Commercial sealant contractors across RH5: what to expect

Pricing a commercial reseal is a short process. Send photos, drawings or a schedule of the joints through our quote form; you can also phone 01277 525 020 or email a schedule or drawings with the details. If the joints need seeing in person, a site visit comes first. We work on external facade joints, washrooms and tea points and kitchen worktops and splashbacks, and the failures we are asked to look at most are untidy joints in a reception, shop floor or lobby and damp patches where an external joint has failed.

In a busy building, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed, then handed back before the next one starts.

  1. Send details through our quote form, or ask for a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Where parts of the building must stay open, the work is phased.
  4. Every failed bead is removed rather than covered.
  5. A suitable product for each joint goes in at the right depth and is tooled.
  6. A final walk-round, then the 12-month guarantee applies.

The specified product makes a difference, and so does the preparation. Access, phasing and site requirements come into it too.

Landmarks near North Holmwood

We work on buildings around Church of St John the Evangelist, Pippbrook House and St John's Church of England Primary School and the streets around them. Also close by are Royal Oak pub (0.5 miles north-east), Inholms Clay Pit (less than half a mile south-east) and The Priory CofE Voluntary Aided School (1.3 miles north-west). North Holmwood’s nearest station is Dorking West station, about 1.8 miles north-west. Nearby you’ll also find Mesolithic Museum (3.7 miles west) and Headley Court (5.9 miles north). The countryside around North Holmwood includes Reigate Heath and Box Hill.

Shops, offices and hotels in RH5

From Dorking, North Holmwood and Pixham outwards, RH5 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. Because we cover all of it, multi-site occupiers can bring every building under one quote.

The South East is one of the UK’s drier regions, though outside work in RH5 still waits for dry faces, and cold mornings bring frost and condensation on steel and glass.

North Holmwood: For a hotel such as The Bell Hotel (1.4 miles north of North Holmwood), the colour of a joint at the bar or the bath matters to the look of the room. A business with units at Glebelands Centre Business Park and Chapel Lane Industrial Estate needn’t use two contractors for its sealant.

Different surfaces, different methods

Window and door perimeters

The perimeter joint between a frame and the structure keeps rain out of the reveal. We remove the old seal, prepare the faces, fit backing where needed and seal again with a product chosen for both the frame and the wall.

Fire-rated seals where specified

Intumescent and other fire-rated sealants go in at service penetrations and linear gaps to the maker’s tested details, where they are specified. Fire-stopping design and sign-off sit with the designer, fire engineer or building control, and we install to the specification.

When something else is needed

A proper diagnosis includes knowing what sealant can’t do. You’ll hear from us if the cause turns out to be one of these:

  • A dripping trap, valve or pipe behind a fitting
  • Removing asbestos-containing materials (a licensed or specialist contractor’s job)
  • Structural cracks or movement the joints weren’t designed for

Maintenance after handover

Once the work is signed off, a little attention goes a long way:

  • Keep a record of which joints were resealed and when
  • Don’t let cleaning or traffic back on before the cure time is up
  • Ask fit-out and M&E contractors to report any sealant they disturb
  • Deal with small splits before they become leaks

Brief your cleaning team on the joints that have been resealed. Abrasive pads, scrapers and some strong chemicals damage sealant surfaces, while a neutral cleaner and a soft cloth do no harm.

Sealant installed at the same time typically fails in sequence. A few splits this year typically mean more next year. We will tell you which sealant joints need doing first and which can wait.

Should maintenance staff do it?

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong typically costs more in the end than doing them right.

What happens if it’s left?

Leaving a failed joint rarely saves money. Water past a frame perimeter or a washroom joint can reach plasterboard, insulation, floor coverings and the ceiling below. Dealing with it while the damage stops at the bead is the cheaper route.

Questions to ask before you book

  • What site paperwork they can supply
  • What the guarantee covers, and for how long
  • Do they follow the manufacturer’s priming guidance?
  • Health and safety accreditation such as CHAS

FAQs: RH5

Are your applicators CSCS-carded?

Yes. We use CSCS-carded applicators, which many sites require.

Can areas stay open during the work?

It’s normal for us to work in occupied buildings. We agree the order of areas, protect what’s nearby and close off only the section we are sealing for as long as the cure needs.

Can you follow the specification on our project?

Yes. Include it with the drawings when you ask for a quote, and we will price the work to it, flagging anything that needs clarifying.

Who decides which product is used?

If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

Do you work for facilities managers and managing agents?

Yes. Use our quote form to send the site details, or phone or email us, and we’ll confirm any paperwork you need with the quote.

Do you take on multi-site sealant work?

Yes, within the areas we cover: South East England, Greater London and Scotland. Each site gets the same process and a single contact.

How long before the joints can be used?

We’ll confirm how long the chosen product needs to cure.
