Floor joint sealing across Surrey: what to expect
A working floor can rarely be closed for days on end, so we phase the work aisle by aisle or bay by bay. Tell us your site hours and access windows and we’ll plan around them, with goods still moving in the areas we aren’t in. Most enquiries involve soft sealant dragged out of trafficked joints and chipped and spalling edges along forklift routes, on construction joints, saw-cut induced joints and loading bays.
Site rules come first: sign-in, induction and whatever permit system the building uses. With the paperwork done, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it.
- We walk the floor and mark up joint widths, edge damage and traffic routes.
- You receive a fixed quote showing products and phasing.
- Each joint is cut or routed back to clean, sound concrete.
- Dust is vacuumed out and primer applied where specified.
- Filler or sealant is placed to depth and finished flush.
- We hand each phase back when it can take traffic.
Pricing in Surrey
The product called for affects the cost, and so does the preparation, from cutting out to priming and backing rod. Access, phasing and site requirements come into it too.

Green spaces nearby include Silent Pool and Pewley Hill.
Floor joint sealing across Surrey: the area picture
From Guildford, Woking and Camberley to smaller places, Surrey has buildings and slabs with movement joints that need resealing as they age. A failed joint lets in water and debris, and the edges spall soon after.
We work across Greater London and the South East counties, so jobs in Surrey are planned with access, loading and parking in mind.
Guildford: For estates staff at a university like University of Surrey - Stag Hill Campus, 0.7 miles west of Guildford, building and paving joints are part of the planned maintenance list. Schools such as Sandfield Primary School have movement joints in their walls and floors that are easy to overlook.
Looking after the joints
Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. Our advice:
- Let us know what the floor is cleaned with
- Record damaged joints with a photo and a location
- Ask drivers not to drag forks or pallets
- Respect the cure time before traffic returns
On younger slabs, a fine line can open down one side of a filled joint as the concrete keeps shrinking. It is a known trait of new floors and a later top-up deals with it in the majority of cases.
While the concrete edges are intact, it’s a filling job. Once they have broken away, edge repair comes first and that takes longer and closes areas for longer.
For managing agents and facilities managers
If you look after buildings for someone else, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end.
Main contractors use us as their sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first, with CSCS-carded applicators on site.
What happens if it’s left?
Duct tape or a general builders’ sealant can seem to buy some time. Neither is made to carry wheels, and it usually ends up dragged across the floor. A product chosen for the traffic and movement does the job once.
Comparing quotes
- Their plan for phasing and protecting the area
- What level of public liability insurance do they hold?
- What site paperwork they can supply

What affects the price in Surrey
The price varies from site to site. Expect it to depend on:
- Specialist products, such as fire-rated or hygienic sealants
- How much there is to seal
- The size and state of each joint
- Access and working height
Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits.
Before you send an enquiry
We can often quote from photographs and a few details. It helps to include:
- When you need the work done
- Whether the building will be occupied during the work
- Any specification or named product
- Approximate linear metres or a joint schedule
Every job follows the same four steps: send details, get a quote, we seal, guaranteed. To take the first step, speak to us on 01277 525 020 or email the details over.
When something else is needed
A proper diagnosis includes knowing what sealant can’t do. We’ll tell you if the real problem is any of the following:
- A floor that rocks at the joints, which needs a structural fix
- Structural cracking in the slab
- Level or flatness problems across the floor
Your questions answered
Do you offer coloured sealant?
Often, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We’ll confirm the colours available for the specified product.
Who decides which product is used?
If the job is specified, we follow the specification. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
What guarantee do you give on joint filling?
Our workmanship carries a 12-month guarantee, and we hold public liability insurance.
Are you CHAS accredited?
Yes. We are CHAS accredited and a Constructionline member, which helps with supplier vetting.
Does weather matter for sealant work?
For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.
Is it normal for joint filler to separate?
Separation typically comes from slab shrinkage, poor preparation or the wrong product. We look at which it is before recommending anything.
Do you use semi-rigid filler or flexible sealant on floor joints?
The answer comes from the traffic and the joint’s movement. Forklift routes generally call for a semi-rigid filler that holds the arrises and joints with more movement take a flexible sealant.
