Sealant contractors for KT15

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How commercial sealant contractors works in KT15

Failed sealant isn’t always the whole story. Water at a window perimeter might be coming from the frame, the cill or the wall behind, and repeated splits in a movement joint can mean the joint is too narrow for the movement. We look before we quote and tell you plainly if sealant won’t solve it, so nobody pays for a reseal that can’t hold. The enquiries we see most involve water staining near frames, panels or ceilings and earlier reseals applied straight onto the failed bead, across movement joints in walls and floors, window and door perimeters and floor and threshold joints.

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly.

  1. We start with the evidence: photos, drawings or a look on site.
  2. A fixed quote follows, with removal and preparation included.
  3. Sequence, access and working times are settled before the first joint is touched.
  4. Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
  5. Depth is set with backing, then the sealant is applied, tooled and the area tidied.
  6. We hand back each area with its cure time and our 12-month guarantee.

How we quote

The product called for affects the cost, and so does the preparation, from cutting out to priming and backing rod. Access, phasing and site requirements come into it too.

Commercial sealant contractors across KT15: the area picture

From Chertsey, Addlestone and New Haw outwards, KT15 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. Because we cover all of it, multi-site occupiers can bring every building under one quote.

The South East is one of the UK’s drier regions, though outside work in KT15 still waits for dry faces, and cold mornings bring frost and condensation on steel and glass.

Addlestone: Shops and cafés around stations like Addlestone station, under half a mile north-east of Addlestone, trade from early, so work is timed around them. A business with units at Bourne Business Park and Chertsey Industrial Park needn’t use two contractors for its sealant.

Maintenance after handover

After handover, these steps help:

  • On pre-2000 buildings, share the asbestos information before work starts
  • Add sealant to the planned maintenance inspection list
  • Report cracked or peeling sealant early
  • Make sure ventilation in wet areas is switched on and working

Good ventilation keeps wet-area sealant in better condition. Fans that are broken or switched off leave joints damp for longer, and mould follows damp. It’s worth having fans checked while the sealant is fresh.

In kitchens and washrooms, a failed joint is a cleaning problem as well as a leak risk. Cleanability is something environmental health officers pay attention to, so sound, smooth joints matter.

Commercial clients in KT15

We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. KT15 can form part of a wider programme.

We work for building owners and managing agents on sealant work across single buildings or whole portfolios around KT15. Several sites can go on one quote, which keeps the paperwork simple.

Surface by surface

Shop fronts and retail fit-outs

Shop fits put sealant right in front of clients. Joints around counters, displays and shopfront frames have to look tidy as well as seal, often in a colour to suit the brand finish. Colour options are confirmed with the quote.

Fire-rated seals where specified

Intumescent and other fire-rated sealants go in at service penetrations and linear gaps to the maker’s tested details, where they are specified. The design and sign-off of fire stopping belong to the designer and building control; we install what’s specified.

Leave it or put it right?

Spot repairs have their place. Where the remaining sealant is just as old, it tends to fail soon after, so access and set-up end up being paid for twice. Where it helps, we quote a patch and a full reseal side by side.

What your quote should include

  • Their public liability cover
  • Who will actually carry out the work
  • The terms of the workmanship guarantee
  • Health and safety accreditation such as CHAS

Honest limits

Being straight saves everyone time. New sealant won’t cure:

  • Leaks from pipework, wastes or valves (that’s plumbing)
  • Cracking that needs a structural engineer to look at it
  • Misted, cracked or failed glazing units (a glazier’s job)

Common questions from KT15 clients

Can weather delay the job?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.

How is commercial sealant work priced?

The main factors are metres of joint, removal, access, the product and how many phases there are. To get a fixed price, send details through our quote form, or phone or email us.

How do you keep disruption to occupiers down?

It’s normal for us to work in occupied buildings. Only the area being sealed is closed, and the sequence is agreed in advance, until its cure time has passed.

Do you check for asbestos before removing sealant?

In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. We ask to see the asbestos register or survey before disturbing old sealant, and anything suspect is left until it has been tested.

Is it fine to apply new sealant on top of old?

No. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.

Can you take on work for an FM or managing agent?

Yes. A large share of our work comes through facilities managers, managing agents and landlords. We can work to your instruction process and site rules.

How long does a typical visit take?

That varies with the scale of the job, but the work usually takes anything from part of a day on a short run of joints to several weeks on a large phased package. For bigger or phased jobs, we’ll set out a timescale with the quote.
