Sealant work in GU2

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How commercial sealant contractors works in GU2

Most commercial buildings carry hundreds of metres of sealant that nobody thinks about until it fails. We’re commercial sealant applicators for FMs, managing agents, landlords and contractors. We find out why the sealant joints failed, take them out and seal again using a sealant that suits the joint. Site teams most often ask us about earlier reseals applied straight onto the failed bead and frame mastic that has hardened and come away from the wall, on movement joints in walls and floors, kitchen worktops and splashbacks and external facade joints.

When we get to site, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before anything is cut or cleaned, and the work normally takes as long as the agreed scope needs, from a single visit to a programme spread over several weeks.

  1. We start with the evidence: photographs, drawings or a look on site.
  2. A fixed quote follows, with removal and preparation included.
  3. We agree the order of work, access windows and site hours with you.
  4. The failed sealant comes out and the faces are prepared, with primer where required.
  5. Backing goes in, the new sealant is laid and tooled, and the area is left neat.
  6. Completed areas are signed off with you under our 12-month guarantee.

How we quote

Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.

What’s near Stoughton

Around Stoughton, our work takes us to commercial buildings near Chitty's Common, Wooden Bridge pub and Emmanuel Church and the streets around them. Nearby too are Christ's College (0.5 miles east), Stoughton Infant School (less than half a mile east) and Rydes Hill Preparatory School (0.5 miles south-west). For rail, the closest station is Guildford station, roughly 1.4 miles south-east of the centre. Commercial premises across GU2

Commercial buildings across GU2 range from older premises altered many times to recent units on business parks. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.

All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, and every job in GU2 starts with access, parking and site rules.

Stoughton: For a hotel such as The Stoke Hotel, 1.3 miles south-east of Stoughton, the colour of a joint at the bar or the bath matters to the look of the room. Premises within reach of Guildford station, 1.4 miles south-east of Stoughton, often have busy frontages where joints are seen by everyone passing.

What sealant work can’t fix

Not every problem is a sealant problem, and we are upfront when that’s the case. It won’t fix:

  • Walls or slabs moving more than any sealant can take
  • A dripping trap, valve or pipe behind a fitting
  • Leaking roofs, gutters or flat-roof membranes (those need a roofer)

Common problems we fix in GU2

Plenty of failed joints were never sealed with the right product. Painters’ acrylic in a moving joint, vinegar-smelling silicone on metal or natural stone, or a high-modulus product where a low-modulus one was needed will all fail early. BS 6213 gives guidance on choosing construction sealants.

Look out for the following:

  • Leaks that seem to come through a sealant line
  • Frame sealant that has cracked, shrunk or pulled away
  • Wall and floor joints that have lost their seal
  • Mouldy silicone around WCs, urinals and vanity tops

Why act early?

It can be tempting to hold sealant work back until the next refurbishment. That’s reasonable for internal joints that are just tired-looking, but a joint letting water in now keeps doing damage until the refurb arrives. We can seal the urgent joints now and leave the rest for the programme.

What your quote should include

  • The named product and why it was chosen
  • Their plan for phasing and protecting the area
  • How the existing material will be dealt with
  • Their approach to joint depth and backing

Looking after the joints

Problems stay small when the joints are checked regularly. In particular:

  • Log reseals in the O&M or maintenance records
  • On pre-2000 buildings, share the asbestos information before work starts
  • Respect the cure time before reopening an area
  • Check sealant as part of routine building inspections

Good ventilation keeps wet-area sealant in better condition. Fans that are broken or switched off leave joints damp for longer, and mould follows damp. Your maintenance team can look at extract fans at the same time.

Movement joints that fill with debris stop working. The joint can no longer close, so its edges crack or spall. That turns a sealant job into something bigger.

How the quote is worked out

Each job is priced on its own details. The things that drive the figure:

  • How much existing material needs removing
  • Joint width, depth and condition
  • Which sealant the job calls for
  • Site requirements such as inductions and permits

We don’t publish prices, since every building and every scope is different. Call for a quote and we will price your job on its own details.

Details that help us quote

To price the job accurately, we need a clear picture of the site. Useful things to include:

  • Approximate linear metres or a joint schedule
  • Access details, including height
  • Where the site is, with the postcode
  • Photos of the joints, close up and from further back

Let us know the site, the scope and your timescale, and a fixed quote will follow. The easiest way is to call the office on 01277 525 020 or email us.

Questions about GU2

Is GU2 in your area?

Yes. We take on work across GU2, with one number for every area we cover.

Does commercial sealant work come with a guarantee?

A 12-month guarantee covers the workmanship from handover. Looking after the joints as we advise helps them last.

Do you work to architects’ specifications?

Yes. Send it with your enquiry, and we will price the work to it, flagging anything that needs clarifying.

Who decides which product is used?

The specification comes first, if there is one. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

How many days will you need on site?

That varies with the scale of the job, though a typical visit typically takes anything from part of a day on a short run of joints to several weeks on a large phased package. For bigger or phased jobs, we’ll set out a timescale with the quote.

How long before the joints can be used?

That comes down to the sealant and the temperature. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.

Do your applicators hold CSCS cards?

Yes. We use CSCS-carded applicators, as many construction sites ask for.
