How commercial sealant contractors works in Surrey
How long a joint lasts is decided before any sealant leaves the gun. Old silicone gives new sealant nothing to grip, so every trace of it is removed and the faces are cleaned until they’re sound and dry, with no dust or grease left. Where the sealant maker specifies a primer for that substrate, it goes on before the new bead, and a backing rod limits the depth to give the sealant room to work. Site teams most often ask us about weathered facade sealant that no longer flexes and earlier reseals applied straight onto the failed bead, across kitchen worktops and splashbacks, washrooms and tea points and floor and threshold joints.
Tell us your site hours and access windows and we will plan around them. While we are working, the area stays contained and tidy, and we check in with your contact before moving on to each new area.
- We begin with whatever information you have, whether that’s photos, a drawing or a list of locations, and a site visit is booked where it helps.
- Next comes a diagnosis and a fixed quote.
- Before anything is cut out, we agree access, timings and sequence.
- We strip the failed bead and prepare both faces of the joint.
- We fit backing to the right depth, prime where specified and lay the new bead.
- Finished joints are checked with you and handed over with our 12-month guarantee.
What you’ll pay
Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits.

Getting a fixed quote
Every job follows the same four steps: send details, get a quote, we seal, guaranteed. To take the first step, ring 01277 525 020 or use the quote form.
Near you in Guildford
Locally, jobs take us to sites close to Surrey Maths School, Sandfield Primary School and Guildford High School and the streets around them. Also close by are Church of St John the Evangelist (less than half a mile east), Stoke Park (under half a mile east) and The King's Head pub (under half a mile south-east). The nearest railway station is London Road (Guildford) station, roughly 0.6 miles south-east. A little further out are Guildford Castle (0.9 miles south) and Guildford House (0.8 miles south). Open spaces near Guildford include Silent Pool and Pewley Hill.
Shops, offices and hotels in Surrey
Commercial buildings across Surrey range from older premises altered many times to recent units on business parks. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
London and the South East are among the drier parts of the UK, but external sealing in Surrey still needs a dry joint and the right temperature, and damp or frosty mornings can hold it up.
Guildford: Sites a few miles apart, such as Ladymead Retail Park and Midleton Enterprise Park, can share one programme and one point of contact. Refits at hotels like The Stoke Hotel, under half a mile to the south of Guildford, bring joints at vanity tops, bars and reception desks that guests see every day.
Surface by surface
Commercial kitchens and tea points
Gaps and ragged beads trap dirt that cleaning can’t reach, and cleanability is part of what an inspector looks at. Work is timed around the hours you give us so the kitchen isn’t out of use longer than needed.
Washrooms and toilets
Mould that has grown into washroom sealant can’t typically be cleaned out. The lasting answer is removal, preparation and a new sanitary bead, planned so the building keeps enough facilities in use.
Why deal with it now?
Putting off a reseal usually moves the cost rather than avoiding it. Water past a frame perimeter or a washroom joint can reach plasterboard, insulation, floor coverings and the ceiling below. Dealing with it while the damage stops at the bead is the cheaper route.
Comparing quotes
- Their public liability cover
- What site paperwork they can supply
- Is the sealant right for the movement and the substrate?
- Are they CHAS accredited or on Constructionline?
Quoting for work in Surrey
We price every job individually. The things that drive the figure:
- The size and state of each joint
- Removal of failed or old sealant
- Specialist products, such as fire-rated or hygienic sealants
- The total length or number of joints
A quote for sealant joints depends on quantities, condition and access, and any specification that applies. Ask us for a fixed quote.
What we need to price the job
A few photographs plus some basic facts will normally do. It helps to include:
- Whether the building will be occupied during the work
- Any dates the work must fit around
- Anything awkward about access or site hours
- Where the site is, with the postcode
Need a figure for a tender or a budget? Send the scope and any drawings, and we’ll return a fixed quote that you can work with. If you have questions first, call 01277 525 020 or email the details over.
Why it fails
In wet areas the enemy is normally mould rather than movement. Constant moisture, cleaning chemicals and weak extraction let mould grow into the sealant, and once established it rarely cleans out. Replacement with a sanitary anti-mould silicone is the lasting answer.
It’s worth sending us details if you spot any of the following:
- Expansion joints with the sealant torn out
- External beads that have gone brittle and cracked
- Mouldy silicone around WCs, urinals and vanity tops
- Gaps behind commercial kitchen worktops and sinks
Building owners, agents and FMs in Surrey
Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.
Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.
Questions about Surrey
Are your applicators CSCS-carded?
Yes. Our applicators hold CSCS cards.
Will the building have to shut during the work?
Most of the buildings we work in stay occupied. Only the area being sealed is closed, and the sequence is agreed in advance.
Is it OK to apply fresh sealant over existing beads?
Every scrap of failed sealant is removed before the new bead goes on. Sealing over traps water and lifts once the joint moves and isn’t worth paying for.
Do you seal on top of existing sealant?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.
What about asbestos in old mastic?
It’s possible in older buildings, especially those built before 2000. Before cutting anything out, we ask for the asbestos register or survey, and anything suspect is left until it has been tested.
Is your work guaranteed?
Our workmanship on each job is backed by a 12-month guarantee. We’re fully insured for public liability as well.
Are you CHAS accredited and on Constructionline?
Yes. We’re CHAS accredited and a Constructionline member, which helps with supplier vetting.
