Commercial sealant contractors in GU33: how it works

We have applied sealant on commercial sites for over 20 years: we’re CHAS accredited and a Constructionline member, our applicators hold CSCS cards, and we carry five million pounds of public liability insurance. Let us know which site documents you need and they’ll be confirmed with the quote. We work on floor and threshold joints, washrooms and tea points and window and door perimeters, and the failures we are asked to look at most are earlier reseals applied straight onto the failed bead and weathered facade sealant that no longer flexes.

In a busy building, we agree a sequence with your contact so the disruption stays in one area at once. Each section is protected, cleaned back and sealed before we move to the next.

  1. Send details through our quote form, or ask for a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Work is phased around your occupiers where areas need to stay in use.
  4. Every failed bead is removed rather than covered.
  5. A suitable product for each joint goes in at the right depth and is tooled.
  6. A final walk-round, then the 12-month guarantee applies.

What affects the price in GU33

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

The countryside around Liss includes Liss Riverside Railway Walk South and Wheatham Hill.

Commercial sealant contractors across GU33: the area picture

From Liss, West Liss and Hill Brow outwards, GU33 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact, with colours matched site to site where the brand needs it.

All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, so jobs in GU33 are planned with access, loading and parking in mind.

Liss: For tenants and agents on sites such as Ham Barn Business Park (1.3 miles north-west of Liss), office fit-outs, reception joints and window perimeters are the usual sealant work. Offices and shops close to stations such as Liss station, under half a mile west of Liss, tend to be busy all day, so sealant work is planned around opening hours.

Common problems we fix in GU33

External sealant takes a steady beating from the weather. UV hardens the surface while wind and rain work at the edges, so beads chalk, stiffen and lose their stretch. Once it stiffens, the joint opens up at the next big temperature swing.

Any of the following is a good reason to get the joints checked over:

  • Damp patches where an external joint has failed
  • Untidy joints in a reception, shop floor or lobby
  • Shrunken sealant along kitchen worktops and splashbacks
  • Earlier reseals applied straight onto the failed bead

When it isn’t the sealant

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:

  • Roof leaks that only look like a joint problem
  • Structural cracks or movement the joints weren’t designed for
  • Misted, cracked or failed glazing units (a glazier’s job)

Commercial clients in GU33

We work for building owners and managing agents on sealant work across single buildings or whole portfolios. One quote can cover more than one site, which keeps the paperwork simple.

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.

What sets the cost

We price every job individually. The main factors are:

  • Location, for remote and island sites
  • Any access equipment needed
  • Induction, permit and paperwork requirements
  • Removal of failed or old sealant

Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.

What we need to price the job

A few photos plus some basic facts will normally do. It helps to include:

  • The type of building and who uses it
  • Photos of the joints, close up and from further back
  • How the joints are reached, and at what height
  • Whether an asbestos survey exists

Need a figure for a tender or a budget? We will quote against your scope and drawings that you can work with. For a chat about it beforehand, give us a call on 01277 525 020 or send photos by email.

Aftercare for building managers

Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. Our advice:

  • On pre-2000 buildings, share the asbestos information before work starts
  • Ask cleaners to use a soft cloth and mild cleaner on sealant
  • Check sealant as part of routine building inspections
  • Act on the first lifting edges rather than waiting

Brief your cleaning team on the joints that have been resealed. Abrasive pads, scrapers and some strong chemicals damage sealant surfaces, while a neutral cleaner and a soft cloth do no harm.

A failed external joint lets water in every time it rains. Behind a panel or frame, that water can sit unseen for a long time. Catching it at the sealant stage avoids the bigger repair.

Common questions from GU33 clients

How do you keep disruption to occupiers down?

Most of the buildings we work in stay occupied. Only the area being sealed is closed, and the sequence is agreed in advance.

Do you seal on top of existing sealant?

No, never. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.

Can you follow the specification on our project?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and any queries are raised before we start.

How long will the new sealant last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.

Does weather matter for sealant work?

For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

Can one contractor look after sealant on all our buildings?

Yes, across South East England, Greater London and all of Scotland. Each site gets the same process and a single contact.

Is GU33 in your area?

Yes. We take on work across GU33.
