About construction mastic in Hampshire

Buyers, tenants and clients notice sealant lines long before they notice the structure. A smeared bead round a window or a gap behind a worktop ends up on the snag list. Our aim is joints that pass at the first inspection, whatever the size of the scheme. Site teams most often ask us about caulk cracking where joints are moving more than expected and perimeter gaps outside the sealant’s range, across floor and skirting junctions, cladding and panel joints and window and door perimeters.

On arrival, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before any cutting starts, and the work normally takes anything from a day of snagging to several weeks of plot-by-plot sealing on a phased scheme.

  1. First we look at the scope on site or from drawings.
  2. A fixed quote sets out scope, products and phasing.
  3. Site paperwork is confirmed and our CSCS-carded applicators are inducted.
  4. Sealing follows the programme as areas are released.
  5. Problems we find, such as oversized gaps, are raised right away.
  6. The package is closed out, snags cleared and backed by our 12-month guarantee.

Sites and facades across Hampshire

In places such as Basingstoke, Winchester and Gosport, and across Hampshire, refurbishment leaves plenty of facade joints to seal alongside new build. Each junction between new and existing materials needs the right sealant, primer and backing.

London and the South East are among the drier parts of the UK, but external sealing in Hampshire still needs a dry joint and the right temperature, and damp or frosty mornings can hold it up. In the parts of Hampshire near the sea, the elevations facing the weather are where sealant gives up first.

Basingstoke: For contractors at a school such as King's Furlong Infant School and Nursery, sealing has to be finished before term starts. For a contractor working at a hospital such as Basingstoke and North Hampshire Hospital, which lies north of Basingstoke, perimeter and facade sealing is planned around patients and deliveries.

Keeping the joints sound

After handover, these steps help:

  • Brief following trades on areas that have been sealed
  • Record the products used in the O&M file
  • Ask for joint and product checks before the package is urgent
  • Don’t schedule sealing before decorators and flooring are done

Tell the builders’ clean team which areas have new sealant. Scrapers used on frames and worktops can nick or lift a new bead, so stick to soft cloths and gentle cleaners near sealant.

One unsealed frame can let water into finished internal areas. That usually means redoing finishes in a completed area. Checking perimeters before internal finishes go on avoids it.

Common problems we fix in Hampshire

On construction sites, joints typically fail early because of when they were sealed, not what was used. Sealing before decorators, flooring or other trades have finished leaves joints exposed to damage, so they end up back on the snag list.

Clients usually get in touch after noticing one or more of the following:

  • Existing joints on a refurb that need cutting out and resealing
  • Different trades sealing to different standards
  • Early adhesion failures on new external joints
  • Sealant knocked or painted over by other trades

Why act early?

Getting the mastic contractor involved early pays off. Early involvement means gaps, products and access are sorted before the programme bites. Called in at the end, the same issues surface during handover.

Comparing quotes

  • How joint depth will be controlled
  • Health and safety accreditation such as CHAS
  • What level of public liability insurance do they hold?
  • Who will actually carry out the work

What sets the cost

To price the job, we consider:

  • Location, for remote and island sites
  • Working within restricted access windows
  • How much existing material needs removing
  • The total length or number of joints

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a quote.

Before you send an enquiry

A good diagnosis starts with the right details. Let us know:

  • Your programme or deadline
  • Photos of the joints, close up and from further back
  • The product your specification calls for
  • Whether the building will be occupied during the work

Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.

For managing agents and facilities managers

Hospitality, education, healthcare, office and retail clients come to us directly as well. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

Whether you’re a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.

FAQs: Hampshire

How do you deal with asbestos in old sealant?

Managing asbestos is the dutyholder’s responsibility, so we will ask for the register before work on an older building. If anything suspect turns up, we stop until it’s tested.

Which sealant will you use?

If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

Can you follow the specification on our project?

Yes. Include it with the drawings when you ask for a quote, and we will price the work to it, flagging anything that needs clarifying.

Is it fine to apply new sealant on top of old?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

When can you be on site?

Give us your site hours and any access windows in your enquiry, and we’ll schedule the work to suit. You can reach the office between 8am and 5pm, Monday to Friday.

Do you do internal caulk as well as external mastic?

External and internal frame perimeters, caulking where it’s specified, sanitary silicone, kitchen joints and snagging before handover. We price to the specification and drawings.

Is the mastic package guaranteed?

Each package is signed off with a 12-month workmanship guarantee. Damage by others after we’ve finished isn’t covered.
