How commercial sealant contractors works in RH7
Most of the buildings we seal stay open while we’re there. Tell us your site hours and access windows and we will plan around them. That applies whether the building is an office, a shop, a hotel, a college or a care home. The enquiries we see most involve leaks that seem to come through a sealant line and frame sealant that has cracked, shrunk or pulled away, on external facade joints, window and door perimeters and floor and threshold joints.
Occupied buildings need a little choreography. The work area is signed and kept contained, with routes through the building left open and move on in phases so staff and visitors can carry on around us.
- Send details through our quote form, or ask for a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Work is phased around your occupiers where areas need to stay in use.
- Every failed bead is removed rather than covered.
- Each joint gets a suitable sealant, laid to depth and tooled.
- A final walk-round, then the 12-month guarantee applies.

Common problems we fix in RH7
External sealant takes a steady beating from the weather. Sunny elevations dry the surface out and exposed ones take driving rain; in time the surface chalks, hardens and cracks. Once it stiffens, the joint opens up at the next big temperature swing.
Any of the following is a good reason to get the joints checked over:
- Greasy, split joints in a kitchen or tea point
- External beads that have gone brittle and cracked
- Frame mastic that has hardened and come away from the wall
- Smeared sealant across finishes from a rushed job
Doing it in-house
What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.
Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.
Different surfaces, different methods
Fire-rated seals where specified
Where the specification calls for fire-rated or intumescent sealant around service penetrations or linear gaps, we install it to the product’s tested detail. The design and sign-off of fire stopping belong to the designer and building control.
Window and door perimeters
Where frames meet the surrounding wall, sealant is the weather line. Failed perimeters are cut out and cleaned, backing goes into deeper gaps, and the joint is resealed with a low-modulus neutral-cure silicone or another suitable product.
Leave it or put it right?
A failed seal around a window, worktop or panel doesn’t mean the element itself has to go. Often the fitting is sound and the joint is the only thing letting it down. A careful reseal is a far smaller undertaking than replacement, and we’ll say so if the frame or fitting is life-expired.

Looking after the joints
Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:
- Check the asbestos register before anyone disturbs old sealant in an older building
- Check joints after other trades have worked nearby
- Keep a record of which joints were resealed and when
- Add sealant to the planned maintenance inspection list
Later works are the usual way new joints get damaged. When fittings are moved or cabling added, the sealant nearby is easily disturbed, and it’s easy to forget to reseal afterwards. Where work has disturbed a joint, just speak to us on 01277 525 020 or email the details over for a quote.
In kitchens and washrooms, a failed joint is a cleaning problem as well as a leak risk. Cleanability is something environmental health officers pay attention to, so sound, smooth joints matter.
Common questions from RH7 clients
Does commercial sealant work come with a guarantee?
The work is guaranteed for 12 months. Should anything we did fail within that period, let us know.
Are you CHAS accredited?
Yes. Mastic Doctor is CHAS accredited and a Constructionline member.
How soon can the area be used again?
We will confirm how long the chosen product needs to cure, and flag anything to keep off until it has cured.
Is it OK to apply fresh sealant over existing beads?
The old bead is stripped out first. Then the joint is cleaned, primed where the maker specifies, backed to depth and resealed.
How long does a job like this take?
That varies with the scale of the job, though a typical visit usually takes as long as the agreed scope needs, from a single visit to a programme spread over several weeks. For bigger or phased jobs, we’ll set out a timescale with the quote.
Is it fine to apply new sealant on top of old?
No, never. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.
Can you supply RAMS and insurance details?
We confirm documents at quote stage: RAMS, an insurance certificate and CSCS details are the usual requests. Our applicators are CSCS-carded.
