About washroom sealing in Surrey
Closing all the facilities in a building isn’t an option. Work is phased by room or by section, so there are always facilities in use. Tell us your site hours and access windows and we will plan around them. We work on IPS panels and cubicles, showers, trays and wet room floors and urinals and WCs, and what we’re called in for most is open joints along basins and vanity units and open joints at the base of cubicle panels.
We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it.
- We survey each room, count the joints and note anything behind them that needs another trade.
- We agree which rooms close and when, so users always have somewhere to go.
- The failed silicone is stripped and every face scraped clean of residue.
- Each joint is degreased and left dry, because silicone won’t bond to damp or soapy surfaces.
- A bead of anti-mould sanitary silicone goes in and is tooled to a smooth, cleanable profile.
- You get a reopening time for every room, with signage left up until then.
What you will pay
Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote and we’ll put a fixed figure on it.
Why choose Mastic Doctor
- Products installed to the manufacturer’s instructions
- 12 months’ guarantee on every job
- One number for every site we cover
- Colours chosen to suit frames, cladding or finishes where possible
Ask for a quote
Quotes are fixed against the scope you send, so you know the figure before anyone is on site. To start the process, phone 01277 525 020 or send details through our quote form.
What’s near Guildford
Locally, jobs take us to sites close to Surrey Maths School, Sandfield Primary School and Guildford High School and the streets around them. Other local landmarks include Church of St John the Evangelist (less than half a mile east), Stoke Park (under half a mile east) and The King's Head pub (less than half a mile south-east). Guildford’s nearest station is London Road (Guildford) station, roughly 0.6 miles south-east. Other landmarks nearby include Guildford Castle (0.9 miles south) and Guildford House (0.8 miles south). For a walk, there’s Silent Pool and Pewley Hill.
Commercial washrooms across Surrey
Across Surrey, hospitality kitchens and toilets need sealed joints that clean easily. We use hygienic sealants, with food-safe products where food contact is possible.
The South East is one of the UK’s drier regions, though outside work in Surrey still waits for dry faces, and cold mornings bring frost and condensation on steel and glass.
Guildford: Colleges such as Guildford College, under half a mile south-east of Guildford, have toilets, changing rooms and catering kitchens that can be resealed around term dates. For a hotel such as The Stoke Hotel, less than half a mile to the south of Guildford, resealing en suites a few rooms at a time keeps the rest available.
Site staff or a sealant specialist?
Redoing a failed joint typically costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.
How the job changes by surface
Urinals and WC pans
The joint between a pan and the floor is easy to overlook. We include them in the survey.
Kitchens and tea points
We plan kitchen sealing around when the kitchen is in use. Your site hours and access windows set the timing.
What happens if it’s left?
A tired-looking washroom doesn’t always need a refurbishment. If the finishes are in good order, replacing the sealant may do much of what’s needed while bigger works are planned.
Questions to ask before you book
- Who will actually carry out the work
- Which product they’ll use, and why it suits the joint
- Will RAMS and insurance details be available?
- Proof of insurance
Honest limits
We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:
- Water from plumbing, not from a joint
- Condensation from failed extract fans
- Water escaping beneath the floor rather than through a joint
What sets the cost
To price the job, we consider:
- Induction, permit and paperwork requirements
- How much there is to seal
- Working within restricted access windows
- Travel to remote or island sites
We don’t publish prices, because the scope varies so much from one building to the next. Call for a quote.
Details that help us quote
For an accurate fixed quote, we need to understand the site. Useful things to include:
- Approximate linear metres or a joint schedule
- The asbestos register, for older buildings
- The site address and postcode
- How the joints are reached, and at what height
Specifications, drawings and tender packages are welcome with any enquiry, and we will price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.
Questions about Surrey
What’s the quickest route to a quote?
You can use the quote form on this site; alternatively, phone 01277 525 020 or email a schedule or drawings. Include photos or drawings if you have them.
Which silicone is right for commercial washrooms?
Each area gets the grade that suits it. Most washroom joints take sanitary silicone while kitchens may need a food-safe grade.
Is any job too small?
We quote for single jobs as well as large packages and programmes. Photos and a description are enough to start.
Will your applicators have CSCS cards?
Yes. Should the site need card details in advance, tell us and we will confirm them with the quote.
What guarantee comes with washroom resealing?
A 12-month guarantee covers the work. It covers our workmanship rather than damage, leaks from plumbing or ventilation problems.
Is old silicone taken out first?
The whole of the old bead is removed and the surfaces cleaned before resealing. It’s the difference between a joint that lasts and one that peels.
Can weather delay the job?
It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.
