Need facade sealing in Froyle?

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

What we can’t put right

Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:

  • Damp caused by condensation inside the building
  • Cracked or spalling substrates that need repair before sealing
  • Movement beyond what any sealant can handle

If in doubt, call 01277 525 020 or send details through our quote form and we’ll say what we think.

What we seal

  • Window and door perimeters
  • Coping and flashing joints
  • Perimeter joints where frames meet the structure
  • Stone and brick facade joints
  • Shopfront frames
  • Cladding panel joints

Facade sealing for commercial buildings in Froyle

Sealant around windows, doors and cladding panels stops rain reaching the wall behind. When a perimeter bead splits or peels, water finds its way behind frames and into the structure. We cut out failed facade joints and reseal them with a facade-grade sealant suited to the movement. If you have water coming in around window frames and old perimeter mastic that has dried out, we can put it right, whatever the surface. Most enquiries from Froyle start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Sites around smaller places like Froyle can be a fair drive from suppliers, so we come with everything the package needs, timed to the stage the job has reached. Drawings, photographs and the programme let us give a fixed quote.

Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and the quote explains what it covers.

Our process

Working in a building that stays open takes some planning. The work area is signed and kept contained, keep walkways clear and move on in phases so staff and visitors can carry on around us. Smaller jobs around Froyle can be grouped with others nearby. You will have a fixed quote before work starts.

  1. First we review photographs, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. The old bead is cut away completely, not overlaid.
  3. Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
  4. Closed-cell rod fixes the depth, and the sealant grips two sides only.
  5. The new sealant goes in and is tooled firmly onto both faces.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

Preparing the site

  • Share the asbestos register for older buildings
  • Clear stock, furniture or equipment away from the joints
  • Send any specification or drawings in advance

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we will fill any gaps with a visit.

When to bring in a specialist

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Contractors’ notes for Froyle

At about 42 miles from central London, Froyle is within reach of the capital. Construction around the commuter belt mixes station-side flats with refurbished offices and units, so mastic packages have to keep pace with busy programmes. Froyle is in the South East, one of the UK’s drier regions. Winter mornings still bring frost and condensation on frames and panels, so the external programme keeps a little slack.

For contractors refurbishing units at places like Bentley Business Park, 1.7 miles to the east of Froyle, the mastic covers cladding panels, roller-door and window perimeters.

Froyle is about 4 miles north-east of Alton, in Hampshire. We cover Froyle and the rest of Hampshire, with the same fixed quotes and 12-month guarantee as everywhere else. Across Hampshire, 723 places are covered, Froyle among them. For work in that direction, see our Reading page.

Work on facade joints is covered throughout GU34, whatever the building. If your site is on Park Lane, Westburn Fields and Barnfield Close or close by, we can quote for facade joints. If your building is just outside Froyle, we cover Lower Froyle (1 mile north-east), Upper Froyle (1 mile south-west), Neatham (2 miles south-west), Holybourne (2 miles south-west) and Wyck (2 miles south). Further afield, our area takes in Basingstoke (10 miles north-west), Farnborough (10 miles north-east), Fleet (7 miles north-east), Aldershot (8 miles north-east), Alton (4 miles south-west) and Petersfield (13 miles south).

How the job changes by surface

Window and door perimeters

Frame materials vary, and so does the preparation. Primer goes on where the manufacturer specifies it for that substrate.

Precast concrete panels

Joints between precast panels carry real movement. A sealant of the right movement class goes in over backing rod with primer where the product requires it.

FAQs: Froyle

Is Bentley Business Park, near Froyle, within your area?

Yes. Estates, retail parks and business parks around Froyle, Bentley Business Park among them, are all within reach. A few photographs and the unit address let us price the work.

Do you take on work at healthcare sites like Alton Community Hospital?

Yes. We work in healthcare settings as well as offices and schools. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

How long does a job like this take?

We plan the time on site around your programme and access. We’ll give you an estimate of time on site when we quote.

Are you insured?

Yes. Mastic Doctor is fully insured, public liability included.

When can the area be used after sealing?

Curing time varies by product, and we confirm it on the day, and flag anything to keep off until it has cured.

Do you guarantee your work?

Yes. It runs for twelve months and covers how we prepared and sealed the joints, but not damage, misuse or other trades’ work.

Is any job too small?

Small jobs are welcome alongside larger packages. Photos and a description are enough to start.

What sets the cost

Quotes vary with the job. It mainly depends on:

  • Whether the work must be split into stages
  • Distance, for remote addresses
  • Induction, permit and paperwork requirements
  • The total length or number of joints

The price depends on the quantity of joints, how much old material needs removing and the access. Call for a quote once you have the details.

Before you send an enquiry

Whether it’s one area or a whole building, the same details help:

  • The site address and postcode
  • Anything awkward about access or site hours
  • The type of building and who uses it
  • Approximate linear metres or a joint schedule

The quickest route to a quote is a few photos and the site postcode. Upload them with the quote form, or ring 01277 525 020 or send photos by email if you’d rather talk the job through.

Common problems we fix in Froyle

Most facade joints fail through age and weathering. UV and weather harden the sealant until it can’t stretch with the building, and cracks or adhesion loss follow.

These are often picked up first by site or facilities staff:

  • Weathered facade joints that have lost their grip
  • Facade joints cracked through the middle
  • Unsightly perimeter sealant on a visible elevation
  • Previous reseals run over old sealant

Extensions at sites like Alton Community Hospital (to the south-west of Froyle) normally sit beside working departments, and the mastic follows strict access rules.

Before you book anyone

  • What level of public liability insurance do they hold?
  • How long is the guarantee, and what does it include?
  • Is the sealant right for the movement and the substrate?
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
