Our process

We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and we check in with your contact before moving on to each new area. Rural sites near The Sands may need directions, gate codes or a contact on site. Add it to your enquiry and we’ll build it into the plan.

  1. We agree the traffic routes and phasing with your site team.
  2. We point out joints whose edges need repairing first.
  3. Failed material and debris are removed and the joint cleaned.
  4. We fill the joints with the agreed product, finished level.
  5. You get a time for each zone to reopen.

Advice

Floor joint sealing for commercial buildings in The Sands

Concrete floors in warehouses and factories are cut into bays by saw-cut joints and construction joints, and every one of those joints is an exposed edge under hard wheels. Our job is to put the right filler or sealant into them for the loads and the movement they see, so the arrises are supported and grit stays out. If you have soft sealant dragged out of trafficked joints and grimy joint lines spoiling a showroom floor, we can help. Whether you call it commercial sealant work, mastic application or joint sealing, in The Sands it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Smaller community and commercial buildings around The Sands have their own movement joints in walls and floors. They’re easily forgotten until water gets in or an edge breaks.

The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we are clear about what is covered before work starts.

For managing agents and facilities managers

Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. Sites in The Sands can sit alongside others in a wider programme.

Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.

FAQs: The Sands

Can you work on a hospital site such as Farnham Community Hospital?

Yes. Healthcare sites are among the places we work. Each area is agreed with the ward or department and the estates team in advance.

Does your area include sites such as The Sands Business Centre, near The Sands?

Yes. Estates, retail parks and business parks around The Sands, The Sands Business Centre among them, are all within reach. Send details of the unit and the work through our quote form for a quick quote.

Can you phase floor joint work around operations?

The work is phased. We work aisle by aisle or zone by zone so the rest of the floor stays in use. Tell us your site hours and access windows and we will plan around them.

Why has the filler pulled away from one side?

It can be shrinkage, contamination on the joint faces or a product unsuited to the movement. We diagnose the cause before suggesting a fix.

Will your applicators have CSCS cards?

Yes. Our applicators hold CSCS cards.

Can you fill joints where the arrises have spalled?

We check the edges as part of the survey. Where they have broken away, we will tell you before quoting the filling so the filling isn’t wasted.

How many days will you need on site?

That varies with the scale of the job, though a typical visit typically takes anything from a day for one loading bay to several days for a large floor, split into phases. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.

How the job changes by surface

Flexible floor sealants

Movement joints, joints at walls and joints in lightly trafficked areas often take a flexible sealant. Backing rod limits how deep the bead goes and keeps it off the joint bottom.

Semi-rigid joint fillers

For trafficked warehouse joints, semi-rigid fillers are common. We place them to depth and trim them level with the slab.

Cost factors for floor joints

Before we quote, we look at:

  • The total length or number of joints
  • Access and working height
  • Specialist products, such as fire-rated or hygienic sealants
  • Induction, permit and paperwork requirements

The product called for affects the cost, and so does the preparation, from cutting out to priming and backing rod. Access, phasing and site rules also count.

What to include in your enquiry

Whether it’s one area or a whole building, the same details help:

  • Your programme or deadline
  • Specification clauses that apply
  • The site address and postcode
  • Whether an asbestos survey exists

Need a figure for a tender or a budget? We’ll quote against your scope and drawings that you can work with. For a chat about it beforehand, call the office on 01277 525 020 or email us.

Floor joint sealing around The Sands: what changes locally

Less than 3 miles from The Sands there are at least three named estates and business parks. Sites like these are full of saw-cut floor joints, yard slabs and car park joints. The Sands sits in one of the drier corners of the country, the South East. External joints still wait for dry conditions, and winter de-icing salt on car parks and ramps works into any open joint.

Centres like Farnham Retail Park, 2 miles to the west of The Sands, have mall floors and service decks whose joints carry steady traffic. Phasing is what makes joint work possible on busy sites such as Manor Farm Business Centre (1.3 miles north of The Sands): one bay, aisle or car park row at a time. A campus such as University for the Creative Arts, 2.9 miles west of The Sands, has long runs of movement joint in its buildings, decks and paving.

The Sands is about 2 miles east of Farnham, in Surrey. The Sands sits inside our coverage and the rest of Surrey, with the same fixed quotes and 12-month guarantee as everywhere else. The Sands is one of 379 places we cover in Surrey. Reading is covered too, some 19 miles away.

When something else is needed

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:

  • A floor that rocks at the joints, which needs a structural fix
  • Damaged or worn floor coatings and screeds
  • Structural cracking in the slab

If in doubt, give us a call on 01277 525 020 or email the details over and we’ll say what we think.

  • Joints along racking aisles
  • Construction joints
  • Loading bays
  • Forklift and pallet-truck routes
  • Saw-cut induced joints

Looking after the joints

Regular inspection catches problems early. In particular:

  • Tell us about strong cleaning chemicals before we quote
  • Keep grit out of unfilled joints in the meantime
  • Treat loading bay joints first if they’re failing
  • Allow for topping up joints as a new slab settles

On younger slabs, a fine line can open down one side of a filled joint as the concrete keeps shrinking. That is common and is typically dealt with by topping up once the slab has settled down in the majority of cases.

Edges tend to break slowly at first, then quickly. Once the first piece is out, wheels drop further and hit harder so early treatment saves a lot of trouble.
