Our commercial sealant contractors service in KT16
How long a joint lasts is decided before any sealant leaves the gun. Silicone has no grip on cured silicone, so the failed bead is cut out completely. Primer is used wherever the manufacturer calls for it on that surface. We work on kitchen worktops and splashbacks, movement joints in walls and floors and washrooms and tea points, and the usual reasons a site gets in touch are untidy joints in a reception, shop floor or lobby and black mould through washroom sealant that won’t clean off.
Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. On site, the work typically takes a few hours to several days on most single sites, depending on joint lengths and access, and our waste is bagged and taken away as we go.
- Send details through our quote form, or ask for a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Where parts of the building must stay open, the work is phased.
- Old sealant is cut out completely, never sealed over.
- Each joint gets a suitable sealant, laid to depth and tooled.
- A final walk-round, then the 12-month guarantee applies.
How we quote
The specified product makes a difference, and so does the preparation. Access, phasing and site requirements come into it too.
Why choose Mastic Doctor

There’s a railway station in Chertsey itself: Chertsey station. Nearby you’ll also find Runnymede Hospital (1 mile south-west) and Spelthorne Museum (3.2 miles north). Shops, offices and hotels in KT16
In KT16, much commercial sealant work follows refits in shops, offices and hotels in places such as Chertsey, Ottershaw and Penton Hook. Visible joints call for a matched colour and a clean tooled finish.
The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and KT16 is part of the area we cover.
Chertsey: A hotel such as King's Head Hotel (to the north of Chertsey) shows how much sealant a hospitality building has on show, from bathroom joints to the bar. A business with units at Hanworth Lane Business Park and Fordwater Trading Estate needn’t use two contractors for its sealant.
Work for main contractors and building owners
Building owners and managing agents use us on sealant work across single buildings or whole portfolios. One quote can cover more than one site, which keeps the paperwork simple.
As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. We are fully insured, and our insurance certificate can go with the quote.
Why it fails
A good share of the joints we inspect were topped up instead of being renewed. New silicone has nothing to key into, so the top layer lifts, holds water and hides what’s going on. Getting back to a clean joint then means removing every layer.
It’s worth sending us details if you spot any of the following:
- Sanitary sealant that has gone black and patchy
- External beads that have gone brittle and cracked
- Gaps behind commercial kitchen worktops and sinks
- Earlier reseals applied straight onto the failed bead
Keeping the joints sound
Your facilities or cleaning team can help the joints last. Pass these on to them:
- Check joints after other trades have worked nearby
- Keep a record of which joints were resealed and when
- Keep washroom and kitchen extraction working
- Ask cleaners to use a soft cloth and mild cleaner on sealant
Give fresh sealant time to cure before it’s cleaned, wetted or walked past. Cure time varies with the product, conditions and depth of the joint, and we confirm it when each area is handed back. Keeping signs or barriers up until then protects the finish.
Sealant installed at the same time usually fails in sequence. The first failures are often a warning about the rest. We’ll tell you which sealant joints need doing first and which can wait.
Different surfaces, different methods
Commercial kitchens and tea points
In kitchens, sealant lines at worktops, sinks and wall panels take heat, grease and daily cleaning. Proper degreasing comes before any new sealant, and a hygienic or food-safe sealant is used where food contact is possible.
Window and door perimeters
Where frames meet the surrounding wall, sealant is the weather line. Failed perimeters are cut out and cleaned, backing goes into deeper gaps, and the joint is resealed with a low-modulus neutral-cure silicone or another suitable product.
What sealant work can’t fix
We check first that sealant really is the fix. It isn’t the answer for:
- Structural cracks or movement the joints weren’t designed for
- Broken glass or blown double-glazed units
- Roof leaks that only look like a joint problem
Questions we are asked in KT16
What guarantee do you give on resealing?
Each job sits under our 12-month guarantee, starting at sign-off. Looking after the joints as we advise helps them last.
How long before the joints can be used?
The product and site conditions decide that. Some take light use quickly, others need longer to cure, so we will confirm the curing time on the day.
Which sealant will you use?
Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
Do you work for facilities managers and managing agents?
Yes. FMs, managing agents and landlords are among our regular clients. Tell us how you issue work and we’ll fit in.
Will your applicators have CSCS cards?
Yes. We use CSCS-carded applicators, which many sites require.
Are you CHAS accredited and on Constructionline?
Yes. We are CHAS accredited and a Constructionline member.
Which site documents can you send us?
Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote. We hold CHAS accreditation and Constructionline membership and carry five million pounds of public liability insurance.
