Floor joint sealing in West End, done properly
We diagnose the floor first rather than guessing at a product: joint widths, whether the joints are still opening, what runs over them and how the edges have held up. From that we choose between a semi-rigid filler and a more flexible sealant and the answer can differ from one zone to the next. We work on forklift and pallet-truck routes, loading bays and construction joints, and the failures we’re asked to look at most are grimy joint lines spoiling a showroom floor and filler that has parted from one face. Most enquiries from West End start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.
In a smaller place such as West End, floor and movement joints are often in agricultural and rural business units, schools and the odd small industrial yard. Concrete floors and yards in these buildings move and crack like any others.
Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

What sets the cost
There’s no standard rate for sealant work, since sites vary so much. What we look at:
- The product specified
- Whether the work must be split into stages
- Site requirements such as inductions and permits
- Quantities, in metres or numbers
The price depends on how many linear metres there are, how much old material needs removing and the access. Call for a quote once you have the details.
Details that help us quote
We can often quote from photographs and a few details. Please tell us:
- Whether the building will be occupied during the work
- The asbestos register, for older buildings
- Approximate linear metres or a joint schedule
- Clear photos of the problem areas
Tell us about the building, the joints and when you need the work done, and a fixed quote will follow. To get it moving, call 01277 525 020 or email drawings and photos.
What we can’t put right
Some faults sit outside our scope, and we say so rather than covering them up:
- A floor that is out of level for the racking or trucks
- A floor that rocks at the joints, which needs a structural fix
- A failing floor coating, which is a flooring contractor’s job
If in doubt, speak to us on 01277 525 020 or email us and we’ll say what we think before you book.
Surfaces we seal
- Loading bays
- Construction joints
- Joints along racking aisles
- Retail and showroom floors
- Forklift and pallet-truck routes
- Saw-cut induced joints
Our process
We begin with a short walk round with whoever looks after the building, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it. For a site in West End, we plan so the whole job is done in one go where possible. Photos with rough sizes let us arrive with everything needed.
- We walk the floor and mark up joint widths, edge damage and traffic routes.
- You receive a fixed quote showing products and phasing.
- Old fill and packed debris come out until both faces are sound.
- Dust is vacuumed out and primer applied where specified.
- Filler or sealant is placed to depth and finished flush.
- We hand each phase back when it can take traffic.
What we need from you
- Tell staff and tenants when we’ll be in
- Arrange parking or a loading space
- For older buildings, check the asbestos register before work
Ask for a quote
If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price the work to it. Smaller jobs need nothing more than photographs and a few notes.

Questions we are asked in West End
Is West End off your patch?
No. Places such as West End are covered as much as the big towns. London and every South East county are within our area. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.
Does your area include sites such as Goldsworth Park Trading Estate, near West End?
Yes, sites like Goldsworth Park Trading Estate are within our area, along with the rest of West End. Send details of the unit and the work through our quote form for a quick quote.
How do you deal with asbestos in old sealant?
Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.
Should floor joints be filled or sealed?
The answer comes from the traffic and the joint’s movement. Trafficked joints on truck routes normally need a semi-rigid filler to support the edges, while joints that move more take a flexible sealant.
Do you guarantee industrial floor joints?
There is a 12-month guarantee on our workmanship and the work is covered by public liability insurance.
What happens if the joint edges are damaged?
A filler needs sound edges to grip. If the arrises have spalled, we will say they need repair before filling, so you can decide how to proceed.
Do you have public liability insurance?
Yes. We are fully insured, including public liability cover.
What we’re called out for in West End
Floor joints collect dust, oil, curing compound and cleaning residue. If the faces aren’t taken back to clean concrete first the new filler can’t stay bonded.
Look out for the following:
- A rough ride across broken joints
- Grimy joint lines spoiling a showroom floor
- Cracked and crumbling joint fill
- Loading bay joints breaking down
In a school such as Holy Trinity CofE Primary School, movement joints in brick, block and hall floors tend to be forgotten until they leak.
Before you book anyone
- Is the sealant right for the movement and the substrate?
- How they handle RAMS and site documents
- Their approach to joint depth and backing
- Whether primer will be used where the manufacturer specifies it
Joints that move: notes for West End
Central London is about 26 miles from West End. Distribution warehouses and industrial estates are common around the motorway corridors that serve the capital; their floors carry heavy traffic every shift. West End is in the South East, one of the UK’s drier regions. Outside joints in yards and car parks still have to be dry before sealing, and gritting in cold spells finds its way into open joints.
Hospitals like The Priory Hospital (1.3 miles south-east of West End) have multi-storey or surface car parks whose joints carry vehicles round the clock. Estates like Goldsworth Park Trading Estate, 2.4 miles to the south-east of West End, combine warehouse slabs, yards and loading bays, all with joints under wheels.
West End is about 3 miles north-west of Woking, in Surrey. We send applicators to West End for floor joints, handled exactly as we handle every other area. 379 places across Surrey fall within our area, including West End. We also cover Reading, around 16 miles from West End.
Work on floor joints is covered throughout GU24, for business premises of every kind. For a building on High Street, Church Road and Sefton Close or nearby, we can quote for floor joints. Nearby places we also cover include Lucas Green (1 mile south-west), Donkey Town (1 mile west), Penny Pot (1 mile east), Bisley (1 mile south) and Castle Green (1 mile east) for floor joints. Nearby towns on our patch include Guildford (7 miles south-east), Woking (3 miles south-east), Camberley (4 miles west), Farnham (11 miles south-west), Egham (7 miles north-east) and Walton-on-Thames (10 miles east).

Site staff or a sealant specialist?
Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.
How the job changes by surface
Retail and showroom floors
In retail, joints take trolleys, castors and cleaning machines rather than forklifts. We pick a filler or sealant to suit and the appearance is part of the brief.
Isolation joints at walls and columns
Joints at walls and columns are often missed when floors are sealed and fill up with dirt. We record them with the rest of the floor joints.
