Facade sealing in Wittensford, done properly

Facade sealants sit in the sun, rain and frost every day. How long a joint lasts depends on the movement it takes, its exposure, the product and how well it was installed. When it fails, the whole bead is cut away and the joint rebuilt. If you’re dealing with staining on stone next to old sealant and failed sealant on precast panel joints, we can help, on perimeter joints where frames meet the structure, cladding panel joints and shopfront frames alike. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Wittensford is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Around smaller places like Wittensford, building work typically means conversions of farm buildings, a few new houses or an extension to a hall or school. Each still needs a proper mastic package: window perimeters, facade joints and internal sealant to the specification.

Every job we finish is backed by a 12-month workmanship guarantee, wherever the site is. If our installation lets you down in that time, we return and fix it.

Aftercare for building managers

To get the most from the new sealant:

  • Keep sills, gutters and drainage paths clear
  • Add perimeter sealant to planned maintenance checks
  • Ask about asbestos in pre-2000 mastic
  • Never let anyone seal over old sealant

Keep a note of which product went in and when. Future work can then match the product and colour without guesswork.

Planned resealing is cheaper than reacting to leaks. Regular checks let you renew joints before water gets in instead of after the damage.

Your questions answered

Is a hospital such as Tatchbury Mount Hospital somewhere you can work?

Yes, provided the work is planned with the site’s estates team. We follow the site’s permits, sign-in and infection-control procedures in every area.

Is Wittensford too small for you to travel to?

Not at all: smaller places are covered as well as towns. We work across Greater London and the South East. We plan jobs in smaller places so return trips are kept to a minimum.

How many days will you need on site?

That varies with the scale of the job, but the work usually takes longer on a full elevation than on a handful of window perimeters, and it always depends on dry weather. For bigger or phased jobs, we will set out a timescale with the quote.

How do I request a quote?

There are four steps: send details, get a quote, we seal, guaranteed. The first step only needs photographs and a postcode.

Do you replace windows or glass?

No. Glazing, windows and glass replacement aren’t part of our work. We seal the joints around them, including perimeters where frames meet the structure.

Is colour matching possible?

In many cases, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We confirm what’s available for the specified product when we quote.

Is any job too small?

Single areas, one-off repairs and whole buildings are all quoted the same way: send details, get a fixed quote, we seal, guaranteed.

On site: what to expect

At the end of each section, the masking comes off, the area is cleaned and every joint is checked, ready for your sign-off. Where the sealant needs time to cure before use, we tell you and sign the area. If others near Wittensford need work, visits can be combined, which keeps travel down. You will have a fixed quote before work starts.

  1. We look at the joints, the drawings and the access before pricing.
  2. Failed sealant is cut out along its full length.
  3. Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. The new sealant goes in and is tooled firmly onto both faces.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

Before we start on site

  • Point out parking and an unloading spot
  • Flag any permit to work we will need
  • Share the asbestos register for older buildings

Advice

Work for main contractors and building owners

Main contractors use us as their sealant subcontractor. Programme, specification and site rules come first, and our applicators hold CSCS cards.

CHAS accredited and a Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

Site staff or a sealant specialist?

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we’ll confirm the paperwork you need with the quote.

Surface by surface

Cladding panel joints

Joints between cladding panels open and close with temperature. The sealant has to match the movement and the panel finish.

Brick and stone facades

On masonry, the sealant has to suit a porous, textured surface. Neutral-cure products are used because acetoxy types can mark some stone, and primers go on where specified.

What we can’t put right

Not every problem is a sealant problem, and we’d rather tell you before you spend money. These need a different solution:

  • Damaged frames that need replacing
  • Joints too narrow for the movement they take, which need redesign
  • Providing access systems for the work

If in doubt, ring 01277 525 020 or send details through our quote form and we’ll say what we think.

Building and refurbishing in Wittensford

Wittensford sits in one of the drier corners of the country, the South East. Winter mornings still bring frost and condensation on frames and panels, which is why external dates are agreed with the site manager. The area within 2 miles of Wittensford holds several hotels. Hotel extensions and refits usually have to fit around bookings, so mastic dates are tight.

Hotels like The Bartley Lodge Hotel, 1 mile to the south-east of Wittensford, rarely close for long, so refurbishment mastic is phased floor by floor. Extensions at sites like Tatchbury Mount Hospital (3 miles east of Wittensford) typically sit beside working departments, and the mastic follows strict access rules. For contractors refurbishing units at places like Mortimer Trading Estate, 3 miles north-east of Wittensford, the mastic covers cladding panels, roller-door and window perimeters.
