joints were sealed in a hurry.

Any of the following is a good reason to get the joints checked over:

  • Frame sealant that has cracked, shrunk or pulled away
  • Black mould through washroom sealant that won’t clean off
  • Hardened, chalky sealant on south-facing or exposed elevations
  • Shrunken sealant along kitchen worktops and splashbacks

How the quote is worked out

Before we quote, we look at:

  • Access and working height
  • Quantities, in metres or numbers
  • Location, for remote and island sites
  • Working within restricted access windows

The price depends on the quantity of joints, what has to come out first and the access. Call for a quote when you are ready.

Details that help us quote

A good diagnosis starts with the right details. Tell us:

  • Anything awkward about access or site hours
  • Your programme or deadline
  • Drawings or a marked-up plan, if available
  • Whether the building will be occupied during the work

We quote a fixed sum against the scope you give us, so you know the figure before anyone is on site. To start the process, speak to us on 01277 525 020 or email drawings and photos.

RG25: questions and answers

Do you take on multi-site sealant work?

Yes, we can. Give us the sites and the scope at each, and fixed prices follow, with a suggested sequence.

How long do sealant joints last?

Nobody can honestly give a figure in years, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.

Is your work guaranteed?

Our workmanship on each job is backed by a 12-month guarantee. Public liability insurance is in place too.

Is failed sealant stripped out, or sealed over?

Removal of the failed sealant is always part of the job. Laying new silicone on old gives it nothing to grip; the faces are then cleaned and prepared.

Are your applicators CSCS-carded?

Yes. We use CSCS-carded applicators.

Can you supply RAMS and insurance details?

We confirm documents at quote stage: most clients ask for RAMS, our insurance certificate and CSCS details. Every applicator holds a CSCS card.

Will the building have to shut during the work?

That comes down to planning: areas are phased, access windows agreed and enough washrooms or entrances left in use. Let us know what can’t close and we’ll work around it.
